West University was one of Tucson’s first subdivisions and has transformed into one of the city’s trendiest neighborhoods. As its name implies, the neighborhood is located directly west of the University of Arizona. Although the area is great for students and university employees, families are drawn to West University for its excellent schools. This historic neighborhood is known for its bustling dining, nightlife, and shopping scene. North 4th Street (which residents can use to go into Downtown Tucson) is filled with vintage shops, breweries, coffee shops, and restaurants serving up casual eats like pizza and tacos. The neighborhood association also keeps the area lively with annual potlucks and events like the Spring Fourth Avenue Street Fair.

Property Ratings at The District on 5th
This company is very poorly managed and run. My daughter lived there from 2022 to 2023. She tried to renew her contract in the early months of 2023 and was told by the clerk that her spot was secured. However later she was told that her room was leased to other people and she was asked to move out. Furthermore after one year she received phone calls and emails from debt collectors claiming she owed some money to this company. In more than a year she moved out of the place, she had never received any notice from the company directly of the payment! And it was impossible to verify the claim was true or not, as her account with the company was closed a year ago. Can’t believe how arrogant and incompetent the management is!
Overall great! A few little kinks, but no place is perfect!! My bedroom turned out so great and everything looked so nice. I was pleasantly surprised!
The staff is very communicative and helpful. There have been times where they have not answered the phone, but this has only happen once! Every time I have a question, it is answered immediately within minutes by the staff. 9/10 service!
I really like it here! The front desk is always helpful when I go there. And they are responsive through emails as well. I like that the study area is clean too.
Overall good experience, the property is close to campus, units are good size and furnished, but the property is a little outdated and hallways can be dingy.
I have not moved in yet, but everyone that I have spoken to over the phone has been very kind, helpful, and patient. I have had many questions regarding random things and they have helped me tremendously.
Very dirty most of the time and roommates were really weird and sketchy… I wouldn’t stay here again, the only neat thing was the parking. The hallways are absolutely disgusting.
Beautiful apartment. Not too bad in for public transport. Nice gym to do a proper workout. Many nice restaurants around. But a bit too expensive.
Overall the apartment complex had a perfect location. However, so many issues ensued while living there. Our water was turned off for hours each day at least once a week. Maintenance would rarely answer calls and even when they did it would take days for the, to show up and fix the issue. Our AC unit went out and not only did it reach nearly 100 degrees inside the apartment but it took them 4 days to fix. Floors were disgusting when we moved in, as were the surfaces, so I do not understand what the cleaning fee people pay for goes to. Average living experience, nothing great but could be worse.
It was a great place to live, the only thing that was tough was all the water shut off’s. It also is a great price and location if you got to UA because of the sun link and restaurants around.
Overall, I had a pleasant experience living at District on 5th. Noise, amenities, and staff were good. I enjoyed living in my 4x4. Although I would change some things about cleaning or package control I don’t have much else to say.
IT is very clean and the management is amazing. I highly recommend this place to anyone going to the university because it is very close by and there is public transportation
I love it here ! Specially the views we get and all the things that are offered to the residents ! Everyone at the front office are always the nicest

The staff was very nice in scheduling me in for an appointment to tour over the phone! When I showed up for the tour, they explained the whole leasing process in detail and really took their time. I highly recommend this place!

Do not live here. Great location/price combination that is ruined by horrible management and building upkeep. The elevator to one of the buildings has been broken for ~3 months, door handles in common areas are missing, and not to mention the horrible smell in the mail room that never seems to go away. Work orders are rarely addressed properly either. Many doors that require the common key do not work properly either and you may need to take a weird route to get somewhere in the complex. Oh, and there is a bike theft problem in the gated parking garage, which was addressed through an email telling us to take proper precautions rather than installing proper security measures in and around the complex.

I am finishing up my first semester living at the District and just renewed my lease along with my three other roommates for next year because we love it so much. The staff in the office is really nice and make getting mail or getting in contact with maintenance super easy. The gym is the perfect size and kept really clean and their pool is a beautiful place to go to relax. For being a college apartment complex it is decently quiet and I have never really had a problem with it being dirty or rowdy (that isn't to say that this isn't a great place to hang out). All around, these are the closest apartments to campus that aren't ridiculously expensive and its a great deal.
