The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Breyley Apartments
I am very disappointed with the living conditions at The Breyley Apartments on Sunset Point Road, Clearwater. The promised amenities and services do not match reality: access to the clubhouse is extremely restricted, which significantly diminishes the quality of life for residents. There are no alternatives or flexible schedules, resulting in a sense of deprivation of freedom and discomfort. Moreover, the apartment management fails to respond to requests and complaints, leaving residents feeling that their needs and rights are being ignored. If you value comfort and fair treatment, I strongly recommend weighing all the pros and cons before deciding to live here.

Hi there, Thank you for sharing your feedback. We understand your frustrations and appreciate you taking the time to express your concerns. While we strive to provide an enjoyable living experience for all residents, we are unable to alter our current policies regarding amenity access. If you have any questions or concerns, we encourage you to submit a request through your UDR resident portal so our office can address them as timely as possible. We value our residents and are here to assist in any way we can. Warm regards, Mia - WeCare@udr.com
I was trying to apply here. No one ever picks up calls, and only ever a robot responds to texts or emails. It’s frustrating because I need an ACTUAL HUMAN to talk to. I went and toured the apartment as well. We had to drive all over the place first at the Breley, then at the MacApline down the street which is the sister location, only for us to drive back and wait around over 30 minutes to receive a door code to actually look at the apartment. The lady told us that their leasing office isn’t even there and is all the way is Colorado?? Which makes no sense if you need people to talk to them. The place was HORRIBLE. Scratches and dents everywhere. Even chunks of parts of the floor or counters were torn off. The place is nowhere near worth what they’re charging for it. The only reason I was applying is I need a place asap, but sense no one ever responds, it was literally impossible to get. Horrible communication, horrible prices, horrible apartments, horrible management, horrible horrible horrible!

I just got approved to move into The Breyley next month. After finding out my current lease wasn’t being renewed, I was in a panic to find another place quickly. That’s when I met Antoinette. She normally works at MacAlpine, which is their sister property down the street. She was so incredibly helpful looking at not only Breyley openings, but Macalpine availability as well, to find the perfect fit for my needs. She was very easy to communicate with, always keeping me up to date. I couldn’t have asked for a better experience. I’m very much looking forward to calling Breyley my new home. If you’re looking for an exceptional experience, ask for Toni. You won’t be disappointed!
The property manager Kathy is the poorest excuse of an employee I've ever met. The rudeness and lack of respect for tenants is by far the worst. THIS LADY DOESN'T CARE ABOUT YOU, OR YOUR BELONGINGS! DO NOT RENT HERE! They only look out for the best interest in the property and want your $$$$
After 9 months into our lease UDR management found a mistake THEY made in our contract. The leasing agent was very adversarial in her approach toward us. Instead of attempting to understand the situation she went to just trying to squeeze more money out of us. If you are trying to decide between the Breyley and another place I would definitely recommend the other place. Not worth the trouble.
First let me say I moved from 11 hours away and was very pleased to find that the Breyley Apartments look even better than the pictures! I have found that is not the case with many of the other places I had looked at online. Deborah at the onsite office was extremely helpful and nice every step of the way. The maintenance staff is super friendly and prompt with the only 2 requests I have had. I also love that you can put in maintenance requests and pay rent online and that they have a community social media site! The grounds are kept manicured by professionals and it forever looks lovely. Location is within 10 minutes of Honeymoon Island and Clearwater Beach. Shopping, groceries, schools and downtown Dunedin are also conveniently close. I love it here and plan on staying a good while!!
I can honestly say this is the most frustrating experience I have had with an apartment complex and I have only lived at this location for 3 weeks. They are good at one thing, when a service request is submitted they respond to it. After that, "may the odds be ever in your favor". In the last 3 weeks I have had to move to another apartment in the same complex due to a leak in the apartment we originally rented. That process took two weeks due to that fact that most of the communication had to come from me, they did not keep me up to date on processes or actions being taken to resolve the issue. It has been a week since we have received the keys to the new location and issues with the current apartment have not been addressed and I have still heard nothing from the landlord on the progress. Other than that, the location is great for what we need, we tend to be literally 2 miles from anything. The lawns are taken care of well. I have no other complaints than the poor communication.
The look of the apartments is nice. Background checks could be better. Great location. Exercise equipment not kept up. Security drives through once a night. UDR Management is probably the worst part of renting here.
Where to start?...it's amazing how a picture on a website can fool you.i just moved to Clearwater Fl,this apartment seemed perfect online but after a few months the true colors of this over priced complex came out.repairs are just patch ups, they rent to just about anyone and the trash area is disgusting!! Mean while I am paying for the disposal of my garbage, but I have to walk across the entire parking lot to dispose my garbage.I wonder if it might be better to own, that way I can complain to myself, and get things done right.
