For the most part I haven’t had any problems in the three years I have been here besides the pool being closed basically all summer every year while schools out

Samsan bluff is a great community but maintenance needs to do better when they come and fix appliances it takes them a long time to fix anything... overall is the great complex I love that they have resources for single parents and kids.

Management is getting better however the tenants around you have no respect for anyone else they leave trash everywhere and are very loud and keep noise up 24/7

I live in a 1b 1b and it is really spacious. I live the fact that I have a park right outside the gates which I can just walk with my dogs everyday. The neighbors are really nice (at least in my complex), I have no complaints. Also every month there’s a few events the community can come together, talk, share, and enjoy!

Sansom Bluff Apartments is an apartment community that is related to Sansom Pointe Senior Apartments and Sansom Ridge Apartments as iall three properties are owned and managed by the same company. Thus, the problems occurring in one property occur in all of them: apathetic and inept management, horrible roach infestations, lack of lease enforcement. Management insists residents use an app for communication and rent payment which can cist as much as $30 in addition to the rent but Management also does not keep accurate rent and water/sewer payment ledgers or histories, often re-charging residents for bills that have already been paid. As this is an affordable housing property, Management goes out of its way to make the experience as unaffordable as possible. Management frequently makes excuses as to why it has not resolved literally years-old problems: residents who move in and note that something in the apartment doesn't work will remind Management every month for two years that the tub, the sink, the door, the garbage disposal, the fridge, or the AC is broken and will receive in response "I can't fix something if I don't know it's broken" from Management. It took someone being murdered and the SWAT team coming out fir the manager to bother to care about the rampant abuse of the lease by residents having guests over for extended periods. If you want to live in a place where Management abuses it's power by mishandling your payments, where roaches are rampant, where weed is freely smoked endangering the health of your children, where things break but take years to get repairer leaving you in a place that it uninhabitable, then this is the place for you. Otherwise, run far, far away from this property and any other managed by Solidado/Cardinal.

Nice apartments. Management is great, no problems with any of the residents. Maintenance could be a little quicker on requests or even give follow ups on your wait time. That would be my only concern/complaint.
I’ve been living here for almost 2 years and every time I needed something from management is a pain in the lower back, long story short my most recent problem is that my AC is broke in the middle of the summer with 95+ temperatures and in 5 weeks they haven’t solve the problem always saying that they know the problem is a leak on the AC line but never giving me an estimated date on when the problem is going to be solved… I have 2 kids and they have rashes on their skins cause of the excessively sweating caused by the high temperatures on the apartment.
Neighbors are very dirty. Trash is always on the stairs, drawings on the walls. I was also told by a neighbor that my roommates car was being messed with at night. Moving out as soon as lease is up.
