Property Ratings at Springs at Posner Park
Third time typing this out. I'll be short. For the same price, you can rent a new apartment that no one has lived in at some other apartment complex. There have been several newly built and finished apartment complexes in the past three years. This place is older, and it is starting to show. Don't get me started on the fees. Ask them to list all of them. Then decide if you want to live here. I haven't had a problem with roaches; however, my apartment was a major highway for ants. Not fun, they bite. I notified the staff. The issue persisted. Only after liberal use of diatomaceous earth did the problem go away. I still get the odd silverfish. Noise is a problem. There appears to be minimal insulation. Children, heavy steppers, loud conversation, not shouting, slammed doors, furniture being moved overhead, flush toilets, and dogs with untrimmed nails can be heard clearly. The new management are karens. I've been here for more than two years. I have had minimal interaction with the staff until the past month. They like to patrol the complex looking for any policy violations they can find. Which will then result in a snippy email being sent out, and I am assuming, from experience, an accompanying fine. A garden on your patio or balcony. Can't have that. A trashcan left out after a certain time. Can't have that. It is expected that you will wait for the trashman to empty your trashcan at night. Then you will bring it in promptly or at the crack of dawn. Too much patio furniture. How much is too much? I don't know, but the management does, and it is your problem. In the end, if you are looking to be left alone like I am. Find another place to live. I was pretty close to breaking my lease. We'll see if I will or not. I don't like to be bothered. If I am bothered over some nonsense. I will be rude in my response. They don't like that by the way. That, apparently, can be fined and result in the early termination of your lease. If it weren't for the inconvenient timing, and the advice from cooler heads and older people. I would have. Not everyone has the finances to pay the lease breaking fine. I can. I would recommend finding another place. There are cheaper, yet equivalent apartments in the area. That don't come with the added baggage of this place.

My apartment was clean, well laid out, and had all of the features I needed. Aside from some minor hiccups shortly after move-in, it was wonderfully low-maintenance. The location is great, with Target and a bunch of other businesses within easy walking distance. The staff was (mostly) great to work with. This would have been an easy five-star review, except... ...when the buildings were constructed, they didn't put any sound dampening between the units. I frequently heard neighbors' conversations, yapping dogs, and on numerous occasions throbbing bass (occasionally with people shouting over the music) for hours on end. Despite there being a noise clause in the lease, management seems to side with residents who are throwing loud parties over ones who just want a bit of peace and quiet in their homes. Their only suggestion was to call the Sheriff's office if I found the noise intolerable. (Note: I've lived in numerous apartment buildings over the years, and I've never heard neighbors nearly as frequently or as clearly as I did at Springs at Posner Park. At any other property anywhere near that price point, I've had zero issues with neighbor noise. This property is a *clear* outlier in my experience.) Personally, I found the noise to be such a reduction in quality of life that it is easily a three-star deduction. I would recommend Springs at Posner Park to you if and only if you're perfectly fine with prominent neighbor noise in your apartment at all hours. It would be a great place for someone who doesn't mind the noise. But if you want the option of having a quiet night in, you're probably better off looking elsewhere.
