Property Ratings at The Aspens Bear
We are tenants for several years and are happy with the environment. However, we are disappointed with the lack of security and support from the management. I have a brand new car, 3 weeks old, and we're frustrated seeing it hit and run inside the gated parking area. We reported it to the property management office and we appreciate their “ohhh so sorry for what happened to you” reaction. There is no security camera considering that it is a huge apartment complex. They stopped accepting the deliveries of the package by the tenants that's why the delivery trucks are all over the place blocking some cars to get out. I even have incidents of losing packages since they instructed the delivery right into the front door of each tenants. We’re planning to move out the soonest.
We had problems with the hot water heater that went on for weeks. Several times they shut the water off during most of the day to repair the problem. Finally, one morning there was no hot water at all, cold showers in the morning. That got them to replace the hot water heater after another day of no hot water. Although they eventually get around to fixing their problems, it is the tenant that has to deal with the situation while management diddles themselves.
The sink smells like sewer gas. I asked the management to do something and they came and snaked it but it still smells terrible. I complained about it again and their response was to pour some chlorine down the drain. I tried that and no difference. Something is wrong in these old buildings and the management won't fix the problem.
Hands down the most beautiful and perfect apartment complex to call home in OC. Staff is great, safe, clean, convenient, etc. However, be prepared to pay for water! And it's ridiculously expensive. Each unit isn't metered in order to pay for what you and only you use. No. Each cluster of apartments (consisting of 4 to 6) has one meter and each unit gets equal split from the whole. Sounds okay, right? No again. Because you're not just paying for your apartment cluster's either! You're actually paying for that AND the cost of watering the beautiful grounds. The association doesn't foot the bill. And the price is variable bill-to-bill. Expect your water bills to range between $80-$100! This is not communicated with potential tenants when they're signing the rental agreement. Just that you will be responsible for your own gas, electric, and oh yeah, water. Real bummer, considering how wonderful everything else is about this place.
LOVE this place. Love, love, love. It is an absolutely gorgeous property, wide open yet intimate enough to feel as though you have found the last secluded spot in Orange County. It is green and lush and boasts all of the amenities one could possibly desire: tennis, volleyball, basketball, workout facilities, sauna, billiards, and a pool and a hot tub with an ambiance that will make you wonder if people are actually happy out there living at a place that is not The Aspens. The location is right here in the heart of everything you need or want, and security maintains a constant patrol of the grounds to keep the riffraff at bay. This is THE PLACE we've been looking for to enjoy beers on the back patio and steaks by the pool. The staff is super professional and friendly and prompt in handling any inquiries. My wife stopped by one afternoon and told them that there was a light out over the grill by our apartment, and it was replaced within 2 hours. Not easy to find service like that!
This place is extremely beautiful with lots of trees, ponds, and waterfalls. It's almost like living in a resort. Pros: - The neighbors are friendly, mostly professionals and a few families. We never had any problems with our neighbors. - The gym is incredibly well-maintained with a lot of weight training equipment and exercise bikes, etc. - There is also a clubhouse that has pool tables on the top floor and a sauna! You can rent this clubhouse when throwing a party. - There are lots pools in different areas. - Staff is always friendly and often asks how things are in the unit. - Security staff is always visible. Hardly any crime within this gated community. Cons: - Parking is a headache, especially if you have more than one car. Guest parking is also a headache. - Rent is a little bit higher than the other places in the area. - Our garage is quite a walk to our unit. If you love walking, that's fine but it's hard when you're carrying groceries and a baby. - Guest parking is also quite a walk to our unit, but the landscaping and trees makes up for it. Overall, this community is a great place to live. The area is very calming, with lots of trees and ponds. It's a great place to relax especially coming home from a stressful job. The only downside is parking, especially if you have more than one car.
They have 3 huge pools and two playhouses which have several pool tables. The atmosphere is like being in a forest with running streams, a bird sanctuary, and many other amenities. The place is exceptionally kept up and you are allowed one parking space in a garage and the other in a carport. It is walking distance to the South Coast Plaza Mall and several restaurants. Absolutely love the place.
