Used to be great, now with new management, they've stopped cleaning, cockroaches everywhere, and have actually ended up increasing rent by $300/mo. New management is very passive-aggressive with their $25 fees if you don't put trash in a bag. They say it's to keep things clean, but they have cockroaches, and the overall building is not sanitized frequently. Overall, the management runs the place with such a strict regime, but doesn't do the same towards themselves. Examples: Mailbox is down, for days (maybe a week?) now, packages have gotten lost many times prior to that (they dont care), office staff is a bit rude (maintenance is good though).

Sulfur smell from water is obnoxiously bad.

That smell can often happen if an apartment is sitting for some time without running from sitting vacant or the person living in the apartment before not being home often. The water in the hot water heater that has been sitting can cause this smell. Turn on the hot water in your kitchen and bathrooms and let all the hot water run out of your water heater and let it refill for fresh water and removing that smell. Pretty property and liked the corner units (2 bedroom). However, the bedrooms and living room were way too small. I believe one bedroom was 10X10 and other maybe 10X12 - compared to my current bedrooms and furniture this was not going to work. The 10X10 may work if it is a small child with a single bed and miniature/kid-size furniture. Also, living room for the corner unit was too small if you have a few pieces of furniture. The windows on the corner units were nice though. For the pricing, the actual living area itself is on the low side. FYI - The cost for the top floor of this same unit was $150 more as well. It appears they are starting to have a lot of vacancies due to a lot of people came in when there was 2 months free - the 2 months free is currently on the 1 bedrooms, even though if you select a 2 bedroom on the availability chart it hints you may get 2 months free - you don't...just one.
It's beautiful and really rented for the gym and pool. The price is a bit high for what I thought I was getting in my apartment. appliances, water, and garage smells of mold is what drags it down.
The property is new and clean, the office staff is very friendly and helpful when Nathan was not in Carla answered any questions that I had and helped me as well.
The staff are awesome. We will be moving in sept 27th. We are so excited about our new home.
The rental special is the attraction. Again other apartments near Publix / SJTC's are more appealing, larger in size but wouldn't match 2 month's free rent
I have told people that the Sur is an excellent place to live.
Everything experienced living here has been absolutely Phenomenal and I tell everyone about SUR Southside Quarter
Not sure whether the market rate is realistic and will see after the first 13 months.

I would definitely recommend this apartment community. The Manager and her staff, to include the Maintenance Manager always conduct themselves in a highly professional and courteous manner.
I felt very welcomed upon touring this apartment complex. I felt like the complex spoke for itself and the staff answered my questions honestly without pressuring me into buying anything on a quick decision.
From the moment we walked into the leasing office we were treated with the up-most respect! All of our questions were answered and the staff went above and beyond to make sure our needs were met!
The community is not 100% complete (I knew beforehand). It is coming along very nicely however. Sam and India have been amazing, understanding and attentive to all my needs. I have never met a more friendly office staff. The quality of the fixtures inside the unit are top notch.
Great staff, excellent amenities and location. I loved that they are dog friendly and meet my dogs needs as well.
The leasing professional was great, but when I showed up he was showing a unit to anther prospective tenant and I had to wait over 20 minutes to speak with someone. I also didn't know if anyone was there since there was no sign stating so. I almost left the property and selected another community because of this had it not been for my patience. The construction led me to believe you may not be leasing yet.
I may have a friend inquiring also as per our visit, Sam was wonderful thank you.
The property manager & assistant were very professional and exhibited excellent interpersonal skills. They were very knowledgeable and did not hesitate to pass information on to me.
In addition to exceeding my expectations regarding the physical property, even better are the staff. Sam, India, and everyone else have been great, before, during, and after my move in.
It is absolutely beautiful and is located in a great location!
