Property Ratings at Stella CA
Unfortunately mismanagement has, and continues to, run this place into the ground. Don't move here unless you like the thought of your packages getting stolen. Do not believe the sales pitch and marketing spin, things got much worse when GreyStar took over in May 2024. Management continues to be unresponsive to hundreds of packages dumped daily in the lobby due to a situation they caused by taking the pre-existing, well-functioning package room away as soon as they took over in May 2024. Management does not respond to tenants numerous emails and phone calls, does not communicate timely (oftentimes, not at all) about basic critical community issues like: elevator/amenity outages, package theft and mismanagement (GreyStar actually took the package room away!), security incidents including homeless folks getting into the building, extremely loud, early morning construction around the property... just to name a few. Unless you have no other feasible options like i did, i would strongly urge you to look elsewhere. In addition to the package problem, building security has become a major concern: - multiple vehicles have been broken into in the parking garage. - two stolen vehicles this year in the same parking garage. - In June a resident's apartment was broken into and they were threatened at gunpoint. Yet management does nothing: The office manager's response to the break-in was "there are bad people on this planet and we can do nothing about it". (!) This is not at all the response one would expect from a property that advertises itself as "luxury". Seriously, if you other options that work for you when apartment searching, take them!

While Stella looks great on the surface—modern design, nice amenities, great location—living here has been a frustrating and, at times, disturbing experience. Security is a major issue. My car was stolen from the secured garage, and there have been frequent reports of package thefts, vehicle break-ins, and even apartment break-ins. What’s worse is the near-total lack of communication from management. Residents are left in the dark—no warnings, no updates, no sense of urgency. Even when extra security staff shows up, there’s no explanation. It creates the impression that management either doesn’t care or doesn’t want residents to know how serious the situation really is. Beyond that, the building itself is often dysfunctional. Elevators break down regularly. Key fobs randomly stop working. The intercom system has been out for ages. Amenities like the pool, gym, and lounges are frequently closed with no notice or timeline. These issues might be tolerable if the staff were helpful—but in many cases, they’re the opposite: dismissive, unresponsive, and sometimes outright rude or combative. This place charges luxury prices, but what you get is a poorly managed building with ongoing security risks, neglected maintenance, and a management team that rarely engages with residents in good faith. I hope this review helps others make an informed decision. I would not recommend Stella to anyone until there are clear, consistent improvements in both safety and management accountability.

We’d like to clarify that while we are not liable for personal property theft or damage—as outlined in our lease agreement—we take all reported incidents very seriously. Regarding the vehicle theft you mentioned, we have been actively cooperating with the detective assigned to the case and continue to support the investigation in every way we can. The detective has been in contact with management as well as management in contact with the detective. Safety and resident well-being remain a top priority for us. In response to recent events, we have implemented additional security measures, including increased patrols and staffing. We acknowledge that there have been lapses in communication around these efforts, and we are currently working to improve how we keep residents informed in a more transparent and timely manner. Management does not respond to tenants numerous emails and phone calls, does not communicate timely (oftentimes, not at all) about basic critical community issues like: elevator/amenity outages, package theft and mismanagement (GreyStar actually took the package room away!), security incidents including homeless folks getting into the building, extremely loud, surprise early morning construction around the property... just to name a few. Oh, and if you do manage to make contact with the property manager, she will roll her eyes and laugh in your face when you express the above concerns, telling you "itll never happen" (when you ask them to re-open the package room because now boxes are just dumped in the lobby) - seems like not a great attitude for a property manager to interact with residents, but what do i know? Unless you have no other feasible options like i did, i would strongly urge you to look elsewhere.

I just moved in a couple of weeks ago and so far it has been great. The location is amazing and the people are great! My apartment is in working order as are the amenities. I was onboarded by Danielle and she was great to work with from the leasing side of things. Danielle helped keep me on point on what was needed and checked in to make sure things were moving along. Management company is a complete waste of space and time. They do not care about the tenants here and everything wrong with the building. They prefer to give you nonsense answers and point their fingers at one another. Aside from the elevators being broken, lack of security, promises of improvement that are never honored, gym equipment downsized after being unusable for over a year, stains on the carpet, homeless in the hallways, and lack of security, you'll also find miscellaneous new charges added to your rent every month with no notification. Signing a year-long lease with this building is a MISTAKE. BE WARNED. What will they do? Comment on this post and tell me to visit them to resolve - LAUGHABLE - as if we haven't tried.

We have recently upgraded our gym equipment and have also added specialized cardio equipment such as our new row machine. We do have 4 elevators located conveniently throughout the building, and all elevators with the exception of one are working properly. We are working to get the final elevator back up and running. Our community does have a security guard service that is onsite from 6 pm-6 am daily. Additionally, we are very pleased to say that we are set to have all of the carpets replaced. One elevator has been non operational since last December (2022). Another elevator has not been secured since last year November (2022). They tell you it's a controlled access but everyone has access into the building; including the homeless or people who do not live here. Security has been scaled down to 6:00pm - 12:00am daily. A majority of the common area amenities often do not function – i.e. theater room, new fitness equipment with no cable connection, unreliable wifi, fireplaces, no TVs in the upper lounge, TV in Lower lounge, front door periodically does not work, one elevator down completely for over 6 months, garbage shoots not functioning and so on and so on.

The new property management company has done nothing to fix any issues of the previous companies. They have promised to install a new washer and dryer, fix my sink, and get rid of the water-damaged HVAC/closet area caused by a leak that they let sit for 3 days, but nothing has been completed since April. Do not let them trick you into living here.
