Naranja, which is the Spanish word for orange, was named for the many orange groves that once inhabited the area. Situated just north of Homestead, Naranja is a predominantly residential suburb near a wide variety of amenities. The one-of-a-kind Coral Castle, Homestead-Miami Speedway, and Homestead Air Reserve Base are within minutes of Naranja as well as numerous retail delights at Florida Keys Outlet Marketplace and Southland Mall.
Outdoor adventures abound at an array of facilities convenient to Naranja, including Monkey Jungle, Safari Edventure, Knaus Berry Farm, Fruit and Spice Park, and Homestead Air Reserve Park. The many metropolitan amenities of Miami are about a 30-minute drive away from Naranja as well. Quick access to U.S. 1 and the Turnpike makes getting around from Naranja a breeze.

Property Ratings at The Avenue at Naranja
I lived at The Avenue at Naranja for one year, and for the most part, my experience was positive. The previous property manager was professional, and the community was generally quiet. Unfortunately, the situation changed during the final days of my lease. On the last day of our lease, we returned to our unit to clean and retrieve the last of our belongings, only to find that the apartment had been entered without our knowledge, citing a plumbing emergency. Personal items were missing and had been moved, food was thrown away, and some items were later discovered hidden in a hole above the kitchen cabinets. When we questioned the staff, we received conflicting explanations: one employee claimed the entire maintenance team had entered the unit the night before, while another denied anyone had entered until that morning. We raised our concerns with management and submitted a written report, including photos. However, no one followed up. When I later contacted upper management, I was told they stand by their staff and do not believe our account, stating that we had "no evidence" and that it was simply our word against theirs. Additionally, we were sent a $700 bill for fees within the lease (read it very carefully!) I am sharing this experience to caution future residents. If you choose to live here, be aware that unresolved maintenance access issues, lack of accountability, poor communication, and even blatant theft may arise—especially at the end of your lease. I regret not filing a police report at the time and encourage others to document everything and escalate concerns immediately if something similar occurs.

We’re truly sorry to hear that your final experience at The Avenue at Naranja didn’t reflect the mostly positive year you mentioned having in our community. Regarding the emergency maintenance access on your last day at the property, the unit was entered due to an urgent plumbing issue that posed a risk of damage to the property. Please note that the source of the problem was the improper disconnection of a bidet attachment that had been previously installed in the toilet by someone in your apartment. This bidet was not part of the original apartment fixtures. Immediate access was necessary to prevent further damage and to ensure the safety of the building and its residents. We want to clarify that our property manager was in direct communication with your partner throughout the day. In fact, your partner spoke with the property manager at least five times that same day. He remained calm and respectful throughout, and we truly appreciated how courteous he was during the situation. Following your report, we conducted an internal review and took your concerns seriously. However, we did not find evidence of any missing items. While we understand that our conclusion may not align with your perception, we do want to reiterate that your concerns were not ignored—we reviewed the matter thoroughly. Unfortunately, some items in your apartment were damaged beyond normal wear and tear, which is why charges were assessed. If you would like to see documentation or proof of the damages, we would be happy to provide that. Please feel free to reach out to us directly so we can address any remaining concerns. Upon vacating the apartment complex, it is crucial to be mindful of the substantial charges that may be imposed for even minor issues. What is particularly concerning is the preemptive use of collection tactics prior to engaging in any form of communication regarding the billing matters. The individuals involved in this process exhibit poor conduct, lack of professionalism, and overall disregard for proper comunication

The community has nice amenities. The apartment has a great layout! The application process was very streamline. Thank you for the kindness and support to a fresh start.
Love the floor plan, the finishings, amenities, and layout. The admin application response rate is within a couple of days, which is better compared to other apartments. The apartment manager has been helpful and on top of everything. I will recommend this place to anyone. K.U
