Property Ratings at The Brady
Urine in the stairwells, broken locks on main doors so anyone can get it, rude and entitled attitude from office staff, and nothing gets fixed. Not worth the price.
The Brady has been my home for 2.5 years, and over all it's been....ok. It's definitely the best value in the neighborhood (which is getting pricier as more restaurants, shops, and luxury high rises go up). But the building is definitely showing wear & tear, and as other reviews have commented, not kept up particularly well. The Brady markets itself as a "luxury apartment" complex but it is NOT luxurious - hallways are raw, elevators are frequently dirty, and there's a contingent of residents that are loud & disrespectful. There's a great dog park/courtyard, but it's constantly filthy and I've hard there have been multiple issues with aggressive dogs that aren't very well policed. I haven't had any problems with my unit (and love the amount of space I get for the price), but I know other residents who have had bugs and mold/water issues that aren't always properly or promptly taken care of by building management. In addition to the aforementioned value, the pool deck is GREAT (though the pool itself is salt water, not chlorinated, and I've literally overhead two separate people stat that they were peeing in it) and the location is fabulous - very walkable to some of the newest & best restaurants in Atlanta. Tour the building and see for yourself before committing; I'm not sure there are better options for the price, but it's definitely not perfect.
I have lived at the Brady for almost a year now and I love it! I moved here from Buckhead and I am so glad I did. Amazing location! The staff there is some of the nicest people I have encountered in the apartment world. The rooftop views are incredible and the units are well maintained. Horrible design and construction, and no upkeep make this place a complete dump. Apartments are basic and unremarkable. Fixtures and appliances are awful. At least a washer and dryer are included, but there's no lighting in the laundry area. There is wall-to-wall carpet in the bedroom - gross. Water entry problems, electrical problems, parts literally falling off the building. The halls are filthy. Common area lighting is either dim, broken, or burnt out. They recently repainted - OMG, they literally missed whole sections, like they did it with their eyes closed. It's funny...but not at all. It actually looks worse. Parking is a nightmare. The valet takes priority, and the garage is so tight two vehicles can't pass going in opposite directions. You will damage your vehicle at some point. There is no free guest parking. Parking starts at $5.35 for 3 hours. Move-in is a nightmare - there's no accommodation made for it; you just have find a place on the street and try to fit furniture in the parking garage elevator, which has this gross and absurd tiny 'elevator lobby' that you can't fit furniture in. The gym isn't great and is accessible through the parking garage or a creepy basement entrance. There's the ubiquitous pool. It does have a great view, tho. Trash collection is available 6 nights a week, but it requires you to give up your trash can starting at 7pm. The trash chute is literally at the end of the hall, so it's more convenient to not take advantage of the service. Package management is a wild west Luxer implementation where you get a notification, then go hunt for your packages in a back room. Sometimes they're there, sometimes not. There are dry cleaning lockers, but I've never used the service. Area loses power a lot. Fire alarms go off a lot - but they finally might have fixed the issue. Elevators break pretty frequently. The doors at each floor of the main pedestrian stairwell on Brady Ave shut and lock at each fire alarm, then remain closed, because staff never bother to reopen them, so residents have taped the latches or stuck cardboard in the doors to keep them form shutting. You are greeted by dumpsters, recycling or restaurant trash at every turn. Oh! Clearly, they time-traveled and got a deal on low-flow toilets from the 90s, if you know what I mean - do not let guests use it. There seems to be a lack of property management by anyone with knowledge of plant management, though. It doesn't seem like anyone ever walks the property.

Do not live in the brady. The leasing office, and especially the building management folks are terrible to deal with - very rude, very untimely. These people don't know a thing about being in the customer service industry, always feels like the residents owe them something. Prepare to deal with crazy construction noise, every day 7 am (including Saturdays of course). Even better if you live on the post office side - those folks get up early! No free guest parking, dirty hallways, I can go on for a long time. Do not live here.
This is a decent complex. I'm not quite sure why The Brady charges a premium compared to similar, close proximity communities in West Midtown. False fire alarms go off, at least once or twice a month, in the middle of the night. Don't bother setting your stove clock! This apartment community consistently loses power. If you do choose to live here, be very careful exiting and entering through the Resident's Entrance on 9th street.

The views on our roof-top pool and club room are AMAZING and we are having a Georgia Dome demo party this Monday at 7am with Octane coffee and Sublime donuts. Hope you can be there!
This building should've waited about a year to get everything together before opening in August 2015. The told me I could move in June, but then didn't event get the Certificate of occupancy until August! They are constantly having elevator maintenance issues and kept delaying the opening of the rooftop pool and grills. And there is NO FREE GUEST PARKING! Unless you park on both sides of the street which guarantees door dings. Management also doesn't reply to issues in a timely manner.
As much as I want to like this place, I keep getting frustrated. When I moved in the place was filthy and filled with dust. I had to wipe off all of the shelves because it was just plain dirty. The carpet doesn't have the padding, so I am constantly stepping on nails. None of the grills in the area work and the outside elevator is a hit a miss. It works 50/50. Why do I still give 4 stars? It's a new place, great move in specials, so I hope that they'll improve. The staff is nice and friendly, so we'll see.
