I love that this community is so close to Lenox and Phipps, but it is off the beaten path. They have made some big improvements over the past few months, and it is giving almost a boutique feel. I can't wait to see what they do next. The team is super friendly and responsive to all of my issues.
Overall, The Boro is a great place to live. Management is responsive, maintenance is responsive and they keep up the building. It was a HOT summer, and we don't have insect or waterbug issues. Which is great!
I love living close to my job. I don't like the type of people that live here now. A lot of the people have large dangerous dogs that they let roam off leash. Also a lot of the people smoke weed so the whole complex reeks of weed.

I like living at Phipps Place because everyone in maintenance and the leasing office is friendly. The facilities are adequate for my needs, and we're in a very central location.
I have not lived in an apartment in almost over 30 years. Phipps Place, while not the most affordable for many, is likely one of the best choices for me at this point.

I do not recommend living at Phipps Place. The gates that you pay to be closed, will be open more often than not. People will break into your car by breaking a window or checking to see if it’s unlocked, whether you have anything in your car or not. There are cameras in the parking garage, but property management does not use them to help the residents catch the thieves. The pool will be dirty more often than not.

This is my second year at Phipps Place, and I couldn't have moved to a better location. I am close to everything, which is very important with Atlanta's current traffic and occupancy situation; more importantly, I am conveniently located in close proximity to areas north of Atlanta I would typically never frequent as a native Atlanta resident. I love how they maintain the property and how responsive they are if you have any concerns. A simple email or a request through the resident portal, and they are on it. I love that!

I moved to Phipps Place 2 years ago, and I still love it just as much as I did on the first day. The community is fantastic. The units are spacious and well-maintained. My neighbors have been great. I have nothing negative to say about this property. Atlanta is constantly changing rapidly, but this community remains safe and secure. They have made cosmetic enhancements since I moved in and improved the parking. Phipps Place is my favorite place I have lived, which speaks volumes as I am an Atlanta native.

I've been here for 3 years and as far as the apartments themselves I love the space you get for the price. Unfortunately, over the last 6 months to a year, my love for this place has slowly started to dwindle. From constant issues with bugs that they do a half job of trying to resolve, to the fact that there are homeless people that are getting access to the inside and sleeping through out the hallways. The gates and lock boxes on the gates are constantly broke making it easy to gain access inside. There has been a rise of car break ins and vandalism. Recently multiple cars had their windows busted I was one of the unlucky ones that got my window busted on one car and my other car they got inside and went through the glove compartment and left my car a mess. Despite having cameras in the garage nothing gets solved. Management acts as if they don't know that these things are going on when you bring it up to them. Like other residents have not echoed the same frustrations to them. I know of a few tenants that have physically shown them evidence of homeless people in the hallway from their door cameras. As big as a conglomerate that Greystar is are you trying to tell me that you can't contract out some type of designated security for the property? Needless to say with all of this going on my thoughts on this place has soured and makes me wish that I should have left on a high note. It's pretty ironic that as they are making efforts to make the property look better by giving it a new paint job on the inside and out, everything else is declining. I really hope that management will take the recent negative reviews and work to make things better.

I've been living here since March 2019. Love the location, quiet property, Love Kimberly, Connie and Joseph. I just didn't pick the best apartment this time. I also lived here in 2015. This apartment had/have several issues that I've tried to overlook. Now with the folks under me smoke coming to my apartment through my bathroom, hearing loud water running behind the walls, haven't received my mail in almost a month and the homeless person practically living in the hallway right next door to me, I don't feel as safe as I use to.

Great environment with the trees, but I wish it was easier to access the outside as a resident. The layout/floor plans have a homey feel to them that don't have the "hospital" finish a lot these never apartments have. That being said, some of the built-in furnishings are starting to become outdated. Overall a good experience with lovely staff/residents.

Phipps Place is located at THE most convenient place in all of Buckhead! The property is beautiful, with a great variety of floor plans for every style and landscaping that all nature lovers can appreciate! It’s a pet friendly property and many of the residents have been here for decades at a time…and still counting! Publix and Target are literally across the street which is SO convenient, and we’re blocks away from everything else; it’s a world of entertainment right here at your fingertips. I’ve lived here for 16 years now and if it wasn’t for the superior maintenance team and office staff - I doubt I would’ve lived here that long. Living at other places were less than stellar…until I came here! Phipps Place is a favorite and it’s not hard to see why!

I have been a resident for 5 years. Never missed a payment even during the covid rent crisis when collecting rents was a challenge. I have been friendly with the staff and the maintenance team and I are very cordial as well. I was really expecting that relationship and endurance to be valued more when I reported I was without air conditioning for nearly a month. I live on the top floor and have 2 small children under 2 years old and we were forced to endure temperatures in the mid to upper 80s inside our unit for nearly a month as we waited for a new A/C compressor to be delivered and installed. I understand things happen. I just trusted that everyone involved had my best interest after the relationship we built over 5 years. I asked for a rent concession for enduring temperatures that made it uncomfortable for my young children. After asking 4 or 5 times through the portal and in person with no response, I have no other choice than to warn future residents that even after 5 years of being a great tenant and building positive relationships, don’t be surprised if you are forced to live without air conditioning in the Georgia heat for nearly a month with small children AND not be made whole by Phipps Place for your troubles.

I would not recommend Phipps Place because of all the issues below. My furnace hasn’t worked since my first week in the apartment. The refrigerator leaks when you turn on the ice machine. The apartment wasn’t not properly cleaned and the walls were not painted prior to my move in. The office does not respond to emails in a timely manner. Maintenance will enter your apartment without giving notice first and they walk on the carpet with their dirty shoes. All of these things need to be addressed.

Phipps Place is the highlight of living in the city. It is a very safe and welcoming complex, and the management office is very attentive to resident needs. I can absolutely see myself living here long-term.

Phipps Place Apartments is a slum. I lived here for over 7 years and they refused to fix anything and refused to update/renovate my apartment which was extremely old, worn, and in need of renovating nwhile charging me the same if not more than they were charging those with fully renovated apartments.

Large spacious units. Office and maintance staff very nice. However, a little more can be done to the property. A lot of our dated styles the building needs a more routine power washing. The exterior hallways need better up keep a fresh coat of paint will solve that problem. The rodent problem is also a issue for me. This should be taken more serious.

So far since being here since October of 2021 my living experience here has been a solid 8 out of 10. There has been a few issues but nothing that would completely turn me off from not living here. Only major concern really has been the pest issue but I believe at this point that's just something that comes with the territory with living in any apartment in Atlanta especially in a heavily populated area like Buckhead. But the convenience and being able to walk to just about anywhere and also the fact that the residence here for the most part are nice and friendly but also keep to themselves is what I really love the most. I have personally not experienced any issues with safety. And when it comes to the management team and maintenance team I've had nothing but great experiences with everyone and always get my maintenance issues taking care of in a timely manner.

I had a terrible overall moving experience due to my last-minute apartment complex changing ownership. I had two different moving companies cancel last minute, and the third that did complete my move was a catastrophe. Once I moved out, I came to Phipps Place, and Jacob and the staff made my apartment selection and application process effortless. They are friendly, professional, and polite. I loved the property, and the apartment waiting for me was perfect. I was immediately sold based on the oversized closet and the bathroom suite. It is to die for and more than can be expected from an apartment in the city. The location is EVERYTHING!!! Since moving in, I immediately saw the responsiveness of the maintenance staff and was highly impressed. I absolutely love it here and hope to stay for a while.

So far I have not had a good experience living in this apartment. Issue with inconsiderate neighbors, Parking is awful too many super entitled tenants that park anywhere they want to park even with assigned parking. The only good thing in this place is the local leasing Staff. They are excellent people.

Cars are constantly broken into, Roaches everywhere, mails are getting lost and stolen, hallways are dirty and smells, pool is disgusting, parking area will have trash laying in there for days, Elevators are not working, one of them is broken for a long time now, lights are off in the hallways and exit signages sometimes are falling off the ceiling for a week and no one is fixing it. Management is unresponsive and lazy. The office admin is very rude and disrespectful. They will take no actions for all your problems and will not follow up as courtesy to their residents. Do a thorough research before moving in, do not let them lure you into a normal tour, make sure you open your eyes in the public areas and facilities.

These are great apartments in the perfect location! The amenities are extraordinary. It seems like you're at a luxury resort. The entire staff always greet you with a smile, (Connie, Kimmie, Joseph, Nick, Mike and Gloria) from the property manager to the maintenance staff. Just to name a few. I've lived here for almost three years and I have no complaints. The grounds and facilities are kept clean everyday by friendly courteous workers. If an issue arise, the turnaround time for response/solution has never taken longer than a day or two. I truly love my time here and will always recommend others.
