I’ve lived here for a few months now and I think it’s a great place. The ladies in the office helped me a lot with the move in process.

This complex is absolutely beautiful! The ponds are great and I really enjoy the great view of the airfield from my apartment! The office staff is amazing and maintenance is always on top of everything! 10/10 recommend!

I have lived here for several year and I am pleased to say that our new manager is awesome! She is actually taking care of ongoing issues and is working to make the complex a better place to live.

You can always talk to the staff in the office and Maintenence. They always come to fix things. The upkeep is beautiful.

I have been a tenant here at Sweetwater for 5 years now. My husband and I just love it here. We are at retirement age and just feel.like we have made a cozy home here with no yard upkeep oraintenan e and it just makes sense to us to stay put. In all honesty the management team that we have here now just makes it very pleasant and keeps the property up in a proper and timely manner. We finally have a FANTASTIC maintenence manager and The property manager is what this property needed. Fi ally we have a great team that works together and takes care of tenant request amd the beauty of the property I am so pleased to be here. I have seen 6 property anger come and go and finally we have the right person. Thank you sweetwater Apts. For providing such a good atmosphere and management team. I highly reccomend to people. Been infested with roaches for over 6 months, no one cares, why should they, they don’t have to live in this dump. Asked to have my appliances replaced because I can’t use my stove because the oven doesn’t shut off anymore so I have to keep it turned off at the breaker to keep from burning the building down, and the fridge is rusted through in spots, in my “luxury” apartment. Was told I had to pay extra to have new appliances, which I agreed to just to get them replaced. Tonight the fridge died, shocker, now I don’t have a stove or a refrigerator! The walls are rotting around the front door, it is so bad I have had to shove paper towels into the holes to try to keep the bugs and creatures out. This place is a dump, they should be sued for false advertisement using the word “luxury”. Don’t rent here, live in your car first, what they are charging you can get in a place that actually knows what “luxury” is. RUN!

I have been a resident here for a year, I have never once been late on rent even through the corona virus and the moratorium on evictions, I have paid my rent without interruption as any responsible person would do. Now comes the garbage. I leave to go on vacation Friday 5/28 and come back on Thursday 6/3 to find a letter haphazardly tossed in the yard. It is a renewal request, and they are going up $100 on my rent. The temporary property manager basically told me "move then". Do not rent here, it is WAY overpriced, the amenities are rarely in service, the pond is over grown with grass and not maintained. The pool is open sporadically and closed on Mondays for cleaning. Who closes a pool for cleaning for an entire day? Someone incapable of properly managing and scheduling maintenance, that is who. The management staff is incapable of proper dignified communication, management of maintenance, nor tenant retention. DO NOT RENT HERE. If 0 stars were an option it would get 0. If you rent here expect to be treated like you dont matter because you dont matter to them.

Experienced nothing but complete incompetence from the office staff beginning on the move-in day, continuing well after moving out. Dirty unit upon move-in. Was told the pond was stocked yearly. I lived there for over a year, and they only added a couple of grass carp. Easily the worst experience I've had renting. The current 5 star rating on this site is nothing short of laughable. Maybe the quality of service used to be better, but at its current state, I can't recommend living here. Do yourself a favor and spend your money elsewhere.

The worse management always,apt has mold,they don’t fix the gym they offer,anything to get done in the apt takes about 1week or more when u want to talk to them they don’t care.looking for somenthing better or talk the tenants from the apt before u move in and get stock with them is waste money

Less than 4 miles from the beach! Conveniently located between Highway 59 and the beach express!! I love that it’s pet friendly, has a dog park & is so affordable for being in so close to the beach !!

These people will fine you for anything under the sun. They will do anything to squeeze an extra few cents. I got billed 1500 dollars for not giving them 30 day notice to move out but they didn't tell me I had to until the day after the deadline

My family and I loved Sweetwater!! It was close to a lot of the places we love and only a few minutes from the State park and Orange Beach! The community is lovely! We never had any complaints! If we didn't live in Birmingham now, Sweetwater would definitely be home to us!!

Pictures coming. Worst place I've ever lived. Maintenance men broke in TWICE to patio and broke tips off 4 fishing rods! Stepped out of shower naked to an electrician in my house that was suppose to have been there and done a week earlier! Moved in to find carpet covered in living ants, millions, which they solved by putting bug bombs off in all rooms.....when we should have been moving in. Garage directly next to my front door was rented out multiple times, great when you have such thin walls for that electric mess. Even better when a Harley is warming up in your living room, when it's not yours, I could smell the fumes. My favorite was the young guy who had all his buddies come and drink....at my front door with loud music...but it's his garage so it didn't matter I could hear every word or that as a single woman I couldn't step one foot out of my house without 12 drunk men cat calling in a foreign language .... that's how the apartment does it! You get to look forward to the office jumping out and forcing you to stop in the morning, whenever they feel like it, there's one exit and they take advantage of it! Regardless of telling them you are leaving and emailing corporate of the same, they will simply move the manger to another property or demote them and put someone else in; completely ignorant to the nonsense but equally excited to create their own! You also get to enjoy a dumpster as your main view, covered in bed bug ridden furniture and constantly overflowing with trash! Again, lots of photos to share but have been instructed to save them for now.

I’ve never had a problem living here. The office staff is very helpful and nice and the maintenance is quick on fixing stuff if you need it. I love living here

Love living here its a nice community. The apartments are good sized, its quiet and the neighbors are nice. Staff is very nice also. The beaches are huge, lots of great places to eat!

Overall this place is excellent. Love the apartment, huge patio! Love sitting on it listening to the fountain in the pond.

Loved living here, apartments are spacious beautiful ponds and landscaping. Office staff and maintenance are great! Best of all its close to the beach! I definitely recommend!

I lived here for 8 years, absolutely had no issues. I would have stayed but we built a house. The staff is top notch, Robert the maintenance man has been here the entire time I lived there, he was very personable always went out of his way to greet you and ask how you were doing. The lady's in the office were always very nice and there to help with anything. Jessica I'd say is probably one of best managers they have had and I've seen a few come through. The apartments are very nice I hate to leave but it was time to move into my home.

Hey people that have a plan to move and enjoy the beach during summer trip this is the place to be not ganna lie it's great down her in gulfshores al ya the traffic sucks but hey it's called a tourist town for a reason but the appartments are great I love my B2 floor plan and it is great. Never had a problem since the day I loved in but ya there was a little minor things but it wasn't to much to fuss over and everything now I'm ganna make this public o wait it already is and I know the owner is ganna read this and I just want to say if you use things in the appartment correctly and know the do's and donts in these appartments everything will be great for you and just think if you ever been to another complex that has a compactor and there's a botton to push to compact it well use it and it want get pilled up and I'm sorry if I offend some people but it is a great complex ya things go wrong and break in places no ones house is perfect and things break o well well that is what the maintance guys are for is here to fix the problems that go wrong and it takes time for the parts to come in its not like they have manic dust to say hey I want this here tomorrow no it don't work like that but it takes time for parts to come in and the maintance team that is there now is great about getting stuff to the appartments as soon as they come in so just be patient and they will get to you as soon as they can they also have other stuff to do like turn units for more wonderful people to move in so its not like their sitting on the butts doing nothing stuff gets done on the property so it's a really nice place to live and I love it I'm glad I found a good place to live and stick to it thank you guys for reading this and have a nice day

These ppl will con u anyway they can....when I arrived @ my new "luxury" apt I was greeted with dead bugs & spider webs at my front door. A toilet that rocks, stail rail that's hanging out of the wall along with the toilet paper holder. No microwave which was promised a week & 1/2 before I moved in. Stove eye needs to be replace...can only cook on 1 side of the pan...."new" carpet has fleas & I don't have animals. 2 out of 3 sinks leak with mold stains under kitchen sink. Shower heads spray everywhere but on ur body. Apt has very thin walls.....u can hear everything. Security lights are not replaced timely! Bushes & tress hang over sidewalks that u have to use to get to ur apt. They are not concerned with the safety of their tenants. My front door looks like it's already been broke into & barely locks. This is considered "luxury". Wish I could attach pics...would live to share my experience.

I moved into these apartments in October 2014 and there were so many problems during the move-in evaluation that the girl showing me the apartment started crying and she couldn't get past the living room/kitchen area for the evaluation. Needless to say, there were many more problems that were never fixed and were reported to three different managers. I later received a bill for almost $300 after I moved out for "damages." I notified the manager that those damages were there when I first moved in and I sent her pictures with time/date stamps on two occasions. She stated that she would re-evaluate and notify me further. Unfortunately, I never heard back from anyone at the property and they sent a bill to collections after never notifying me of any further decision. I had moved here from 6 hours away and I did not have anywhere else to stay so I didn't have much of a choice at the time. I would NEVER recommend this property, mainly due to the management company and their inability to conduct business properly. I fought with the company for over a year before I gave up after I first moved in because it was obvious they did not care about their tenents. It is just a company that takes older properties and tries to flip them but doesn't want to put the money into the property or the staff to effectively manage the property.

Unfortunately, because of my work circumstances I did not get to preview the unit I am in. I took the beautiful pictures on the website at face value. I do not believe this business represents themselves accurately. I see the above description says "hardwood floors". Peel and stick laminate is what the kitchen and bathrooms have to offer. There is so very little counter space in the kitchen and the electric coil range is the cheapest they can buy. Mine doesn't even sit level and pans slide off the tiny "large" burner. Everything is old and used up. Too old and used to be charging the rent rates they do. The landscaping is poor, there is dog business everywhere, and the trash is piled around the dumpster rather than in it on many many occasions. The pool looks dirty. There are unsupervised children. Mildew on the outside walls. Roaches and silverfish. They also neglect to mention that this property backs up to a small airport. I don't know how many hours I've had to listen to night landing qualifications. Luxury this place is not but they sure charge the rates as if they could hang with the nicer, newer places that have real amenities in the area.

Great people, tanning bed, close to the beach, nice floor plans, wild life everywhere

When we first moved to Sweetwater Apartments they were great. Top notch office staff, phenomenal landscaping and Johnny on the spot maintenance. After about a year and a half - office management changed and things have gone down hill since. We live in a jungle. The grass in our yard and around our building is rarely cut. The landscaping hasn't been properly done in almost 3 years. We have 5 foot tall weed trees. The grass regularly gets so tall that we can't even let our dogs out to potty without fear of them getting lost. The rent has gone up each time we've renewed our lease - and the current market rates are higher than neighboring apartment complexes that offer granite countertops, stainless appliances, free golf, tennis courts and state of the art fitness centers. Sweetwater offers formica counters, cheap linoleum floors and a "car care center" that consists of a water hose and a busted vacuum that you have to pay for. We have been actively looking for a new place and will be moving as soon as possible!
