Property Ratings at The District at Cape
This property actually only deserves 0-.025 of a star. Our college student needed to rent a place for 6 mos and our hands were tied. We rented with them payed the outrageous amount monthly and were in good standing. Moved our college grad out in December, ( early graduation ). These people told us oh yes you get your full deposit back. That was in December of 2024. Here we are six months later and nothing but excuses as to why we have not received what they owe us. Reported them to the BBB and we are still waiting. This property is unprofessional and swindle young adults out of money. Last word KARMA.
Every single one of these complaints are accurate and true as of 12/24. Application process is easy bc they want to get people in, but the rest is far from simple. I was upfront about a roommate unemployed and just sitting around waiting for us to be evicted, so they moved me into a separate unit. When that unit had SEVERAL roaches, mice, and other damages. When I complained at the office they said they were doing me a favor getting me into a new unit, as well as telling me “well, cape has mice” . Wrong. I have NEVER in my life had mice or roaches and this place is infested in every single building they have. This is a disgusting, slumlord owned business. Do NOT rent. Maintenance smokes meth and other drugs IN the properties they are renovating, and it can be smelled throughout the entire property. While I am unfortunately stuck in my lease until 2026, I will actively try to keep stopping people from moving here as well as actively continue to complain and fight with the main office because the squeaky wheel gets the grease. PLEASE heed everyone’s advice. Do not move in here.
Please read this review before applying or signing a lease here. I moved in here in November of 2021 and will be moving out in December of 2023. The application process was easy, but that is the only part of my stay here that went smoothly. At move-in, the apartment I had been assigned clearly was not ready. The carpet had not even been vacuumed, much less shampooed. There was food in a cabinet from a previous tenant. So, I went to the office and complained a few times and they told me to move into a different apartment. That apartment had some issues, like a hole in the carpet and paint that is different tones on the same wall. I have had several issues since moving in. There is constant noise here. Between the constant sirens and neighbors with loud music, dogs, and vehicles, there is always something making noise here. The dumpster is almost always overflowing, and trash blows into the yard. This causes insect issues, especially during the summer. Also, the upstairs stays very warm during the summer, even with the air conditioning and several fans running. Maintenance usually takes weeks to address a ticket, so I stopped putting in tickets for issues. Then, when I went to renew my lease, I was told they would email me a renewal, but they never did. When I followed up on the renewal a few days later, I was informed my apartment had been rented. Do yourself a favor and pass on this place. I would rate it 0 stars if I was allowed to.
***Management does very poor job of checking references and it takes forever for them to evict offenders. ***The building exteriors are rundown and the common interior areas have filthy carpets and poor lighting. Upgrades are rarely done for current tenants. On-line photos do not represent the poor quality of the majority of units. ***Marijuana and other drugs openly smoked/used as are cigarettes. Buildings are so poorly constructed that odors easily pass from one unit to another. Very problematic if one has asthma or is allergic to tobacco or marijuana. ***Parking lot and driving areas are poorly maintained. ***Way overpriced for what is offered.
They make you wait a month to move in because of “cleaning” but upon moving in it isn’t even clean. The ac always has something going on with it. The maintenance crew half does any work you need them to do and not to mention the office is horrible with helping work things out or even attempting to help you work things out.
I do not recommend living here! They are not good about repairs, and they are uninformed when they answer questions from phone calls. We were told we would get a refund after they took an extra month rent from a direct withdrawal at the end of the lease, on June 1, 2017, (the direct withdrawal should not have happened as the lease was over) and instead of them refunding us they ended up keeping it to "clean the carpets". I see from other reviews this in common practice for Cape LaCroix. Also, the carpets were nasty when the boys moved in and should have been replaced several leases ago. Horrible way to do business!
It's hot...the ac sucks. I have spiders ants and termites. The light above my bathtub was raining...not dripping it was raining...water. Laundry is expensive. They allow pets so that's good. Nice size, nice staff. Thin ceiling, I never hear my neighbors but I'm always hearing the person who loves above me walking around. Ive just had bad luck here.
They allow pets, which is rare in this town. Besides that, they are too expensive, but decent apartments and good service from the staff. They post flyers every week it seems, which is annoying, but they try.
Pretty average and standard apartments. Clean on move-in, tend to be next to a lot of families and college kids; hit-and-miss on whether or not you get stuck next to somebody noisy. My actual stay was fine, however, upon leaving, they wreck your security deposit with bogus "carpet cleaning" fees whether or not your carpet was spotless and perfectly fine. Another corner-saver to pocket a little money for La Croix, typical. Look elsewhere first.
