Welcome to Stockton, a dynamic city in California's Central Valley where the San Joaquin River meets an inland seaport. Located 83 miles east of San Francisco, this waterfront city combines historic charm with contemporary living. The housing market presents diverse options, from downtown apartments to residential communities, with current rental rates averaging $1,270 for a one-bedroom apartment and showing a modest annual increase of 0.5%. The rental landscape includes options ranging from studios at $1,065 to four-bedroom homes at $2,731.
Life in Stockton revolves around the waterfront district and recreational spaces like Weber Point Events Center and Victory Park. Pixie Woods, a family amusement park operating since 1954, remains a local landmark. The University of the Pacific campus contributes to the city's educational landscape, while the restored Bob Hope Theatre and the Haggin Museum showcase the area's arts and history.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Schooner Landing
I give this property 4 stars. Location is amazing, right off HWY 5 in an HOA neighbourhood. Landlord is nice and understanding, while also being strict and detailed. I have nothing but good things to say about this property. I have lived here many years and I love how it is a non smoking property, for my baby. I only see people smoking right outside the gate, which isn’t an issue unless the come inside smoking. The only complaint I really have and the reason for not giving 5 stars is the terrible parking. People have to park outside the complex on the red line because there’s no parking inside. People constantly park in designated parking with no parking sticker. I wish they did more about that too but overall great property.
This place is cheap for a reason. Landlord only cares about noise complaints but does not care about marijuana wreaking up the place even though policy clearly states marijuana has to be smoked off the premises. Security does jack squat as multiple cars have been broken into ON the premises. Multiple people taking up 2 spots for parking and nothing gets done. Landlord doesn’t care about her job, she’s simply there for a paycheck.
We're living here since 3 years. Excellent!! Great, welcoming, attentive Management. Very Professional and caring. Things are well kept and taken care of. Maintenance is going above and beyond usually solving any issues within the hours. Best Maintenance Services we have ever received from a Rental Community. Very Dog friendly, no weight limit which is rare to find these days. Safe neighborhood, great neighborhoods. Pool and Landscaping are beautiful and always clean. This is a hidden Gem! Highly Satisfied.
My husband and I have lived here for two years, been through changing landowners, and everything that comes with it. First off, they have very poor security here. The mailboxes have been broken into, mail is stolen from people's doorsteps, the gate that surrounds the apartments breaks a couple times every week, if your permit vinyl for parking isn't highly visible, a towing company will tow your car, even if it is registered with the landlady in her file for you, the towing company also keeps a record of your car so they can come in and take it as many times as they want to and it is at least a $350 fine (even if you can show them the vinyl was in the car). If you lose your sticker ( it doesn't stick by the way so you have to either tape it to your window or glue in onto your car) there is no second one you can buy so for the rest of the time you live here you will have to park outside the complex gates. The washing machine's break all the time and takes weeks to fix ( the landlady won't tell you when they will get fixed). Stuff gets stolen within the gates ( within our own little patio) there are no security cameras anywhere and the landlady won't compensate what was stolen nor does she agree to put in security cameras. The landlady is very rude and is no help when it comes to repairs, it took MONTHS to replace a handle on our patio gate that was broken by the apartment working staff. When we moved into our "renovated" apartment, we had to make a list two pages long of problems that we had with it ( shower doors werent on correctly, there was a screw in our electrical box that was jutting 3in. out, none of the doors in the apartment closed, our lock on the front door and all the windows wouldn't lock, etc.) The rent rose about four times since we have moved here. I would say if you care about your property, your children's and pet's safety, and you don't find the sounds of people yelling and fighting and partying to be a soothing lullaby, choose somewhere else. It is not worth the money and/or hassle.
The apartments are really nice! Very quiet and peaceful neighborhood. Daycare next door. Perfect in my opinion!
