Property Ratings at Sedgefield
There's been rats in my unit before I even got there. I hear them scurrying through the walls and if you ask the leasing office to send an exterminator they'll send someone every other week or just laugh at you. Management is disorganized, unhelpful, and disrespectful. I was screamed at by an employee multiple times because I was asking about my A/C being fixed, which was broken for months. I wish I could say you get what you pay for, but here you don't even get that. Find another place!

I put in service requests and went to the office over 7 times and nothing has been done. Issues with roaches and AC system. I had to have my children stay somewhere else because of the excuses. Please don’t move to this place and tell others not to. I will be filing lawsuit.

DO NOT MOVE HERE. Been here 2 months nothing has been fixed, kitchen has flooded twice I have called several times no one has come out to fix anything.

I’ve lived in Sedgefield for almost a decade. There’s definitely been some ups and downs of staying here. The price is great for the school district & the townhomes are very large. Our new maintenance worker Wilhem has been a blessing! He walked into months of backed up work orders and with a smile on his face he comes in and fixes the problem right away. He’s so kind and professional unlike some of the previous maintenance workers. He has restored my faith in this community! Thank you Wilhem for all that you’re doing to get Sedgefield back together again!
I'm a current resident and I'm looking forward to my lease ending. I live In a townhome and this place is a complete hole in the wall. The staff dint care about the living conditions of there resident. Im currently filing a complaint with Cobb county and seeking legal assistance through the law office I work for. Can't go into a lot is details but if you value our family think twice about moving into sedgefield apartments.
worst place I have ever lived in my life until I suffered an accident inside the apartment on account of rotten wood on the top floor the weight falls making a hole. lots of cockroaches. they do not maintain what they need. the apartment filthy water and they charge everything from the client and if you do not pay they destroy your credit. And when I left the building they made me pay for the reform of the unit. making it refurbished. I would not recommend it to anyone even if it is a cheap rent but this can get very expensive afterwards and with great consequences.
If you're actually considering living here, please read. I lived here for 1 year & got out of there as soon as I could. The staff doesn't care about their job or tenants. 1/2 of the outlets do not hold plugs in them No fan in the bathroom. Upon moving in I was told I had to open the window every time I shower or I would get mold. Paint in shower peeled I had no peephole, but there was a hole for it. So there was a big hole in my front door that anyone could look through right into my apartment 2 months until I got a WORKING mail key. I was given a key to a different mailbox twice, giving me access to someone else's mail. I had to consistently ask and follow up to get it 3 months until I got a screen in my bedroom window. Maintenance came to "measure" for it 3 TIMES before I ever got a screen. I had to constantly remind them that I still had no screen. Upon finally getting one, it's too small for the window, leaving gaps on both sides, making it useless. Notified management, nothing happened No doors/windows are sealed, so the electric bill is insanely high summer/winter Stairs and hall in the building AKA only "common space" is disgusting. Blood/paint/food smeared on the walls, trash/syringes everywhere You hear EVERYTHING anyone in the building does. Family of 5 in the unit under me, and I hear children screaming and running around as if they were inside my apartment. The gym is 2 treadmills, broken "weight machine," stationary bike, & elliptical. Only open on weekdays until 5:30. It is not cooled at all. 2 of the walls are glass, and there is no AC running. 2 ceiling fans w/ no way to turn them on. No Clorox wipes. All carpet. No repairs done to walls, so drywall is insanely thin, making it impossible to hang any shelves Only notification system is sheets of paper left in front of your door. The children of the neighborhood like to take them, leaving me with no notice of when people will be entering my apartment. Management offered me no solution to this issue Children spitting off balconies, knocking over potted plants outside the door, messing up welcome mats AC broke approx 5 times They painted over everything after the last tenants, so hair was painted onto the walls
I stayed at Sedgefield for 4 years and I will not take anything away from my experience. It was a true neighborhood. The kids were respectful and friendly and the neighborhood was very quiet at night. I had a 2 brm townhouse for my son and I and it was big enough for the both of us. The price was reasonable so I was able to save money to buy my house. I moved out but I will never forget how this place made my son and I feel. Some people have mentioned bad experiences here and I guess they have their reasons. I too, am entitled to mine. Try it on your own. Your home is what you make of it. I value safety, cleanliness, and comfort. I found all of them applied here. The cost and the location actually make it a steal. You won't find a better deal in this area of Cobb Co. The schools feed into JJ Daniel and Sprayberry if that matters to you. My son still attends Sprayberry although I moved to the Kennesaw Mt area bc my son has friends that he met there and he plays football. I rarely visit but it was a good place for single moms; the hidden jewel tag is the truth. There are enough amenities-playgrounds, pool, workout facility, laundry room, etc. I think the management changed right before I left which was around the start of 2016 so I can't speak on the current team. However, the team that was there before was great (Kashel). Maintenance guys then were Antwan and Jay-really great workers. I think they moved on but all jobs were taken care of. I would definitely consider it if you are looking. It is older so if you like new things this place will not work for you. Everything is clean and updated when you move in so I guess it depends on the look you want. You sacrifice newness what you receive back with the low cost. This is the one time cheapness does not equate to a dump. The downfall though were the closets (small). Other than that save the money and keep it moving. Shay 6/7/2018
I am currently not a resident, but I wanted to share my experience while I applied for an apartment. I chose this complex because it is close to where I work and the price was right. I called and they said an apartment is available and I could stop buy anytime. I was skeptical after I read some of the reviews, but the location was perfect especially with the traffic in the Atlanta area. I went to the office to apply for an apartment about 5:00PM and I was greeted very professionally by Gracie. She said an apartment will be available, and I said I would like to apply for it. I completed the application and I was told they only accept money orders for the background check. The time was close to 5:30PM and I know it was closing time, I was surprised when Gracie said I can go get a money order and she would wait for me. Most people would have said you need to come back tomorrow. Both Gracie and the other girl (sorry I forgot her name) made me feel welcomed. I heard them answering phone calls and I know the people on the other end felt the same as I did. Management these ladies are an asset treat them well. I shared some of my concerns and I was told the people did not let them know of any issues until they moved. I am looking forward to moving in at Sedgefield apartments and I will give an update after several months.
I am a current resident of Sedgefield Apartments. I currently live in a one bedroom, one bathroom unit by myself. The reason I moved here is because I was a student at the local college, SPSU. Price-wise, the place is great! 700 sq. feet is definitely ample space for one student. The administrative staff at the office is friendly, I have never had issues with them. Service orders are completed on time and with good quality of work. The neighborhood is clean and quiet and safe. I have never had security issues living here. I would recommend this community for anyone looking for the best value for their dollar!
