Live here. My lease is about to end. At first glance, this place is decent for the price. But once you start looking into it, it just goes downhill. You can tell the unit gets the "Landlord Special" treatment before new tenants move in. The paint jobs and patches are sloppy. The outlets are all loose and barely hold anything in place. The appliances are old but functional. Parking is a nightmare. I've had to park 3 or 4 buildings away from my unit multiple times in the last 10 months, which makes winter awful. The location is nice, though. They will raise the rent if you wish to renew your lease, which is wild to me, considering nothing has been done to raise the value of the place. Also, the maintenance is incredibly bad.

Great office staff very helpful been here 6 months and any time there's been an issue the office staff have given us prompt and friendly service. The maintenance guys are on point as well. Always nice and quick to respond when we've reported a problem.

I’ve lived here for about a year and a half and I’ve never had an issue with the staff or my apartment. When I’ve had questions or issues with neighbors the office staff has addressed them promptly. Maintenance has always come quickly to fix any problems. Ramond and Nate have fixed a leak and a broken door knob (that I broke, not anything to do with the complex) in the past few weeks and they fixed both issues quickly and effectively.

We have been here for only a month, but it’s so lovely. We have not had issues with communication so far. As far as maintenance goes, Nathan and Ramond have been absolutely amazing. We bought a new toilet seat because we wanted something more durable, and while replacing the sink in our bathroom they also changed our seat for us in a very timely manner. Your time living here will only be terrible if you make it that way. We aren’t going anywhere anytime soon!

I signed a 6 month lease here and couldn’t stay. Everything is dirty and falling apart. Clearly there were smokers in my unit before me the walls were covered yellow and the smell was horrible. All sorts of hair painted into the walls. Cabinets falling off the hinges. Not sufficient in cooling and heating my bills were astronomical. People throw mail on the floor. Building doors were broken and not locked which is a safety issue. Dog poop covered the grass. Garbage overflowing and broken glass all over the parking lots. Paper thin walls you can hear everything. Management was not helpful and does not care. Don’t do it.

Been here for a year now. Move in was quick & easy. Jorge in the leasing office is the best go-to person always so friendly & helpful with everything I needed. Maintenance always comes by. Sometimes I forget we have neighbors because it is always so quiet.

I’ve lived at these apartments for a while and they have not let me down once! Every issue I’ve had, no matter how big or small was taken care of very quickly, the girl that works in the leasing office is amazing! Not only was our tour great but she helped take care of any issues I had. If you’re looking for an apartment in the Florence area, you will not find a better value than here!
DO NOT MOVE HERE I repeat DO NOT MOVE HERE. I want to start off by warning everyone that this property is the most misleading property there is. I signed a 12 month lease where they used the excuse of covid in the beginning to not show me a unit. (Had me sign lease beforehand). I want to mention how dirty both out in the hallway and indoor the apartments are. They use water based paint with no primer which means your walls are dirty cheap and easily scrap able (which maintenance will try and charge you for or take out of your deposit). The appliances are old & not working. The bathroom is completely horrible from the cracks in the walls, cracks in the lining of the walls both top and bottom, black mold everywhere, dirty stained toilets. They will lie to you and say that the ventilation system is NOT connected to other units which is a complete lie THEY ARE so if you don’t smoke but your neighbors do you’ll most likely smell that cigarette smoke all day everyday. Our electricity plugs are a hit and miss, some work and some don’t some work on top and don’t on the bottom. The outlets don’t even hold in your charging boxes, they are very cheap. They rigged the air conditioning and heating system where it blows just air (not cold or hot) for the first 30 minutes (which still gets added to your utility bills). The office communication is horrible, it seems the leasing consultant and the property managers don’t communicate with each other about a lot of things. I know it may seem like I’m just picking at this to my own standards but truly I’m not, this is a big warning DO NOT MOVE HERE let this property go out of business on its own. They do not have enough money to properly maintain this property and it’s units which shows me this property won’t last much longer.

They refuse to fix anything unless it’s an emergency. Doors are not hung properly for closing, trim falling off of sink cabinets, electrical sockets will barely hold a plug in, fuse panel box says the last time it was serviced was back in 1994, and you over pay. Parking is ridiculous. They could easily solve the problem by assigning parking spaces, but refuse to. They complain about dog poop everywhere, but refuse to put up more than 2 pet stations between 10 buildings. I’d assume that would make things difficult for people with animals. You also get random charges on your bill. One time, receiving an electric charge, when you pay your own electric. They don’t maintenance the furnaces, and if you list any complaints, they ignore them. I do not recommend this place, if I could give 0 stars, I would.

Shortly after moving in, we had a few things that needed corrected and Denise at the front desk always responded promptly and scheduled things around our little one's nap schedule! The guys that came out were extremely courteous and friendly and did a great job with the items we needed taken care of! This is refreshing and what we always hope for but rarely receive. Good job and thanks!!

I am a new resident of The Vineyards. So far, everything has gone well! I had a very easy time working with the staff to secure our new apartment, and the application and leasing process was a breeze. We were very happy with the appearance, cleanliness, and general quality of our new apartment when we got our keys. I also have a service dog and know from experience that some apartments can be discriminatory, despite medical documents, and I have to say I had a very good experience here at the Vineyards! They were all very respectful of my situation and the process was done well, the vineyards staff followed all ADA and fair housing guidelines! All service requests so far have been taken care of promptly. I honestly can't speak well about the noise level as I am hearing impaired, but it is generally very quiet here and my boyfriend has also never complained. I have had no issues with any other residents. The breezeways and road are kept very clean. They are renovating the pool so I was a bit disappointed, but that was gone very quickly as I learned I could just drive to the water park or another sister property with a nice pool a mile down the road. The staff had even provided a backup for residents for that inconvenience! Overall, so far, great place.

I have lived in my apartment for a little over a year. Just into my second lease my hot water heater and my air conditioner stopped working. Without delay maintenance put in new ones for me. The complex is well taken care of including the inside halls which my cat loves to play in every time he can "escape". The location is ideally close to all stores and recreation along with some great resturants.
I was somewhat nervous about downgrading from a house I was living in to an apartment but moving into Vineyard quickly alleviated my concerns. Move-in itself was a snap because of the easy access to the apartments from the parking lot and the extremely friendly office staff. The apartment I moved into is spacious and really doesn't feel like much of a downgrade at all. The ease of access to pretty much anything you need to get to is also a major plus. I don't have to drive more than 7 or 8 minutes to get to anything. The unit I moved into was an older unit so the appliances and counter-tops are a little dated but I know that a number of their units are in the middle of being upgraded and it's not really much of a con for me anyway. I am very happy with my choice to move to Vineyard and would recommend it.
