Not the best place to rent especially given they just raised the rent with the same reoccurring issues. Elevators work here and there. Alarms go off for no reason. People smoking and playing loud music till 11 to 12 at night. The whole concept of them advertising luxury living is so not true. There’s always some maintenance issue where they come into your home to fix this and check that. I mean an annual thing is fine but every month it’s to check fire alarms, garage doors, unnecessary plumbing. I mean even on your days off maintenance comes in to bother you to check absolutely nothing that needs to be fixed.

The neighborhood is nice, but again the Santana heights property has older apartment and appliances comparison to levare and misleading. In addition the common areas inside the building are carpeted and have not been shampooed or steam cleaned in well over a year. There are deep stains from all of the pets, drink spills, etc in the carpets which sometimes have a light smell, but I also think this unsanitary. Rent will increase every year with no changes to the unit or interior of the buildings. All of the "upgrades" are typically done to the outside areas.

life on the Row is vibrant! Beyond restaurants and shops, there is live music, events, and markets (farmers market, craft market, holiday markets). Holidays, especially Christmas, are celebrated. When I open my french doors, I hear the live music. It's an amazing place for those who love exuberent urban life. That said, if you're looking for a quiet surburban oasis, this isn't it.

We are enjoying living at Santana Heights. Can’t believe we have been here for 3 years already. We love the community. The maintenance is doing great job keeping the property clean. The leasing office staff is courteous and ready to help. The most annoying thing is getting out of the garage after paid parking has been installed. It gets really backed up and takes forever to leave the garage.

The move in is pretty smooth, but the floor is really dirty when move in, some of the painting is not even dry, the maintenance response really fast and the pool is really nice, the elevator on the load dock of fogo dechao sometimes not working

It's nice living here. It's quiet, great pool and gym. Love that cafes and restaurants are right below. Parking is a little annoying when it's crowded, but other than that it's good.

We’re about halfway through our lease, and honestly, the pool has been the highlight. It’s got that resort-style feel that really makes it worth it — great spot to relax, catch some sun, and just feel like you're living a little elevated. We haven’t been using the gym as much lately, but the overall vibe here is solid. It would be great to see a few more community events or chances to connect with other residents. We've met a few cool people around the pool, but there’s definitely room to build more of that tight-knit, upscale community feel. Looking forward to seeing what else rolls out — definitely enjoying the lifestyle here.

Living in Santana Heights has been a wonderful experience. The property is managed well and maintained greatly. Though past year I was disappointed to see there were hardly any community events planned compared to previous years. Another problem has been the paid parking structure. As residents, many times you get stuck at the gate to get out of parking lot cause there is no attendant managing.

Thinking about moving. Honestly too much noise from kids thinking their American muscle cars are cool to be listening to revving late at night. No peace. Personally being harassed at the gym by a non resident that works at NetApp. Security partially did their job. Concierge office is a lost cause on that matter. There’s always a maintenance problem here. From elevators not working, inspections in your apartment almost every week for unnecessary fire alarm checks, to checking garage doors that rarely open and close when needed to be, and water shut offs constantly.

I love the area and our maintenance requests are handled in a timely manner and is always a wonderful experience with the maintenance team members. I have not had the best experiences with the leasing office and the staff not responding to emails. The larger Serrano bldg. elevator has been out of service for quite sometime which is quite inconveinant.

The maintenance has been an issue in our townhome. This is the second time our ceiling in the kitchen is leaking of water from our washing machine upstairs. It causes a huge inconvenience with people coming in with huge fans that need to be run all night. I'm not sure why this issue keeps happening.

The apartment is nice and big and I have a nice view of the pool area. I love being really close to the freeway, but also within walking distance of a multitude of shops, restaurants, and entertainment.

I love living here, but it takes a while for a service request to be acknowledged. I’ve lived here for over 7 months and one of my service requests is still outstanding, even after going into the leasing office to give reminders. It seems they don’t have enough people to help resolve these service requests.

It's a great place to live with so much to do nearby! I especially love the coffee machine in the club house. It's such a nice treat. I also can't wait to use the one if many BBQ grills. And... jump in the pool at some point :)

I would like to say that it’s a nice place to live, but the true is that it is a really noisy place: Mowing the lawn, fixing the pool, blowing the leaves since 7am. And also the amenities are broken

The living space is nice and I love how close you are to all the shops and services outside of Santana Heights. Unfortunately, the service while at the heights is pispor. I pay for a spot in the Olivet garage but have to fish daily for a remaining spot while several unpaid guest post up every night (doesn’t matter how many fake citations security place on their window). Additionally, maintenance request that takes 2-3 business days to initiate for items like toilet or kitchen plumbing flooding, is unacceptable. After speaking to leasing and requesting assistance, I was offered the option of using the outside gym restrooms or a friend in the meantime. ** in case you need immediate maintenance help, call the listed line and your garage security will answer and let you know they can’t help. I wanted to upgrade to the condos next year, but after 7 months a resident I am looking outside Santana Heights because moving costs and hassle are worth it.

The only thing worth it here… is the gym. The area is too busy. Too many noisy neighbors. No privacy. Maintenance sucks. Place looks like apartments from the 90s. Now they wanna fix a driveway and don’t even have another area to drive through while they fix that. Just had enough of this place. No wonder everyone is moving out. Don’t waste your money here .

Living at Santana Heights is like living in a different world inside of Santana Row. Not only the home itself is very cozy and comfortable but the amenities just make it feel like you’re at a resort. The convenience of being able to access lots of good food and shopping is just an added bonus.

We have been living in this community for about 5-6 months, and we absolutely love the location and the overall layout of the property. However, the maintenance and management leave much to be desired. From day one, we’ve faced multiple issues. Basic items in the apartment were broken at the time of move-in, including blinds, the fridge door, and lights—just to name a few. These should have been fixed before move-in, but instead, they lingered for months. There also seems to be a disconnect between the leasing office and the maintenance team. While the leasing office staff tries to assist, it takes months to resolve even basic problems, which is unacceptable for a property marketed as "luxury living." On top of this, there are unexpected utility charges every month, such as HVAC costs being billed separately from electricity. This was not disclosed during the apartment tour or lease signing, which feels misleading.

The community is fantastic. Nothing compares to living on Santana Row however, management is terrible. They partner with subpar vendors and rarely complete maintenance tasks. They definitely work for the overarching company and are not about the community if I didn’t love it so much I’d give a lower review just because of management.

Convenient and quiet lifestyle in the heart of Santa Row. Gated community with safety doors and elevator access. Residents are able to walk to the mall and restaurants. The store selections for shopping are upscale.

The leasing office staff are consistently incompetent and infuriating. They will lie to your face and take no accountability. For example the lounge has been closed 'for repairs' for months. I was told that they would reopen it on November 1st. Yesterday I was told they still need to "move the furniture around". Im a reasonable person but I expect to be able to rely on a direct answer. To add to my frustration I can see the staff hanging out in there. You can see that it is fully furnished and complete, you can see security guards hanging out in there doing nothing. Nobody needs to move the furniture around. Give us back our lounge please

Poor maintenance, poor staff, just overall miserable experience (lived here 4 years just for the location convenience). Literally will not lift a finger to help you unless you go to the leasing office and beg them to help you. Avoid like the plague.

We’ve had many issues since we’ve moved in 9 months ago. Most specifically with our windows and wash and dryer machines. The windows are broken. All the time. Now that the weather has been cold, the cold air is coming in. I submitted a maintenance request 1 month ago and not a single person has reached out to us. Now 3 other windows are broken and still no one has reached out. Our wash and drying machines have ruined my clothing multiple times and instead of replacing them they do a bandaid fix and tighten screws. Our washing machine is tearing up my clothes AGAIN for the fourth time now and our dryer stops heating after 2 loads. Ridiculous.

Santana Hite Apartments is a great place to live and has a pleasant environment. Above all, it is conveniently located with easy access to restaurants, shops, department stores, etc. One inconvenient thing is that the distance and route from the apartment building to the parking lot are complicated.

This is our third year at Santana Heights Apartments. So far we have been very happy with all the amenities and maintenance. The leasing staff is always helpful and plan wonderful events for the residents. The only issue I have is the paid parking for our guests. I wish there was more easier way to let our guest in and park without charge. Registering license plate and getting it approved through Greystar is a long process.

Great gym - close to a full gym and better than any apartment or hotel gym I have seen before. Close proximity to everything. Everything is clean and exactly how it was advertised in the pictures.
