Nice community, really quiet, and awesome are, 5 minutes to Costco, Walmart, Lowe’s, The Home Depot, Ross, Marshals and McDonalds across the street. So you can find everything nearby your home. And 10 minutes to the beach
Staff is very considerate & professional. Very nice apartments & amenities.
I enjoyed my first year here and hope to spend another!

Leaving at The Breakwaters Apartments has been a great experience for my growing family and myself. It is a super peaceful and calm community. The location of the complex is centered in at a great location, given you everything you need at arms reach. I will definitely recommend this apartment community to friends and family.
Outdoor pests like snails, fleas, and mosquitos. Indoor pests like roaches in the entire building I'm in (my neighbors say they experience them too). You have sent an exterminator to my apartment but I think the whole building needs to be sprayed, not just my unit because I didn't have roaches till I moved here. My toilet tank doesn't fill up fast and I already sent a maintenance request in today. I am trying to like where I live but constantly have issues...like last year we had a mold problem due to leaky problems in the piping in the walls.
Avoid The Breakwater in Huntington Beach at all costs. My apartment was infested with cockroaches, making it legally uninhabitable, yet management ignored repeated complaints and failed to provide proper pest control. Their lack of action shows a blatant disregard for health, safety, and California tenant law. When I moved out, they attempted to charge me excessive and unexplained fees from my security deposit. When I asked for itemized invoices, I was met with dismissive responses like “I have no idea, that’s not something my team does.” This is not just unprofessional—it’s illegal and unethical. Management at The Breakwater consistently fails to maintain the property, respond to serious health hazards, or respect tenant rights. If you value your health, your money, and your sanity, do not rent here.
The space and units are beautiful but the parking could be improved. the kind of people that move here needs to be improved and management should have better judgement when it comes to problematic neighbors. if one provides video evidence and the other neighbors story does not align, they should use common sense
I love living at The Breakwater! The public spaces are neat and well groomed. The pool, jacuzzi, and fitness center enhances quality of life. The management and maintenance team are timely and responsive. The rent is reasonably priced. I highly recommend The Breakwater.

Awesome apartment complex in the heart of Huntington Beach! Lots of greenery, great gym and pools. Very responsive management team and conveniently located minutes from major freeways, the beach and great schools.
It’s a nice complex with a nice pool & hot tub. The property is well maintained. It’s a nice vibe with friendly residents and mind their own business. The gym is great with well maintained equipment. The pool is clean and there’s new bbq cooking area for entertaining. The leasing personnel is very helpful and informative with any questions.
The maintenance team is exceptional.They are very professional, and everyone is extremely friendly. We are pleased to know that we are taking care of whenThe maintenance staff is exceptional. They respond quickly and address any issues in our unit. They are very professional, and everyone is extremely pleasant. We are relieved to know that we will be taken care of if an issue arises in our apartment. I am delighted to call the breakwater our home.

When I first moved into the property my concerns were immediately addressed. I believe management changed and since then it has been failed promise after failed promise. Although the office staff are very nice, they have been unable to address my concerns with regard to parking, trash and debris build up and cameras.
Breakwater has poor communications with residence and maintenance team
I’ve been living in this community tor 2 months already and I all can say is that any little issue that the apartment has, maintenance takes care of it super fast, I have no concerns about that, I like this community, neighbors are very friendly and respectful.
Not only is it always dirty with accumulated garbage, but there are also cockroaches circulating throughout the condominium. The pools are either under maintenance or dirty and unsupervised. There is no maintenance team available on Sundays, unknown charges in the rent, old and unmaintained equipment.
The price, the size, that it’s pet friendly and still well kept, maintenance responds quickly… we’re happy
My overall experience with the Breakwater leasing office has been amazing. Period tentative and very well put together. Angelina was my leasing agent and she is so sweet and so thoughtful. She did whatever to give me and my son in the unit a timely fashion restoration being done. The maintenance crew is very attentive and very friendly and interesting. Overall great community. I can tell they are working hard to make this place better and it is already better by just being there in 3 weeks! I also seen a lot of bad reviews on this place with cockroaches. I haven’t seen one, but I am a clean person. I also saw you saying that the trash cans are over full. The trash cans have no issues in my opinion. There is some minor plumbing issues, but that’s everywhere and they are on it and do fix it quickly.
Rent very reasonable great location friendly staff and fast maintenance service
As far as maintenance goes its very excellent, they try to finish the job by the end of the day and another thing the management is allowing us to park in front of the office after certain hrs. and the parking lot on a first come first serve right by the North gate.
Just moved in 1/2/24 to my newly renovated apartment and everything was great until I found and killed four big flying Cockroaches!
I have had nothing but a great experience here at breakwater. All the amenities that are provided is true heaven and hard to find in one location! Thank you for a safe and clean location to rent.
Just want to say that we’re very happy at The Breakwater apartments. Everyone has been really helpful especially Angelina who has gone above and beyond to help us and making sure we understand everything. And she made the whole moving process very easy.
The breakwater apartments management team are all very friendly, helpful, and attentive.
Three years of residency at The Breakwater presented me with a lot of changes. And I can honestly say they are all to the good. There is a property management team that is working here with the utmost levels of professionalism as a focus. I am grateful for that. The maintenance team continues to operate at a world class level. The grounds crew is always so polite and diligent at their tasks.

The apartment and complex area are very nice. I enjoy the amenities such as nice landscaping areas, gym, pool, and dog park. However, it was not a great experience starting out applying and finishing the lease process. The front staff do not leave good notes for the follow up person, and you have to go through everything each time.I did all the leg work online such as applying, and uploading all the documents, but still had to go in and wait around for hours. The move in also was a hassle because I had to keep putting in maintenance request to get each thing fix even though it was considered a new renovated apartment (breaker, water heater, paint, and w/d issues). The staff didn't have any communication documented on file showing that i moved into the apartment, and had other guest use my code and walked into my apartment trying to do a walk through viewing. I addressed that to the front desk, and requested the lock updated. (I was charged a security fee to do so). Also as I was finished signing my lease, another woman from the office ( who saw me in there) called me asking if i wanted to do a walk through of the apartments. As long as i don't have to deal with anything with the office, the living situation is good.
Our maintenance team are rockstars. I appreciate how quick and efficient they are. Maintenance at the breakwater take their job very serious and are wonderful with their quality of work. They also always have a smile on their face and are very friendly.

Got off the phone after schedule a tour and being given prices and they literally changed the prices and increased by $300. I was meant to tour a few hours later but after seeing the price increase AFTER getting off the phone with the leasing office-nits a big NO for me. Seems like a place filled with drama.
If I could give this trash hotel negative stars I would. This is by far the worst apartment I have ever lived in. Roaches galore here, maintenance is absolutely horrible. The tenants there were the worst, always loud, always partying. Please save your money and do not move in here.
I've been a resident of this community since 2021, and I’ve gotten to know a lot of the staff over the years. The maintenance and grounds staff are some of the best. They take pride in everything they do, seen by how beautiful the community is. The current management staff is wonderful as well who has been one of the most helpful managers I've met in my years here. She's approachable and attentive for anything that may arise, and responsive to any needs the community throws her way. Looking forward to enjoying my stay for years to come. p.s. We also have the best pool.
The reason I have given this review a 1 star is because it pertains to the property's gym facility. Upon first visit, we were welcomed to an extremely hot and stuffy room (comparable to that of a sauna) as the facility does not have AC. Not to mention more than half of the equipment is either missing (stolen) or broken. This is extremely frustrating because not only is this a place we’d like to take advantage of but also because this is an amenity that we are paying for as residents here. First, I want to bring attention to the broken equipment. This equipment has been broken for over a month, which is extremely frusturating for those of us that use the gym almost every day. So, what has the property done about these issues? Nothing. In fact, I have had not one, but two very interesting conversations with the repairmen (from two different companies) that were sent to look at the machines. After inquiring how long they thought it would be until they were back up and running, all I got were shrugs and the same response of, "managment continues to refuse the orders that need to be filled in order for the repairs to be made" WHAT! This is absolutely unacceptable and frankly extremely deceptive, not only to the current residents, but also to the future residents that I have seen being brought into on tours. The leasing agents always reassure the prospective tenants that the AC, the machines, and the misssing equipment are in the process of being repaired, when in fact that's a straight up lie. Not to mention the signs they had put up on the machines read, "We apologize for this inconvenience and escalated these issues to our maintenance team. We are requesting immediate attention. We thank you for your patience and we will have these machines up and working shortly." It’s extremely misleading to use words such as, “escalated,” “immediate,” and “shortly” when in fact these matters have not been addressed in any of the fashions that those words indicate. I really hope that these problems can be addressed soon, and not “soon” by the property’s definition but rather as soon as possible as it’s already been well over a month since these issues have arised. Not to mention more equipment is being stolen and the machines are continuing to break down with the more time that passes. Please hold yourselves accountable and take pride of ownership for this property. Thank you.

I’m simply not sure who/what they paid to get a 5 star rating on this website but please don’t fall for it. I could write a short novel about why not to live here but I’ll leave it at this: the shared amenities are disgusting/non functional. Roaches in the apartment and all around the complex. Not a safe place to live and management is extremely unhelpful. Pay the extra money to live somewhere better

Roaches, get ride of the roaches I like the fact the the apartment is lower in the cost to live at. But it is a “slap some paint on it” kind of place, and not a fix it one. I have so many layers of paint that doors don’t close all the way, I had to dig into the layers to get the manual window locks attached to the lip of the window. I need these cause the windows don’t properly close and lock, that was the solution given to me. You can see all the bumps and holes and patched places in the walls that have never been sanded down. It’s older and cheaper I get that, but still, I would think a company would have more pride in their work and units. Everyone is very nice, just things are fixed cheaply.
