Property Ratings at The Blvd
When you're dreaming of the perfect apartment experience in San Angelo, The BLVD is the place you imagine. My specific highlights I'd like to express are firstly the gorgeous pond and fountain in the middle of the complex. Five laps around the pond is a mile and it makes for a great running spot. Secondly and maybe more importantly was the exceptional hospitality of the property manager, Anastasia, and all of her staff. Every part of the renting experience was made easy with them. Any maintenance issues (which were extremely rare)were handled promptly and professionally. I was there for 3 years and my stay was truly great. If you're looking for an apartment in San Angelo, The BLVD should be at the top of your list.
I've been here for over two years now and what can I say... it’s the best place to live in West Texas. The apartments are large with quality finishes for a good price, the pools (yes, plural) are always clean and a life saver in the blazing summers. I've also never heard my neighbors which is always a plus. Yes there are rules, but you can live pretty freely around here and flex while you’re at it making people think back home that you’re living in a million dollar estate... but really, the management could not be any better. The girls in the front offices are genuinely very nice, helpful, and knowledgeable. They really will help you out with anything! Side note: I moved here site unseen from 1500 miles away and they made sure when I got to town I was ready to move in (shoutout Ashley!). They have also been hosting a lot of events in the office during the week and they are a blast! I see other reviews that were years ago with the old management; this place really is the best.
Friendly, personable staff. Community activities and lots of amenities. New, nice, clean, and well-maintained property. The girls up front are the best! Same with maintenance! No issues in my time here. I've lived in several states and places around the country and this is hands-down my best experience! What are you waiting for? See you at the BLVD
Horrible planning for applying modifications to the neighborhood. They come up with ideas but seems logistically they fall short every time. They also charge for amenities that they don’t even have. On top of all of that the front desk of Phase 1 has an attitude towards tenants as if they are a boss/or we owe them something. They offer incentives to stay/ raise your rent 100 dollars and then don’t have “incentives” in stock. Ashley is constantly nasty over the phone and email. They take advantage of BAH rates as well. So much potential if they had a competent crew to run the place.
I have lived in apartments in San Angelo since 2001. I have lived at the BLVD for 2 1/2 years. My latest lease will be my last here. That will be a total of 3 years. That is the shortest stay I have had in an apartment complex. The last time I signed a lease, I only signed a six month lease because I intended for that to be my last one here. In all those years living in apartments, I have never signed a lease for only 6 months. I have just signed another six month lease because all of the other apartments are full. When this lease is up, I would rather put my stuff in storage and live in a dump than to sign another lease with this place. When I signed that prior six month lease, I was told that I would be given new blinds in my apartment. They would be taking out the vinyl mini blinds and putting in the faux wood blinds. Six months later, I still have my mini blinds. I have asked several times when I would be getting them. At first, I was told that they were making a list of the renewals and would be ordering the blinds for the people that had signed a new lease. Obviously, that would include me. In fact, it is written in that lease. As time has gone on, I have been told that I will soon have new blinds. It is now six months later and I do not. I was also told at the time of signing the February lease that the volleyball court (which is never used for volleyball) was going to be turned into a dog run and that a dock was going to be built at the pond for fishing. The volleyball court is still there. The pond has no dock and in fact is so overgrown with trees and cat tails that about two thirds of the waterline is inaccessible. The rest of the banks are so overgrown with weeds that the pond is now nothing but an eyesore. Three months ago, someone hit the cover to my carport with a U-Haul truck. I went to the office to report it. They already knew about it. I had to ask if someone could come cut down the metal that was hanging down. That was taken care of within 20 minutes. Six weeks ago, the cover over my spot and the one next to it was removed. I have asked twice when it would be replaced and was told both times “tomorrow,” but it is still an uncovered parking space at $30.00 a month. I can truly say that since the new management company (N E Management) took over last year, the quality of life at The BLVD has decreased dramatically. The only thing this place has going for it is that it is one of the newer complexes.

Just renewed my lease, this is going to be my second year at The Blvd. I'm from Dallas, so when I came to San Angelo for my job transfer I did do some shopping around for apartments. The other two "luxury" apartments I went to were awful experiences. Their staff was rude and they acted as if I was bothering them with questions. One complex didn't have the floor plan I wanted so the manager sent me to The Blvd because she was friends with the current manager Anastasia. So I went to The Blvd and asked for Anastasia and she was so nice and accommodating for my needs. I could tell the office was busy because people were in and out of her office and the phone kept ringing but she still took her time to go over my concerns. I live in a 1 bedroom upstairs by the pond and I love it here! I always see Anastasia out on property doing odds and ends and even changing light bulbs, like today! I haven't had many work orders while I've been here, but the ones I had were taken care of right after move in. The only major problem I've had is someone randomly sometimes parking in my covered spot that I pay for, which gets annoying. When that happens, I do call the office and they come tag the vehicle to move or get towed. All in all, I do love living here. Not only because my apartment is modern and semi new, but because the staff makes this a comfortable place to live.
I moved here just this past winter and I couldn't have been anymore happier with my choice in moving into the blvd. Everyone is so kind and always out to help, the scenery is great and im so close to everything! There is two pools that are YEAR round and two workout centers that are 24 hours, its like getting double of everything its great. They also allow pets here which is great getting to have my best friend live with me. I would definitely recommend this apartment complex.
I have lived her for almost a year now and I'm so happy me and my family moved here. My kids love having the catch and release pond to fish and running around on. The manager is very nice and helpful if you ever need her on anything. The maintenance is very helpful and if it is an emergency they are there the same day. I would really recommend these apartments for anyone from single, married, students, or families. You will love you and get your money worth with the great extras they have around property.
I lived here for 6 months in phase II. Apartments are nice but super-expensive. Management staff keeps changing like every month and maintenance service is not good. Also they find a way to keep your deposit somehow when you leave. One of my friend also had the same experience and did not get her deposit back for some ridiculous reason that carpet was not clean.
The yards are full of weeds and dog poop. The breeze ways are always full of trash, lawn debris and dog hair. The apartments have multiple electrical problems. Work orders can take weeks to be filled. Despite keeping a very clean home and insecticide "treatments" (which we have to pay for) every two months, our apartment has been overrun with roaches and crickets. The appliances are cheap and constantly in need of repair. And don't clean the walls - the single layer of cheap paint (no primer underneath) will come right off. The resident portal is good for one thing - taking your money. The manager will not call or reply to requests to discuss these matters. If you call a few pieces of quartz counter top in the kitchen "luxury" then this place is for you. Don't believe the pictures on the website. We have lived in much nicer complexes for less money.
The apartments are nice and spacious. The bathrooms are oddly large for the apartment. But the office needs a lot of work. The really dont have themselves together. They jerk you around, tell you they can fix the problem after such and such, then tomorrow they tell you the same thing again. They then blame it on their computer system. My situation. I had a lease for 7 months. At about 4.5/5 months i went into the office the talk about renewing my lease. I work for the government and move a lot and i wanted to know my options. They gave me my options but i couldnt do anything until they hung some sheet on my door about 60 days before my lease is up. Now me lease is up next month, still no paper. I go to the office to figure out what was going on. Their computer system says my lease is up 6 months after what the paper lease says. They said they need to talk to the regional manager tomorrow, i say okay. Tomorrow comes, manager isnt in. I need to know where im going to live. Manager isnt there on the weekend. Monday comes, manager is unavailable. Once again, i NEED to know where im going to be living in a month. So apartments are nice, office service needs a lot of work.
I moved into this property in March 2015. Being in the military, I moved to this property because it was new, nice, and I was told that I could do a 6 month lease. I wanted the 6 month lease because I was waiting on base housing for me and my family, which was going to be relocating at a later date. The day I showed up with my moving truck to sign my lease for my one bedroom, they did not have the discounted rent amount correct, and they also had me down for 12 months versus 6. I was told to move in and then come back to sign it. They called me back in to sign when I was in the middle of unloading my stuff. The mistake I made was that I only looked at the price change, not the number of months. Thinking I was on a 6 month lease, I went back in to the management office a few months later to see what a month to month would cost since I was still on the waiting list for base housing. I was told that I had signed a 12 month lease. I never noticed that it was unchanged, and I argued that it had never been changed, but they argued that I signed it. They admitted to remembering there was a mistake on the lease when I moved in, but they wouldn't admit specifically to what it was. I did take blame on not reading my lease carefully through, but I also told them that it was poor customer service to not work with me on their mistake. MAKE SURE TO READ YOUR LEASE CAREFULLY BEFORE SIGNING EACH TIME THEY HAVE TO CHANGE IT!!!! Now that my family is moving to the area, I have to move up to a larger apartment which I was told that I could do at no cost as long as I signed a new lease. This was told to me a few months ago when we had this initial misunderstanding with the lease. Now I am being told that I can only move up to a larger apartment on property by buying out my current lease in the one bedroom. Are you kidding me!!!! This is not at all what I was told before. MAKE SURE TO GET ALL AGREEMENTS IN WRITING OR VOICE RECORDED!!! I do not trust dropping off my written notification to vacate since it is not documented, and they can always state that I didn't turn it in. I have emailed them 3 times so far giving my 60 day notice to leave, but I have had no one return my email confirming receipt. It's funny how they can email you the same day when you are inquiring to rent, but they cannot return a notice to vacate. I am almost to the point to where I will have to video record myself dropping off the notice, but I do not want to have to do this.
Where should I start?! First, prior to move in I specified a 6-month lease with special rates for military. Immediately prior to move I noticed the rate I was getting and what was listed on the lease was not the correct rate they had quoted me. They went to “re-print” the lease with correct rate and I signed. Not realizing they had also changed it to a ONE YEAR lease! When I went to give my notice to vacate at 5-months they proceeded to tell me that I signed a one-year lease. My family is about to join me on station and now we are going to be stuck in a one-bedroom lease! They also told me that I could upgrade to a larger two bedroom and I would be able to do that without extending my lease…then later when I’m ready to do that they again have changed their mind and SAY SORRY but you would have to buy out of your current lease! They also said that all I needed to provide them in order to vacate was a 30-day notice….no not anymore….I need a 60 day notice! They’ve also kept important mail behind a desk that was sent to me month’s before. They basically threw it at me one day while I was paying my rent – saying “oh this came for you”. Failing to mention it had come months before but they had forgotten about it. How these people can sleep at night for the way they are scamming and treating their tenants is beyond me. DO NOT RENT HERE – you will regret it. A lot of other tenants have had an array of issues that I’ve spoken to. One didn’t have air conditioning for over a week in 100 degree heat with two small children.
