It's nice living here. It's quiet, great pool and gym. Love that cafes and restaurants are right below. Parking is a little annoying when it's crowded, but other than that it's good.

We love the convenience of living here. Movies, dining, shopping, etc. are all a 5 minute or less walk away. The community has lots of things to offer and events are always happening.

We’re about halfway through our lease, and honestly, the pool has been the highlight. It’s got that resort-style feel that really makes it worth it — great spot to relax, catch some sun, and just feel like you're living a little elevated. We haven’t been using the gym as much lately, but the overall vibe here is solid. It would be great to see a few more community events or chances to connect with other residents. We've met a few cool people around the pool, but there’s definitely room to build more of that tight-knit, upscale community feel. Looking forward to seeing what else rolls out — definitely enjoying the lifestyle here.

Living in Santana Heights has been a wonderful experience. The property is managed well and maintained greatly. Though past year I was disappointed to see there were hardly any community events planned compared to previous years. Another problem has been the paid parking structure. As residents, many times you get stuck at the gate to get out of parking lot cause there is no attendant managing.

It’s an amazing experience living the vibrant life at Santana Row. Never a dull moment and full of life environment. I would highly recommend anyone to live here and enjoy the amenities and the lifestyle.

Living at Santana Row has been such a rewarding experience—there’s just something special about stepping outside and being surrounded by amazing restaurants, cozy cafes, and unique shops, all just steps away. The vibe is upbeat and welcoming, and it’s easy to feel like you’re part of a real community. Whether it’s a quiet morning walk or an evening out with friends, there’s always something to enjoy right outside your door.

Thinking about moving. Honestly too much noise from kids thinking their American muscle cars are cool to be listening to revving late at night. No peace. Personally being harassed at the gym by a non resident that works at NetApp. Security partially did their job. Concierge office is a lost cause on that matter. There’s always a maintenance problem here. From elevators not working, inspections in your apartment almost every week for unnecessary fire alarm checks, to checking garage doors that rarely open and close when needed to be, and water shut offs constantly.

Convenient place to live. Musicians sometimes plays music too loud but overall good. Haven’t seen community event lately. Would like to attend some. Thanks

I love the area and our maintenance requests are handled in a timely manner and is always a wonderful experience with the maintenance team members. I have not had the best experiences with the leasing office and the staff not responding to emails. The larger Serrano bldg. elevator has been out of service for quite sometime which is quite inconveinant.

Maintenance has been faster lately which is good, and everything has looked pretty clean! New pool deck at Santana Heights is great. I would love more events and community offerings!

Love the community of people, location, safety, and cleanliness. Areas for improvement are management and amenities. But overall, love living on The Row.

The maintenance has been an issue in our townhome. This is the second time our ceiling in the kitchen is leaking of water from our washing machine upstairs. It causes a huge inconvenience with people coming in with huge fans that need to be run all night. I'm not sure why this issue keeps happening.

Even with how busy the management office is, the management team is always so kind and pleasant to work with. They try to accommodate everyone.

The apartment is nice and big and I have a nice view of the pool area. I love being really close to the freeway, but also within walking distance of a multitude of shops, restaurants, and entertainment.

I love living here, but it takes a while for a service request to be acknowledged. I’ve lived here for over 7 months and one of my service requests is still outstanding, even after going into the leasing office to give reminders. It seems they don’t have enough people to help resolve these service requests.

It's a great place to live with so much to do nearby! I especially love the coffee machine in the club house. It's such a nice treat. I also can't wait to use the one if many BBQ grills. And... jump in the pool at some point :)

So convenient and easy to live at Santana Heights. Everything is centered here - food, shopping, health, social! No need to go anywhere else!

My building is quiet. Love the access to the cafes, shops, and restaurants. Also really like the gym which is super clean with great amenities.

I would like to say that it’s a nice place to live, but the true is that it is a really noisy place: Mowing the lawn, fixing the pool, blowing the leaves since 7am. And also the amenities are broken

We love Santana Heights! As returning residents, we are happy to be back home :) The pool, gym, barbecue, and location are excellent! We can't wait to enjoy these amenities.

The living space is nice and I love how close you are to all the shops and services outside of Santana Heights. Unfortunately, the service while at the heights is pispor. I pay for a spot in the Olivet garage but have to fish daily for a remaining spot while several unpaid guest post up every night (doesn’t matter how many fake citations security place on their window). Additionally, maintenance request that takes 2-3 business days to initiate for items like toilet or kitchen plumbing flooding, is unacceptable. After speaking to leasing and requesting assistance, I was offered the option of using the outside gym restrooms or a friend in the meantime. ** in case you need immediate maintenance help, call the listed line and your garage security will answer and let you know they can’t help. I wanted to upgrade to the condos next year, but after 7 months a resident I am looking outside Santana Heights because moving costs and hassle are worth it.

The only thing worth it here… is the gym. The area is too busy. Too many noisy neighbors. No privacy. Maintenance sucks. Place looks like apartments from the 90s. Now they wanna fix a driveway and don’t even have another area to drive through while they fix that. Just had enough of this place. No wonder everyone is moving out. Don’t waste your money here .

Nice vibe always playing piano music with the Christmas lights and Santa in December remind me of Disneyland , always happy to come home , never a dull moment

Living at Santana Heights is like living in a different world inside of Santana Row. Not only the home itself is very cozy and comfortable but the amenities just make it feel like you’re at a resort. The convenience of being able to access lots of good food and shopping is just an added bonus.

We have been living in this community for about 5-6 months, and we absolutely love the location and the overall layout of the property. However, the maintenance and management leave much to be desired. From day one, we’ve faced multiple issues. Basic items in the apartment were broken at the time of move-in, including blinds, the fridge door, and lights—just to name a few. These should have been fixed before move-in, but instead, they lingered for months. There also seems to be a disconnect between the leasing office and the maintenance team. While the leasing office staff tries to assist, it takes months to resolve even basic problems, which is unacceptable for a property marketed as "luxury living." On top of this, there are unexpected utility charges every month, such as HVAC costs being billed separately from electricity. This was not disclosed during the apartment tour or lease signing, which feels misleading.

Great amenities and community events. Maintenance can be a little slow because they are understaffed but everybody here is very helpful and polite.

The community is fantastic. Nothing compares to living on Santana Row however, management is terrible. They partner with subpar vendors and rarely complete maintenance tasks. They definitely work for the overarching company and are not about the community if I didn’t love it so much I’d give a lower review just because of management.

Convenient and quiet lifestyle in the heart of Santa Row. Gated community with safety doors and elevator access. Residents are able to walk to the mall and restaurants. The store selections for shopping are upscale.

I like the events, but do not like that there's no way to communicate with the community/neighbors. It would be great if there was a community board or something similar.

The leasing office staff are consistently incompetent and infuriating. They will lie to your face and take no accountability. For example the lounge has been closed 'for repairs' for months. I was told that they would reopen it on November 1st. Yesterday I was told they still need to "move the furniture around". Im a reasonable person but I expect to be able to rely on a direct answer. To add to my frustration I can see the staff hanging out in there. You can see that it is fully furnished and complete, you can see security guards hanging out in there doing nothing. Nobody needs to move the furniture around. Give us back our lounge please

Poor maintenance, poor staff, just overall miserable experience (lived here 4 years just for the location convenience). Literally will not lift a finger to help you unless you go to the leasing office and beg them to help you. Avoid like the plague.

We’ve had many issues since we’ve moved in 9 months ago. Most specifically with our windows and wash and dryer machines. The windows are broken. All the time. Now that the weather has been cold, the cold air is coming in. I submitted a maintenance request 1 month ago and not a single person has reached out to us. Now 3 other windows are broken and still no one has reached out. Our wash and drying machines have ruined my clothing multiple times and instead of replacing them they do a bandaid fix and tighten screws. Our washing machine is tearing up my clothes AGAIN for the fourth time now and our dryer stops heating after 2 loads. Ridiculous.

I have been living at Santana Heights for 11 months, and overall, it’s been a positive experience. The location is incredibly convenient and the apartment complex is clean and feels very safe, which was one of the main reasons I chose this place!

I recently moved into my new apartment, and I'm very impressed! The layout is convenient, and the staff has been incredibly helpful with any questions I've had so far. The overall experience has been great, and I'm looking forward to settling in even more.

So far so good. We moved in yesterday and the process was smooth. The personnel at the leasing office are helpful and organized and communicated all of the necessary items we needed to bring beforehand. Looking forward to taking advantage of all the amenities and meeting our new neighbors.

Santana Hite Apartments is a great place to live and has a pleasant environment. Above all, it is conveniently located with easy access to restaurants, shops, department stores, etc. One inconvenient thing is that the distance and route from the apartment building to the parking lot are complicated.

This is our third year at Santana Heights Apartments. So far we have been very happy with all the amenities and maintenance. The leasing staff is always helpful and plan wonderful events for the residents. The only issue I have is the paid parking for our guests. I wish there was more easier way to let our guest in and park without charge. Registering license plate and getting it approved through Greystar is a long process.

Great gym - close to a full gym and better than any apartment or hotel gym I have seen before. Close proximity to everything. Everything is clean and exactly how it was advertised in the pictures.

Waking up without water to shower or brush my teeth before work...without a refrigerator for a week...two broken refrigerators sitting in my apartment...maintenance that refuses to come pick them up and saying that the complex manager can do it herself if she wants it done...a washer that tears my closes and linens, and a large door that works intermittently....this is luxury living at Santana Heights. I won't even try to explain how maintenance ransacked my food and destroyed it in the process.

This is a very nice and relatively safe neighborhood. There are security guards and police officers patrolling the area 24/7 so we feel safe walking around outside at night.

Awesome community with great amenities all around you! It's definitely the best apartment I've lived in so far and highly recommend this spot to anyone considering!

Moved in and immediately placed a request to fix the AC. It's now been 3 weeks, the AC is still broken, and it's so hot we cannot sleep. All promises of remedies have yet to be fulfilled, and the latest update for fixing the AC is another 5 weeks.

Santana Heights is a great place to live! It has awesome amenities, including a beautiful swimming pool and a gym, and the facilities are well-maintained.

The townhouse I live in is underwhelming for the price. Old outdated windows that don't work very well. Washer/dryer combo is very low end for a place touted as "luxury living". Blinds on the large windows in the living room barely function and clearly need to be replaced. The sliding screen door handle on that same window has been broken since I moved in. Overall these places are not even close to luxury and are in dire need of maintenance and updating in the interior.

The management team is great! The apartment itself is amazing with all the amenities I could ask for. The communal spaces, like the gym and pool, are always clean and well-kept! The location is another major plus. It’s not too close to the main strip, making it more on the quieter side, but close enough to make everything convenient to walk to.

Location is great proximity to restaurants and shopping and there is always an event happening to keep you amused especially during the holidays. Also farmers market is a great event.

So far, it’s super clean and organized and the people are really nice! I did run into quite a bit of maintenance issues, you’d think a luxurious apartment would come with working showers and and fans and proper window covers / blinds but it was all a mess when I moved in.
