Property Ratings at Spanish Lake Townhomes
Horrible management on a property level and corporate level. Property manager refuses to speak with residents regarding issues. Don’t return calls or respond to emails. Sewage issues, busted pipes, roaches, over full trash bins, grass not being cut. Turns over to different management companies every few years. Car Break ins , doors are being kicked in. When it rains it pours , into the unit literally. Don’t move here.
Floor flooding for months. They will ignore calls and act as if you are just complaining. All they want is money. They try and stall till end of lease. If you come here have lawyer ready. You will need one. All apartments inhabitable.

The new management is very money hungry. The remodel apartments are pretty nice but not worth what they want to charge for them.

Today is 12-24-2022 we over here dealing with busted water pipes, I've been calling the emergency maintenance since yesterday and haven't gotten no response no nothing, water is all over the downstairs, in the living room, the bathroom the wash room,the kitchen, the closet

1. When I first moved into my unit, it was dirty. Dead bugs on the floors. Fake wood on the floors bubbling up. Cracks/peels on the counters in the kitchen. Underneath the sink was a horror movie. 2. Moving my mattress in, I quickly discovered my unit came with bed bugs. Coincidentally they make all there tenants sign a waiver that says they don't do anything about bed bugs(I should've stopped the paperwork then). 3. Maintenance takes so long to repair issues. I found an independent worker working on some of the empty units and asked him to fix the huge space between the door and the floor that allowed bugs to freely walk in and water to flood when it's raining. 4. Walls are super thin. You can hear EVERYTHING. 5. Cops are always there EVEN IF THIS IS YOUR 1ST PLACE YOU CAN DO BETTER!!! KEEP LOOKING.

I LIVED HERE FOR ABOUT 8.5 MONTHS & MY FIRST MONTH HERE I HAD SHOWER PROBLEMS, STOVE WASN'T WORKING AND I HAD BUGS COMING THROUGH THE CRACKS OF MY DOORS (I WAS NOT RAISED UP W/ BUGS AND FILTH, I WAS TERRIFIED), THERE'S BEEN ROBBERIES AND BREAK INS, KIDS STANDS OUT ALL NIGHT, AND FIGHT. THE POLICE ALWAYS IN THESE APARTMENTS, NEIGHBORS AND THEIR COMPANY PARK HOWEVER THEY WANT! I HAVE DOG MESS ALL IN FRONT OF MY DOOR. THE SERVICE IS HORRIBLE HERE. WE'RE CURRENTLY EXPERIENCING WATER PROBLEMS ! WATER HAS BEEN OFF SINCE 8AM. THESE APARTMENTS ARE TOTALLY UNACCEPTABLE!

People still dying. lived here for 2 plus years. New money hungry management. My living room has flooded 2x due to neighbors. Toilet leaked through floor into kitchen sink. Neighbors play loud music when trying sleep or relax. Neighbor has dog that howels everyday for HRS - IM losing sleep. Thin walls hear full convos, small lot, no lines, HIGH DAMAGING speed bumps. If pay rent and owe late fee they will move to evict 10- 20 days later. RUTHLESS. dec 2016.
Maintenance broke into our home the first week we were there and left our front door completely open! They never came to fix anything and we had sewer flies. The sewer backed up the second day we were there and the a week later ruining our baby girls clothes and toys. The walls are paper thin and you hear EVERYTHING.

Very good staff and amazing amenities. The apartments offer large rooms and an up and downstairs living area. The residence are cooperative and the management staff is seeking to turn the complex into a community.
I just love my community. It feels like home to me . It is a very peaceful place to live. Everyone from the office staff to the maintenance staff they treat you great. I feel very safe in the community. I love all of my neighbors. No one is noisy everyone keeps their space clean. The added bonus its very affordable and you have a lot of space for the price. I would definitely give my community an overall 5 out of 5. I've been here 4 years and im so very happy. I recommend it to everyone I know. And a little known fact my aunt lived there when I was a very little girl.
Nice comfy home with Newley model (up dated) nice area to be around for children to play good parking spaces close to building.... Keep landscape looking nice decent pool area with fitness room no problems so far I'm loving it thanks
