Sawyer Flats

I’m glad there’s progress being made on some of the exterior wear and tear (e.g. outdoor stairway’s metal framing rusting through due to age and local climate). Of course, that’s an ongoing task with a complex this size. I’m a little concerned about areas over the stairwell entrances where standing water gathers due to what I assume are very clogged drainage lines. I love the abundance of trees here, but whoever decided to plant the ones around all our parking spots out to be court marshaled for short-sightedness. These trees spray tiny drops of sap on your car if you park in their shade for MONTHS of the year. Drive thru car wash does not remove them… But as far as being content inside my apartment, I’d like to compliment the on-site maintenance staff. They’re consistently prompt, responsive, and very professional. They take your concerns seriously and do their best to sort out any issues as quickly as they can. 10/10 for the Maintenance Dept

Living at Sawyer Flats has been for the Most really truly good,quiet good people nice looking community except for the Trash area which I believe it’s too small for all the apartments,that’s why every day I piles of trash on the ground which ooh I don’t like to see .Its near Cafes,Restaurants & swimming pools.The Rent goes Higher each year for what reasons there has been No upgrades or anything done new to my apartment & I believe I will be moving after this Lease.Overall it’s a good quiet area with lots of stores.

In June, Sawyer Flats made thorough renovation & improvements to the community Dog Park; leveling the surface, upgrading the landscape, building a barrier around the perimeter to conserve ground cover. Lights repaired - all creating a much safer and better amenity. Great work!

10 months in living here, not disappointed everything you need is in the area, worse case scenario slight noise being close to rio and the highway but nothing unbearable

Quiet neighborhood and very convenient location close to highway, downtown crown, and Rio. Walkable to grocery store Harris Teeter. Nice facilities with pool and gym.

Buildings are quite old and the upkeep hasn’t been very great, but overall the place isn’t bad. Pretty small for the price but it’s very close to lots of shops and restaurants

it's great they respond fine although I still haven't received my lease renewal in the time they said I would. I like the pool in the summer

I’m so happy to Renew my Contract for another Year ! This is our 11 year living in this great Community. I thank the Management for their continuous Improvement. ??MrWilkinson the Best ! Always ready to listen the Residents ????

I have lived here going on 7 years and I recently helped my daughter move out of my unit and into her own in this community. The process was easy and affordable. Not to mention the staff was both prompt and professional in regards to the entire process. I would recommend this apartment complex to anyone looking for a safe, affordable, nice neighborhood to call home.

I’m almost at the top of Being completely Satisfied,but Since my car had been broken into 2 times, I was very upset & late at night I’ve seen a group of guys gathering in the dark with all dark clothes & masks looking around neighborhood,We need more Security around the grounds, just to be on the safer side..

My apartment has so many issues and needs repair after repair, the stairs and hallways are trashed and dirty, theres been caution tape loosely tied near my door where a metal bar came off and the stairs are loose and move on the 4th level. I think a cleaning crew for the exterior weekly would be a good thing and if maintenance was responsive and apartments were thoroughly inspected and repaired before allowing people to move in

The maintenance staff here is great! It usually takes no longer than 48 hours for a request to be answered. The location is nice too, close to shops and restaurants and right next to the ICC.

My resident experience has been very pleasant! We’ve been here for six months now and have not one complaint. The neighbors and the 9904 building are amazing and extension to our family. We look forward to many more pleasant months here at Sawyer Flats

Constructive review here, we hope that the hallways and stairs would be cleaned on a more regular basis. In 2021-2022, the hallways and stairs used to be blown by leaf blower almost every Tuesdays. That hasn’t happened in many years now, and currently the hallways and stairs of the apartment complex is filled with leaves, pollen, and tree debris.

Beautiful area and have been better about completing work orders in a timely manner which was an issue I previously had. Great area to live with so much in walking distance. Get to Yard House and AMC!

It’s great ! ?? I just moved in and I already feel at home ! I love the amenities and location! Overall, I’ve had a great experience moving in and they were able to accommodate my needs.

I like the apartment, it's pretty quiet and well kept, but there is very limited parking if you don't reserve a spot in certain areas of the complex.

I would recommend this place to anyone looking for a nice, clean, well maintained community. Between the wonderful amenities, and the hard working staff members, this community is a 10 all across the board.

What a wonderful place to live! Great location between two town centers and easy access to hop onto 270. Leasing office and maintenance staff are easy to work with too!

So far, the community is quiet, but there is limited parking if you get home later in the day, and areas of opportunity to improve on maintenance of the overall community which are larger scale projects and/ contract adjustments. IE: enclose exterior trash dumpsters and get a compacting unit. The Handrails are badly chipped and peeling and have animal droppings all over them. the breezeways are filled with cobwebs and give gloomy vibe a power wash and repair of these areas can make a difference. I still give 3 stars because these changes cannot happen overnight, but the condition of the community also did not get this way overnight. Hoping this is seen and heard.

Nice and Calm community. A costly place to live but nice. Winters are not too cold and does not snow often. Springs and Summersmust are nice.

Has been a great experience being here. Quiet and peaceful and the staff has been responsive. Not sure what else to say. Rental increases have tended to be quite fair.

I have enjoyed living here for over 6 years now and have recommended this place to several of my family and friends. Between the amenities, the wonderful staff members and the surrounding area I give this property a 10 all across the board.

Since I been here going on 3 years I must say it’s a great community & the Staff is truly great & polite, whenever there’s an issue in my apartment they do come & fix it without having to wait weeks & tho my car got broken into Twice last time completely damaged I know that this is Not the Sawyers faults & the community is pretty safe.Plus it’s close to my jobs.

Sawyer Flats is a great place to live! The location is ideal with it being in between two town centers and direct access to the ICC. Highly recommend!

The apartment complex is in a great area and we haven’t had many issues, but good luck trying to get a maintenance order completed. We have important things we need fixed and we’ve been trying for nearly half a month to get someone to show up and help. Outside of the maintenance system and crew being a massive disappointment, it’s not a bad place to live.

The condition of the buildings is not great. I hear everyone that walks up the stairs, and the person above me I hear every movement. Some of the staircases are crumbling.

It’s been a great experience, from communicating with office to easily moving in. I have no major complaints about living here. Everything is always handled smoothly.

Other than amenities and our apartment needing much needed renovations, our experience has been overall good. I think the complex to focus on updating apartments that need it.

We just moved in on the third and have already fallen in love with our home! There are so many amenities and options for entertainment and food nearby. I would definitely recommend Sawyer Flats to anyone looking for something near the Rio and Downtown Crown. We are having an amazing experience thus far.

Community is great walking distance to the restaurant and stores and on the bus line. Well kept community and the staff are very pleasant. Spacious closets and rooms and the wood floors are great with washer and dryer in the home as well great dog park

I love my two bedroom apartment and all the facilities at Sawyer Flats. Very friendly staff and quickly responsive whenever there’s a problem. Neighbors are friendly and always helpful.

I love this time of year, it's like a winter wonderland. I especially love how well maintained the complex continues to be during during this snowy season. Before it even stops the sidewalks are shoveled and salted. Confirming how committed the grounds crew are to the residents safety and well being. Which I really appreciate.

Going on 6 Months of living here now with my wife and dogs and we don’t regret it love the neighborhood nobody bothers anyone The front office staff is always hopeful and maintenance is pretty quick about getting on top of things.

It’s nice to love here very accommodating and easy to get to other places. Love the commute and not too noisy or crazy unless an event is happening .

Good staff, safe neighborhood and a lot in the area to walk around and do/see. Lots of shops and restaurants within walking distance which has been a blessing

Old property not managed well. Great location. Property needs to update a lot of buildings, stairs and apartments. Garbage are and mail rooms are a mess

It is very clean and safe. Quiet neighborhood. Good location and good school zone for kids. I highly recommend this complex. Reasonable price with good quality apartment

Apartment community and living in nice. Although there are some issues with the stairs being cleaned, that is very bothering. Otherwise the maintenance service is quick, living space/facilities are good too.

This is an old property that is not maintained well. The area is great but the property is not well managed. Garbage/recycling area is disgusting and overflowing.

This community is a 10, all across the board. I would highly recommend this place to anyone looking to relocate to a community run by top notch folks and filled with awesome neighbors.

It's OK only good thing is your close to the highway and rio also it's not too loud of a neighborhood and la fitness is close by but definitely need to upgrade the areas

Overall, really do love living here. Everyone is really nice, the units are spacious and things are kept clean. The floors are really thin so if you have people above you, just plan to make friends with them so you can work with each other. I feel like this isn't unique to sawyer flats though. The area is great, lots to do. the parking situation is the best ive had, I love not having to fight for a spot

Love my home. Thank you Sawyer Flats. 4th floor is relatively quiet, but I think I have a new neighbor next door or beneath me. No idea what they are doing to make so much noise. All good though.

we had a very smooth transfer with the help of steven who works in leasing office. He helped us with all the paperworks and very helpful as well. The community is also quiet so far. Hopefully we will stay here for a long time.

Loving it so far! We’ve made our apartment so cozy and the amenities are great! The neighborhood is in a quiet part of rio but still close to fun restaurants and shops!

I like the area. Everything is close by from grocery shopping to a dinner and a movie night. The apartment complex is quiet for the most part and neighbors are friendly and respectful.

The apartment complex is lovely and the services are completed quick! Though the apartment has some cosmetic damage (messy paint jobs, dented doors, dented appliances, etc.) we love the area and the response of the complex teams!
