Property Ratings at The Element at University Park
Terrible grounds. Not maintained. Unit was disgusting at move in. Old stained carpet that was "steam cleaned" guess they forgot to vacuum first. Dents all in walls. Ugly countertops and damaged melted bathtubs. Damaged mirrors. The amount of rent they charged for this was embarrassing. DO NOT MOVE HERE. Find a better value. Unit was nothing like the pictures. Way way outdated!!!!
They flood all their reviews with 5 stars. If you want to go live in a roach infested community go ahead. The management is also unprofessional and will argue with you because they can’t stand to be wrong. Maintenance is also the worst I’ve ever seen. If you need something done you might as well have done it yourself here. Please go look at other apartments and don’t live here for your mental health.
Wonderful apartment community with a great management team.
The atmosphere is very relaxing and quiet. Management works hard to attend to the needs of everyone. I am happy that they are always friendly and service has been great. Broken items are repaired quickly and the property is well maintained with good lighting at night.

You can tell the new management cares about the resident experience and the property. The new property manager, Sarah, and assistant manager, Michaela, have been very responsive to my requests. One month into new ownership, and they have already replaced the roofs. I was told they are in the process of installing quartz countertops in the units, so I will be looking to transfer to an upgraded unit when my lease is up. Overall, it's a nice and quiet place to live with all the amenities you could really ask for. Bonus is they have a pickleball court, which is the newest sport trend, so I don't have to reserve a pickleball court elsewhere!
It's a nice & quiet place to live with nice amenities. The new management are very friendly & if you have an issue with anything they are there to try & make things right.
The complex is beautiful. It has a tennis court and other recreational areas. The apartments are being updated and much attention is being paid to maintenance. Both the exterior and interior spaces invite you to live here.
Wow. New owners and management are making great improvements to an already great place to live. They are very friendly and responsive.
Pros: Location Cons: Overpriced, what you save in rent you pay in utilities (see below) No valuable amenities No apartment specific parking Little preventative maintenance done on apartments (this is huge) Poorly constructed, thin walls ceilings and floors, noisey No INSULATION in key areas, resulting in ridiculously high electric bills and discomfort Unhelpful staff, very little empathy, genuinely uninterested in your problems, completely out of touch I've lived here for a few years and changed units multiple times thinking that might solve the problems. However, the issue lies in the complex as a whole. You get very little from this complex for the amount of rent they're asking. They also increased the price recently. With apartments being so abundant in BCS, you'd be very naive to choose this place (like I was). PLEASE read only RECENT reviews (last year or so). This place got new management and that's when things really went downhill.

While the entrance area and surronding nature might seem nice, the actual apartments themselves are not. Appliances are old, the floors are creaky, and the A.C units are located right outside your bedroom so you can hear them all night. Along with that, the A.C basically doesn't work because the owners don't want to update the insulation. There are probably better apartments out there, so I would reccomend you keep looking.
I've lived here for 2 years and absolutely love it. The environment is great and I love the Staff from management and leasing agents to the maintenance they are all awesome. It really feels like home and I don't know what more you could ask for when it comes to looking for apartments.
This is a college town apartment complex. The grounds are beautiful. Speed bumps everywhere. Office staff very friendly. Nice dog park, so get ready to listen to the neighbors' dogs barking all the time. Inside the apartments are worn out. They must leave the carpet until it is thread-bare. Linoleum floors, not laminate or wood. The carpet in the bedrooms are poor at best. Appliances are old, basic white, and will work long enough for you to sign it off on the walk-through. Expect high energy bills as there is nothing efficient about the A/C, water heater, or appliances. Formica through out for countertops. Terribly small kitchens with a poor layout. Can't stand at the sink and load the dishwasher. Guess I should be thankful it has a dishwasher. Beware of maintenance. They'll respond but there's a reason they work here -- they are inept. Water heater electrocuted a guest helping us move in and maintenance started an electrical fire trying to fix it. Here's the deal-breaker: Valve stuck on the bathtub and maintenance arrived and tried to fix it without turning off the water. Broke the pipe and flooded the entire apartment. He left, we assumed to turn off the water, but instead returned with his boss. By this time the whole place was a wading pool. Management is doing their best to save the worn out old carpet instead of replacing it. "You'll have to move your furniture out if you want the entire carpet steam cleaned." What? YOU caused the problem, you move it. Oh wait, maybe that is not such a good idea as they've already broken some furniture trying to move it. These cheapskates are not going to hire professionals to do anything. Hopefully we won't have to sue them for damages.
My husband and I have lived here for two and a half years. We have lived in both the smaller and larger one bedrooms. We moved here because the rent was good for what was included and having the gym right next door is very convenient. We also love the fact that the entire complex is surrounded by trees. You feel very tucked away from the city here. The only down fall so far has been a persistent issue with millipedes in our apartment. Pest control has treated it several times but it has not gone away, however the management has been very diligent in trying to rectify the issue.
When aspen mgmt bought royal oak gardens I was skeptical, but I absolutely love what they have done! They really care about their residents and will do anything to help make your stay better! The apartments are nice and spacious and I love that the washer and dryer are included. The dog park is an awesome place to meet neighbors and let my puppy play!
I originally moved into The Element at University Park apartments right after they changed management. I've been nothing but pleased with my experience. I knew, as a graduate student relocating to the area, I did not want to live like an undergrad student. This property, while housing undergraduate residents, is not your typical "college town" apartment complex. Their office staff is wonderful to work with, their maintenance crew is very timely, and the upgrades they've done to the property since taking ownership are fantastic. The residents are a diverse bunch, the complex is very pet-friendly, and it's close to a TAMU shuttle stop if you need to get to campus. My only wish is that they had their own pool; however, you do get a great reduced rate at the next door AeroFit facility. I would definitely recommend this property.
