I moved here to save money and I am so I can't complain too much. But I'm gonna. My biggest complaint with this apartment was that they advertised a parking garage and I got it confirmed that I would receive parking garage access until LITERALLY RIGHT AFTER I SIGNED THE LEASE. Biggest bait and switch I've ever been through. I would have never signed the lease if I knew I had to share a tiny 20 car parking lot with the entire building 8 floor building. There is simply not enough parking. There are people parking on the street and in the alley. I parked somewhere and got a ticket, it really truly sucks. And to be clear, Krystal is the one who told me there was a parking garage, who reassured me several times that I would have access and told me access would be $40. They also advertise a pet deposit of $250 but it is actually $400. Any other complaints can be blamed on it being an older building. All the outlets are 2 prong, not 3 prong. No control over the air, and a questionable looking elevator that is prone to break down but these are things you see on the tour and know what you're signing up for. I'm giving it a 1 star review and never recommending this place to anyone based solely on the bait and switch parking situation. Oh, and the back door is supposed to be key card locked but the door is broken so you can open it without the key card, making it able for anyone off the street to just walk in if they wanted to. I like all the security guards and they are really friendly. The lady who I signed my lease with also seemed nice although rushed and always busy or not in the office.

I have without hesitation recommend our community and will continue to do so.
I would not recommend based on the issues with the heat/AC and water temp issues. The heat/AC issues is that when the heat is on, it gets incredibly hot in the units. This could be solved by putting indoor heating/AC units in each apartment. The water temp issue is: if someone flushed their toilet while someone is showering, the water temp becomes scalding.
I have lived here for 2 years. The new management is great but there are a few issues I have. TEMPERATURE REGULATION!!! If you move here you better be ready to freeze during the summer and bake during the winter because the management controls the temp on each floor and you have no way of controlling it. It has been so bad over the last month since they started installing new windows that I have had to sleep in my living room with a fan blowing cold air in from outside! I also do not have power outlets in my bathroom and I’m pretty sure that might be a code violation, along with windows in the bedroom that do not open. My car was broken into as well in their “secure parking garage” along with 25 other cars. Had to pay $235 to replace the window. No compensation or even acknowledgement from the building. Neighbors are loud and residents take up every space in visitor parking and nothing is ever done about it. They also raised the price on the laundry machines even if not offering hookups in units and then charging us to use the ones they have seems like penny-grabbing. I’ve loved it here but the past 6ish months have been absolutely miserable. Currently looking for alternatives.
I am so happy with my move in experience at Soma!! It was smooth from the time I toured the property until the day I got my keys! The office staff was a huge help and very friendly. I am very happy to call Soma my home. The apartment was clean and I love how homey it feels!!!
I don't usually write reviews about businesses, especially a bad review. However, I felt that people should be aware. I lived in Soma 23 apartments because they advertised to college students and I felt that it would be a great and safe place to live while I went to school. The place wasn't the nicest looking place, but it was what I called home. The rent was very affordable and it was located downtown, Memphis near everything. I was then given the opportunity to move out of town in hopes of a better life and opportunities for me and my family so I did. Before I moved out, I gave the new management a 30-day notice and was promised after inspection that I would be given a full deposit back and then some because I paid too much money before I left on my last rent. I moved out in July 2017 and it is now November 9, 2017, and I haven't received a call, letter, or refund of my deposit. I am a struggling college student who did the right thing by given management a 30-day notice before vacating the property and I was taken advantage of. I completed my full-term lease and was under no contract. The office is screening my calls and I have to call from someone else phone in order for them to answer. When the office decides to answer the manager, Linda, informs me that the financial office which is not located on the property is in Arizona and they are responsible refunding deposits. Soma 23 management claims that they don't have a corporate office so there is no one else I can talk to. I don't want another college student or anyone else to be lied to or taken advantage of. Times are hard and I was looking forward to my deposit for my new life I am trying to create.
First off, let me say that when I moved into these apartments I was desperate; I needed a place to live and they got me in the moment I wanted. Boom. Done. This is my first apartment and for the most part it has worked well. Only a few incidents have occurred in my stay here. The previous management were rude and my boyfriend and I are SO thankful that Ms Linda and Ms Adora are here now. I would love to give this place five stars now because the new management is doing so many good things; however I can't, because of one issue: the A/C in this apartment is just refusing to work. I know it's a tough issue to fix and it's gonna take some time. But these apartments hold heat regardless of the weather outside. The not being able to control my A/C is my only complaint here. In the summer it's hot and I have 3 fans going right now with no relief. In the winter the heat blasts so hard I have to keep my windows open even when it's below freezing outside. If they could find a balance with both, that would earn SoMa their 5th star.

My fiancé and I stayed at Pauline Place Apartments from 2015-2016! The managers are the rudest people we've ever came across! This was our first apartment complex together and they made our lives awful! The building reeks of cigarette smoke and the ventilation SUCKS! I've had multiple hospital visits during my pregnancy and before because of the cigarette smoke. What about the tenants with asthma?? It all travels. You will not get your deposit back and they will make sure that they charge you for any little thing that they do. They will threaten you with court if you push the issue! The sockets are awful. They will continue to go out during random times and if you call and say your sockets are out they will try to charge you for it. They will also enter your apartment without notice and blame you for having things plugged into the wall. It's best to just live in a jail than to deal with them. The parking sucks, they split the cost with the towing company. Many of my neighbors lived in fear EVERYDAY because we thought we would wake up the next morning without our cars. The managers SAY that you'll get a warning...LIES!! First night we moved in our car was towed. Some of the tenants are rude right along with the managers. Also, the elevator is the worst thing ever. GOOD LUCKING GETTING YOUR COUCH AND MATTRESS ON THERE! We had to take ours up 7 flights. You also can't prop the door open when you're moving in or out. You can't double park in the front either. On our move out day, they tried to call the towing company on us for parking in front of the building. The air and heat is controlled by the managers, so if you suffer from heat flashes or chills you can't have heaters or fans or you'll get fined! Utilities are SHARED WITH OTHER TENANTS. Don't listen to them when they say utilities will run 80$ a month. It won't be the same and it'll be a different number. ALSO, YOU WONT GET YOUR DEPOSIT BACK. ITLL BE POCKETED. They will lie and make up anything. They will also do the white glove test on your move out day and dock 30-70 dollars every time. One of the managers claims that she cleans up the rooms when you move out and she will dock her portion out of your deposit. I LOVE HOW THEYRE CONSTANTLY CHANGING THE NAME TO RUN FROM THE BAD REVIEWS! . SAVE YOUR SELF, YOUR TIME, AND YOUR ENERGY!

I have resided at Pauline Place (now SaMa 23) since July 2012. I was new to Apartment living and only moved to the Memphis Area due to Health problems making the commute from Covington (68 miles round trip daily x 5) inadvisable. I have had no bad experience with any of the Management Personnel (Ms. Linda) makes my third. I'm writing this review to give a sincere shout out to our Maintenance Lady, Ms Adora. This past Monday I experienced a flood (literally) in my Apartment. Ms. Adora had Rotor Ruter out here ASAP when she realized the situation called for far more than maintenance was equipped to supply. Until the repair could take place (the following day) she was so understanding and helpful. She even offered to assist with the Wet Vac operation and the carrying of my soaked rugs out of the Apt. for me. I turned her offer down..... thinking even I could manage emptying a bucket on wheels. I now know it takes experienced knowledge and strength to maneuver a Wet Vac (but) that was my mistake not hers. The next morning she arrived first thing to check how my night had gone with regard to any further overflowing sink issues (it had not gone well to say the least) and informing me of the time to expect Rotor Ruter. During the "FIX" that resolved the original problem....the following morning it was discovered that another had been created. Again, Ms. Adora was immediately on the scene. I understand that Maintenance is Ms. Adora's job. Being kind, understanding and willing to go that extra mile is not. I'm a 64 year old female who had never dealt with anything coming close to what has happened in the last three days. I not only lack any clue as to the cause of these issues but the knowledge of how and how long the fixes will take. All this non-knowledge was not making those issues any easier. Ms. Adora took the time to explain what was going on and listening to my every concern. While I am sore, bruised and tired to the bone (coupled) with concerns regarding having to replace wooden furniture that stood in dirty waste water for hours and a fur rug that now looks like a wet dog I know for a fact that had I not had Ms. Adora's kindness thru all this it would have been so much worse for me emotionally.

This place would be the perfect inexpensive place to live, if the management and assistant were replaced. Pauline Place Apartments is in desperate need of new management. The assistant is the rudest person I have ever met. The office hours are only convenient for those working 2nd or 3rd shift so, no picking up packages for people who are at work during the Mon-Fri, no weekends, office hours. If you think the rent is low, just wait, they will try to get more money out of you with extra charges. Management controls the heating and A/C, not the tenants. Also, they will enter your apartment without advance notice. It has happened to me several times. There is nothing warm and inviting about the staff at Pauline Place. One good thing, it is a safe place to live ... for now. - not 1 but, 0 stars.

I thought that upon moving into these that I would fall in love and be here for awhile. The office personnel ARE some of the RUDEST people I have ever met. They make living in these apartments like the worst nightmare ever! Micromanaging the tenants really? The parking sucks. The other thing, that me manager is very RUDE, she doesn't speak, she rude to your visitors. They also, sit and watch people on the video camera, there's no apartment community... Tenants are afraid to speak up and speak out. I will be looking for the owners of this building a tell them just what type of person that they have here running their business. There are no incentives, they really need NEW MANAGEMENT!!

I moved to this area specifically so I can pay lower rent, but I didn't want to worry about safety, bugs, crime, and just general annoyance of city living. This is a decent solution. The building has some recent upgrades and for the most part, things work, like the laundry machines. The staff are helpful, but somewhat slow to respond. So far I haven't had major issues there, though details fall through the cracks, such as when I moved in they gave me a checklist of things that said (in theory) my apartment was in good shape. Except for the cracked window pane and the leaky faucet. Easy fixes, yes, but the fact that the checklist stated those problems did not exist in my apartment before I moved in may be problematic when I move out.
