DO NOT MOVE HERE. The Casas Apartments, managed by Greystar, have been the most stressful and disappointing living experience I’ve ever had. From the beginning, there have been serious issues with communication, incorrect rent ledgers, and false notices—including a 3-day notice taped to my door based on inaccurate charges that were never explained to me properly, despite repeated requests. Management frequently sends conflicting information through email, text, and paper notices, and fails to follow through on promised resolutions. Since moving in, I’ve submitted multiple work orders, including for a broken hot tub that has still not been fixed six months later. I’ve also experienced delayed or no responses to maintenance concerns, even when health or safety was involved. Staff are often dismissive, avoid accountability, and make it difficult to get answers. After I brought up legitimate concerns, I was ignored for over a month, and communication became increasingly evasive. I’ve documented everything and have had to seek legal help due to suspected tenant rights violations. The website shows staged images and marketing copy that don’t reflect the actual condition of the property. During my first tour, the patio area outside my unit had excessive dog waste that hadn’t been cleaned—yet the unit was labeled “ready.” While my unit itself is livable, the overall experience has been exhausting. I feel a responsibility to share what I’ve dealt with so that other renters can make informed decisions. Management issues are ongoing, and the stress is simply not worth it. I would not recommend living here.

40 year old buildings in serious need of a lot of TLC. Each management team plays “kick the can” in regards to maintenance requests, regulatory compliance (pool/spa at two different complexes) closed by health department, crumbling infrastructure. Trees are way overgrown, partially dead and a hazard. Laundry facilities maintained by third party vendor and there is ALWAYS machines out of order. Residents are allowed to use their patios, common area and stairs/stairwells to store trash, equipment, recycling, toys, tools. Each units share of common area pest control, water, electric etc. is out of sight. Dumpster enclosures, mailboxes, landscaping, carports in serious need of repairs, updating and attention. Vendor used to provide landscaping does the bare minimum. The complexes are full of weeds that are bigger than the surrounding plants and bushes. With the exception of rent collection all other rules, regulations and lease provisions are simply ignored. Significant issues with the unhoused population sleeping in common areas, green belt, parking lot, pool area restrooms. The unhoused population reqularly scale pool area fence to take a bath in the spa/pool. They also use the spa jets to assist using the spa jets to wash their clothes, blankets and dogs. Supposedly there is 24 hour security available to respond for after hour emergencies but when I have called in the past I don’t think anyone has responded. They charge some of the highest rents in the area. Units are good size but need serious maintenance - tub/shower enclosures peeling, any holes or leaks are fixed by applying copious amounts of chaulk, roof leaks are very common.

We’ve lived here for over five years and I can’t say my experience has been great overall. It’s extremely expensive to live here and they don’t keep up on anything. The only reason why we are still here is because the location is great and we don’t want to move.The parking is not monitored and there has been a light out for years at this point outside. The lights in the parking lot have not always been on and we’ve had to complain to get them to go back on. The laundry room is supposed to be closed at 10 PM and it never is. The first couple of years we did have people monitoring the parking lot and laundry room. A few months ago, somebody broke into one of the units and was living in there and nobody even knew they need to do a better job of monitoring Property.

Let me share my Experience with cases camino Ruiz about 10950 unit B 1) casas team showed one property and they assigned that property after one week they told current tenants are not moving and assigned another house. I told I don’t like that I asked them money back they told after 72 hrs not returning amount. 2) sgde bill was more than 300$ every month for 1b1b even no washer and dryer , dish washer and fridge not working properly more than 20 days. “One comedy here is even our family went to India for family emergency got 330$ SGDE bill” 3) No safety and security back side magic hours apartments. I have raised multiple repair request always they have limited maintaince team. No repairs on time. Finally I got pissed off and moved out of casas apartment with lease breakage. Now sgde bill for 2b2b with all amenities out side casas apartment am paying 90$. Better avaoid casas apartment as they have very very old apartments and they don’t have proper wiring connection. I have given 1 star due to that is the least. if I have option to give rating I can give 0 rating. I have wasted my time/money to opt this apartment.

Don't rent here. The only concern the office has is filling the many vacant appartments. Things break all the time and nothing gets fixed in a timely manner.

I am staying here in Casas for the last 7 years, Specius apartments as per your needs. the neighborhood is extremely good. The leasing staff is very kind and helpful to resolve any concerns you have. My family never felt unsafe in the community. I highly recommend to my friends to move in here if they are looking for apartments in Mira Mesa.

Overall the experience has been pretty good. We have lived here for three years and I think we have gone through a few management changes. Initially had no maintenance problems when we first moved in, but over time has gotten pretty bad. I also feel like communication is terrible, they say they are going to reach out to someone and you see nothing getting done. There is also the issue of our laundry room there is always something wrong, currently the card box has been down for months so people are having to reload cards at a different casa location. Don’t get me wrong we love the location and the spaciousness of our home we just wish that people were more heard and things got addressed then changed. I feel like there is a lot to offer, but missing some of the core purposes of having a staff to take care of a property when really nothing is fixed. I get understaffing but at the amount of changing hands for the time that we lived here i would think something would have changed. Some of the staff are amazing and so helpful when things actually come full turn it’s just getting them out here.

Not a luxury apartment, no gym, no central heat or air, no washer or dryer in Apt. My rent have gone up $200 each of the last two years and was told it would probably be the same next year. No onsite resident manager visibility.

The Casas is home to us. Its the best neighborhood for our kids. It’s walking distance to everything and it is the safest in my opinion.

Have been moved in for a month and have bugs crawling out of every corner in every single room. Paint cracks on walls & the community is very dirty. I would recommend you stay FAR away from these apartments. Far from luxury.

It is really hot in the summer and really cold in the winter. There is not proper ventilation and the AC box does not keep the place cold. The price for the washer and dryer is high. I wish I could at least install my own washer and dryer in the unit.

Repairs should be dealt with immediately especially when it is a safety hazard. Having a broken step is unsafe.

We really loved our neighbors. The office staff left a little to be desired - if there was a lack of follow up it was always our fault, once I was told not to leave a voicemail because no one checks it and I should've emailed (then why do you have a voicemail lol). It's little things like that where the office is lacking in customer service. Other than that, the neighborhood is kid friendly and that was really important to us.

The rent went up way to much. We have not been here a year yet. The new lease agreement was way to high in price. It still seem high a 70 increase during a pandemic is hard. The going rates at other places was 20 dollars.

The condition of the grounds, cobwebs everywhere, dead grass and plants, trash left from people, children. Paint coming off the outside complex exterior walls and rails. Trash bins are over ran with furniture. People aloud to leave clothes, and things hanging

I overall liked my experience. I would recommend Casas. But it's not without flaws.
The office staff and phones were impossible to reach, and were always late or did not follow through on requests.
The lease terms updated to 2 months lease break fee. This is a major problem I here from most of my friends tried to rent in casas.
Took way too long to get money back from the laundry service. I'??m still waiting for my refunds from March and it is now July. The leasing office never answered their phone and only the manager and one employee were helpful, Josh and John. Everyone else was very rude and had terrible customer service.
I love this community! If it were up to me I would have loved to stay! I would definitely recommend it
I would recommend this apartment for as long as all the issues are resolved upon requests. So far it is positive and hopefully it will remain this way. Thanks.
