The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Tides on East Cactus
Avoid moving to The Tides at all cost. No matter which one around the valley, they are all owned by the same “owners”. These “owners” never take responsibility for their business activities. They hire completely illiterate people who are incapable of performing their job duties to run the place, which they can’t even do. The office never notifies tenants of any problems as in AC being turned off. Instead they will pack up their items and go to their air conditioned homes and leave us to basically figure it out ourselves. They had the AC break for 6 days and refused to answer the phones and inform tenants about the situation getting resolved. Instead, they urged us to get a hotel that they would cover the costs for. It has been almost 3 months and I have yet to get my refund. They will promise you everything in any way they can, whether it’s through email , over the phone, or in person. Even if you get it in writing, they will go back on what they said and you will never be satisfied. Please avoid The Tides if you care about your well being and dignity!

Hi there. We sincerely apologize for these inconveniences you've experienced and we would like to make things right for you as soon as possible. Our leasing team was in the office during this period of time to ensure our residents' concerns were addressed. We're unable to verify your information via your review, and we cannot reach out to you. Please contact our office at tidesoneastcactus@rpmliving.com so we can schedule a time for you to speak with our Community Manager.
I’ve been at this property for about two years, and ever since I’ve been here I’ve had little to no complaints. I will say, I am requesting pool furniture or I will not be renewing. Please just get us some good quality furniture for the amenity fee we are burn g charged. Again, these guys are awesome here, and the new community manager, Hannah, she is so sweet and cares so much.

This complex is pretty decent considering the area and the prices. I appreciate how they have different options for different needs. You can’t beat having all the amenities/other bills all included in monthly rent. It’s a spacious campus with many options. Good place for single living and smaller families. Lots of people have lived here for years, which says a lot.
Property Manager at Tides on East Cactus, Responded To This Review
Hi there! Thanks for your five-star review! We take great pride in our spacious homes and up to date amenities, and we sincerely appreciate your feedback. Please don't hesitate to reach out to us if you have any questions in the future.
I cannot say enough about how wonderful the office staff is at Sierra Grande. Patty and Kristi are 2 of the most professional, caring, accommodating leasing agents you will ever find. They have made relocating my father from Missouri to Arizona as seamless and worry free as possible. The apartments are clean, affordable and perfect for what we needed. Thank you doesn't seem adequate to express my gratitude for all the extra assistance they provided.
I want to preface this review by stating that the people in the office were wonderful, especially Patty. There were just too many issues that I could not give this place a decent review. My husband and I rented an updated, fully furnished corporate apartment for 2 months. During our time there, we experienced the following issues without resolve: 1. Multiple water outages 2. Daily wireless internet blackouts (provided by apt.) 3. Multiple channels not working for weeks 4. Washer that destroyed my $120 comforter. The property manager said she would follow up with me about replacing it. Naturally, I never heard back. In addition, the walls are paper thin. I could literally hear our neighbor snoring. Smoking on the front balcony is allowed and people do it constantly. I was always having to walk through a cloud of smoke to get to my front door. We moved out 2 weeks prior to our lease ending. We could not wait to get out of there.
This property is delightful. So quiet and absolutely one of the cleanest I think I have ever seen! The landscaping is always kept fresh looking. The entire staff is friendly and personable. Quick to respond to needs or questions; you feel they really care about this little community here. Patty is the greatest!
We needed a small place to stay short term and Sierra Grande is just perfect. It quiet and the people here are friendly. Even the office staff is efficient and friendly.
