This holding fee is non-refundable if you cancel your application due to the screening outcome or for any reason. There are no exceptions! For instance, if your application comes back Approved with Conditions requiring a Higher Deposit or Cosigner and you can not comply with these requirements. Or if your screening comes back denied. If your screening comes back Approved and Rental History and Employment History are good, you will be required to pay a Regular Deposit. If screening comes back Approved with Conditions, this can require either a Higher Deposit or it can require a Cosigner. We will advise you of which condition after screening is complete. The holding fee will then go towards your move in cost if your application is approved. When applying, you must upload your most recent 30-day pay stubs. We also require your ID or Driver's License . We can not process your application if we do not have all the items required . We may also request additional documents to verify your income/rental and if you can not provide what is requested,  your application will be canceled.
