The Ardea is a wonderful place to live. The apartments themselves have unique characteristics and the location is 10/10 being close to the river and restaurants. The staff is exceptional and always willing to help and support when needed.

This is our second time living in the Ardea, the first time in 2010. We like our corner unit great cross ventilation. Unit is dated, no changes in the past 14 years, kitchen cabinets a bit tattered could use newer ones or a proper makeover. Refrigerator and appliances could stand an upgrade. Remember appliances have about a 10 year service life.

Outstanding property with incredible employees. This is the second time we’ve lived here in the past 13 years. It was great then and even better now. Great diversity of fellow residents. Feels very inclusive and somewhat exclusive. Other residents seem to be kind and friendly. When you meet Gabbi, she’s here in morning, she makes your day better than ever. Such a nice person. I look forward to seeing her everyday. I can’t say enough great things about this property!

I’ve been at The Ardea for 2 years now and I absolutely love it here. I feel safe in the South Waterfront and frequently walk in the early evening. As a 65 year old woman, that means a lot. There are some great restaurants, beautiful parks and a greenway that goes for miles. The staff is incredible and the fact that several staff members live here is a testament to the sense of community and caring. Thank you.

I cannot express how grateful we are to be living here. The construction feels very sturdy & appropriate for longterm dwelling (unlike a few buildings nearby that feel more like short-term corporate housing…), the units feel ultra-spacious with well-utilized square footage, the other residents here are friendly and respectful, the neighborhood feels safe, clean, and highly walkable (minus a grocery store, but the lack of one is certainly not the building’s fault!!), maintenance is prompt, thorough, and kind, the natural light is abundant, the proximity to OHSU makes it so easy to get to appointments… I could sing praises all day. Fellow young, longtime & lifelong Portlanders: if you’re deep enough into this process to be reading reviews, 1) godspeed, but also, 2) if you’re at a point in your life where you’re begging the universe for stable, comfortable, *real* housing, seriously consider The Ardea. We moved here after five years downtown, in a building the leasing mega-corp no longer cared about, where things regularly went anywhere from slightly to terribly wrong, in half the square-footage for more than half the rent. IYKYK, and if so, you deserve better. The upgrade (and relief) is immeasurable.

The Ardea is refreshingly safe, well-managed, and quiet. The quality of the units is higher than that found in most apartments because it was built to be condos rather than apartments. We have enough storage within the unit to forego a storage unit elsewhere. Appliances are excellent. Flooring is engineered wood that adds a ground of class. Windows are cleaned regularly and offer spectacular views. Trash rooms on each floor are cleaned and cleared daily. Residents have fobs for their own floor, and we feel safe all the time. The staff is pleasant and helpful, from concierges Mani, Alison, and Dave, to Roy and Liam in maintenance, to those in the leasing office.

The staff has been very helpful during the move in process. I have felt very welcomed. The tenants are friendly and the building is clean and inviting. My apartment is very spacious and I have all the amenities and s view. Been happy so far!

Honestly… I am so grateful to be living in this building. The overall community is very welcoming. The leasing staff made me feel heard in what I was looking for. The gym is amazing, my apartment is amazing, I love the balcony in my apartment. The area is clean. I’m genuinely very happy here.

The staff and operations at The Ardea are excellent, making life smoother for residents. Safety measures are high. Cleanliness is standard -- glass doors and windows, and common areas are regularly maintained with better quality than other buildings. The gym is excellent, well-equipped and clean. Each floor has few residents who share a clean trash room on their own floor, negating the need to haul one's recyclables and trash far away from the unit. The neighborhood is a walker's heaven. The units were designed to be condos; therefore, storage and finishes are generally superior. The Ardea is a cut above other rental buildings, and it is a pleasure to live here.

Apartment Review: The Ardea Apartments I lived at The Ardea Apartments for 18 months, and it exceeded my expectations! Leasing Office Staff: 5/5 From my first visit, the leasing office staff greeted me with warmth and professionalism. They went above and beyond to answer my questions and make me feel comfortable. Special shoutout to Metha, Danielle, Anna, Logan, and the Office Manager for guiding me through the amenities and sharing helpful local tips. Maintenance: 5/5 The maintenance team was incredible! Their quick response time and efficiency left me confident that any concerns would be addressed promptly. Shoutout to Liam and Roy for their outstanding service! Concierge: 5/5 The concierge service elevated my living experience. Whether receiving packages or just chatting, the team was always friendly and helpful. They made me feel valued, and I especially miss Jacob and Monie at the front desk! Apartment Amenities: 5/5 The amenities at The Ardea were top-notch! I loved unwinding in the lounge area, and the state-of-the-art fitness center made workouts a pleasure. The co-working space was a game-changer for remote work. Community events were a highlight. I enjoyed Sunday baked goods and coffee in the lobby, plus happy hour gatherings in the community room that brought residents together. Yoga classes, flower arranging events, and other activities were fantastic ways to meet neighbors and foster community. Building and Location: 5/5 The building was modern and well-maintained, with a chic aesthetic. Located in the heart of Southwest Waterfront near OHSU, Interstate, Elizabeth Caruthers Park, and the beautiful walking trail along the Willamette, I was steps away from fantastic restaurants and coffee shops. Public transport access made commuting a breeze. In summary, living at The Ardea was an absolute pleasure. The supportive leasing team, swift maintenance, helpful concierge, fantastic amenities, prime location, and engaging community events made it feel like home. I highly recommend it to anyone seeking a vibrant and welcoming living experience!

The Ardea has been my home for over 10 years. I absolutely love it here! However, the largest and most important complaint I have is the ongoing problems using the Elevators. Of the three elevators, one is frequently reserved for moving, which leaves 2 for the residents. Of the two, one is consistently broken, which leaves one elevator for residents. Sometimes the wait is unacceptable, especially if you have an appointment. I wish that The Ardea could build another service elevator which would have a permanent and positive impact regarding this situation.

This area is very clean and well maintained. Haven’t seen any homeless encampments. There is a large number of dogs in this neighborhood and their owners are meticulous about picking up after them. We are happy to have moved back into this neighborhood.

We love our new apartment, we lived here about 10 years ago and we loved it. Now our kids have all moved out of our 4 bedroom house, so we down sized this apartment. The property has been vastly improved since we moved out. Super clean for a building of this age. New management staff are also much improved. Ryan helped us with our application process and made it so easy. We’re overjoyed with our view from the 22nd floor and with how affordable it is given that it’s a luxury apartment. I have already recommended them to another manager who I work with.

The overall experience has been positive. The safety level for residents is high, which was important to us when moving here. There are few events for people to meet each other, but the staff and management make the operations smooth.

We are so happy with our decision to reside at The Ardea. The staff are all very kind and helpful. The community gatherings have been great as we tend to see the same dog people outside our unit. If someone is looking for a quiet, convenient location, with good people The Ardea is the spot!

The Ardea is a beautiful building in an excellent location. The staff is attentive and the residents are very friendly as well. I wish there were more restaurants and a grocery store, but other than that the South Waterfront is a wonderful place to live.

I honestly can say that my girlfriend and I have had a really good experience here. It’s really not that much more than what the market is offering right now and you get to be in a really pretty and clean area right on the waterfront. My girlfriend used to do property management and can sometimes be a little critical and expecting a certain standard, and even she’s really enjoyed it here. The few issues that have come up were addressed right away (Roy, hands down is the best maintenance guy around) I give The Ardea a 9.999999 out of 10

This is a good place to live. It's calm and quite most of the time, if not all of the time. There are numerous smart people here so striking up a conversation at Ovation with a neighbor is never hard.

Living in The Ardea has changed my life upside-down. My happiness, productivity and health have all skyrocketed. I wouldn't be able to see myself living anywhere else in Portland.

It’s like living at the Plaza in Home Alone 2, only there’s no Tim Curry! In all seriousness, the level of service and attention to details that matter when moving and during the duration of your tenancy is unmatched in my 14 years in Portland’s metro area.

I think the Ardea is in the best possible location: the Portland Waterfront is a quietly lively place to live. But I feel like the interior of the apartmentsm(of my apartment) does show wear and tear. Even the balcony door needed repair when I moved in, but it still doesn’t work well. I’m thinking especially of cabinetry, appliances, lighting. I love the location and view from m y apartment. I am grateful for all the assistance the concierges and the maintenance staff give me. I really like my apartment: a one bedroom, on a corner. Sweet.

I love living at the Ardea! My apartment is lovely, light, and quiet. The staff, from leasing office to maintenance to custodial services, are helpful and professional. The area is wonderful, with parks and restaurants.

The Ardea is not only a beautiful place to live, the staff and people who live there create an amazing community. It’s like living in a tight knit neighborhood. The people and pets are incredibly friendly and helpful. We are on the street car line, a block from the Willamette river trail, and there are restaurants, coffee shops, a small (but mighty) urban grocery stop, medical services, a dog park, some boutique shops, doggie day cares, and a 20 minute walk to the Saturday Market. There are also some food trucks a block away. The Ardea has it all!

I love living at the Ardea! You won't find this kind of luxury in many of the newly built apartments anywhere in Portland.I looked long and hard and landed at the best place in town.The hardwood floors and beautiful finishes are a rare find. Another plus is the air conditioning, which is also hard to find these days. I would highly recommend the Ardea.

When I first moved in, it felt like a dream. Such a beautiful lobby, secure garage, fitness center, package delivery, clean windows. All of those things have changed significantly for the worse or have been completely eliminated since I moved in, and yet my rent has stayed the same.

I love living at Ardea. My Apartment is lovely, the staff are caring and kind, our maintenance providers are prompt and really know what they are doing. I love living in the South Waterfront area, too!

I love the location, and the staff (especially the concierge) is cheerful and helpful. The maintenance man is very nice. I am, however, increasingly concerned about safety--our garage has been open to the public for months now. I know there's a watchman. But it's an unnerving situation. I'm also disappointed in the kitchen appliances. They are good brands but very, very old and tired.

Great Management. Meta deserves high praise as she went above and beyond to help me have a seamless move-in. Construction is preventing access to the amenities; but if you like peace and quiet, this is a good location.

Ardea is such a great place to live! I love my apartment, and the area, but the folks who take care of us are the best!

The Ardea is soundly constructed but is not maintained to the quality of its former owners. Common areas are not cleaned properly and the parking area is filthy beyond belief. Management is spending multi million dollars to refurbish the offices and the workout area but can’t seem to spend the money to provide cleaning crews with a proper vacuum to clean the hallways and the basement above all needs major attention to remove dust bunnies and debris that has accumulated around the edges and pillars. Be sure to mask up if you enter the parking garage

The Ardea in in a superb location between downtown Portland and the gorgeous Willamette River. In fact, being on the Willamette helped me to a healthy, happy daily life through the entire covid shut down. I love the location. And the building is well constructed. But it is aging. Kitchen utilities are the original appliances: they are not what anyone who loves cooking would choose to work with. They are great brands, AND they are at least 20 years old. And roughly used. My thermostat controls one part of the small apartment, but not the MAIN living area: there is a six or more degree difference between the "back" of the apartment and the living room "front" apartment. The staff (maintenance and office) are very helpful and friendly. I'

Overall We love it here. Ardea feels like home. Like with any home there’s always things to work on. I think the maintenance team needs better training on the appliances to they can fix them and we wouldn’t have to wait for repairs. I think more security cameras would be a nice feature. Overall, We love it here. We love the concierge and Sophia…both very welcoming and helpful always.
