Although it is the state capital and located deep in the heart of Texas, Austin generally has more in common with places like Portland, Oregon rather than other large Lone Star State cities like Dallas or Houston. Consistently named one of the best places to live in America, Austin combines passions for food, live music, entrepreneurship, iconoclastic attitudes, and Texas traditions into a wholly unique cocktail that people just can’t get enough of.
The expansion of the tech industry and the wild popularity of music festivals like Austin City Limits and South by Southwest have boosted Austin’s profile as one of America’s most in-demand communities of the 21st century so far, attracting people from all walks of life and every corner of the world.
Regardless of their atypical culture, Texas pride runs deep in Austinites. Many of the city’s hip, young entrepreneurs are more than happy to deal in classic regional staples like Tex-Mex food, cowboy boots, and country music.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at The Braxton Apartments
I moved into The Braxton at the end of August, and my experience has been overwhelmingly negative. Within the first week of moving in, I faced multiple issues: the AC did not work for several days, my door lock malfunctioned and I was locked out twice in a row, my unit was infested with German roaches, and a cracked pipe in the AC system caused water to leak into my bedroom. On top of that, communication with management was slow and unreliable. The most serious and ongoing problem has been the roach infestation. Despite multiple pest control visits, I continue to find roaches not only in the kitchen but also in the living room and bathroom. This is not an isolated issue — one of my neighbors reported the same problem, making it clear this is a building-wide infestation. For someone who specifically chose this property expecting a clean and well-maintained apartment, this has been extremely stressful and disappointing. What makes matters worse is how management has handled these issues. Timelines they set themselves were not met, updates only came when I followed up, and at one point they unilaterally declared my problems “resolved” when they clearly were not. I even requested to speak directly with ownership, but that request has been ignored. I can understand that maintenance issues can happen in any property, but the combination of uninhabitable living conditions and dismissive management practices has made living here exhausting. I regret signing a lease at The Braxton and strongly caution anyone considering moving here to think twice.
I've been at the Braxton for almost a year now, and while the location has been great, there are a few issues that have come up, specifically with the recent change in management to AMP. Previously, I would tell friends that the small number of units gave us great service from Lauren and management. However, when AMP took over ~November, issues began to arise, and while I was understanding of a transition period, the apartment has continued to ignore us for weeks upon months now. While I am fully accepting of headaches that come with ownership changes, and I have truly tried to assume best intentions from AMP, their repeated lack of attention has truly tainted the Braxton's small community charm and allure. I am not typically one to complain nor leave a poor review anywhere, but I think it is important for any prospective resident to understand how much our quality of treatment has declined in recent months. Note that I would not have resorted to leaving a review if the apartment had actually responded to our many calls about rent overcharges, unfinished maintenance, broken appliances, etc. (issues ongoing since November).
Checked out The Braxton a few days ago.. It's gorgeous! The building is close to a lot of nice spots, as a beer enthusiast I enjoy the fact there is a pizza/beer spot right next store. Stephanie and Sonya are the wonderful ladies that run the place there and they are AMAZING, they were so helpful and know what they are doing. The building has a wonderful lounge and fitness center, and as the building is new the pool is still being finished but it will be a rooftop pool and I expect it to be just as awesome as the building and staff!

Thank you so much for such a thoughtful review. As employees, we also love being so close to some of the best hot spots in town. Next time you are are at Pinthouse, try ordering the Honey Pear pizza! We are so excited about the modern design of the community and we really appreciate the positive feedback. If you know anyone looking for a new apartment home, please send them our way!
