Maintenance team is not responsive they will close your ticket without resolving issue, Many times you have follow up multiple times to get any work done.
It could have been better. I moved in July 1st and my tube was not complete even though they were fixing it still let things done and it still is not corrected. It’s also very hard to get things done in a timely manner. My fryer always is making a loud noise that I have been trying to get them to fix/look at. The company they used for the cleaning did a poor job it was as if it was a rush job that was done I always do my own cleaning when I move in places but I found I had to do a lot more then a typical “wipe down” very dissatisfying. They also take forever to get to work orders. Aside from that I love my apartment and it fits my needs the amenities are nice .
These apartments is not what I expected far as the maintenance people, staff workers even to the pools being closed all the time, the valley trash doesn’t get dumped ,but we get charged. These apartments are just ok!

Nice community . The staff was very nice and helpful. I love how quiet and safe the community feels. The leasing office is very easy so I recommend coming in person if you need to talk to them about anything.

Mails are not secure. Packages and courier delivery not secure. Worst Internet Service, at least internet will down once a week. Very small play area for kids

Beautiful property however, there is a lot of things needing to be fixed in the unit that I have expressed from day one of moving in! I sent emails and spoke with management and it’s going on 3 weeks with still no maintenance personnel in sight! Very disappointing because my family and I a unable to truly enjoy our new home with so many broken things in our unit for example our huge patio door blinds aren’t able to shut so anyone can just look straight through my unit at nights, a burner on my stove doesn’t work, the fridge is missing shelves, and the laundry list continues. Beautiful property lack of promise holding to fix issues residents find.

Overall, my stay at the apartment has been mostly positive. The location is convenient, the environment is generally quiet, and the layout of the unit is comfortable. However, one major downside is the maintenance service. Response times are slow, and issues are often not resolved properly the first time. While the apartment itself is nice, the poor maintenance experience does take away from the overall satisfaction. If management improves this aspect, it would be a great place to live.

I have been living in this community for last 8 years. Amenities are quite outdated most of the time pools are closed and no proper maintenance. For this rent could have get better Amenities.

Gate never works, neighbors are loud and leave trash everywhere, maintenance never answers my requests, have to share internet with complex and it goes out constantly!

I have lived here fifteen years. First five were great and next five were good. The last five have been increasingly worse and worse. The staff turnover is horrible. Community rules are not enforced. Residents put trash out whenever they feel like it. I have been trying to get this addressed for over two years but all I ever hear is “we’ll reach out to the residents” and nothing changes. They need to fine residents. Patios are used for storage, laundry, toys which is prohibited in the lease. Litter is everywhere. When we first moved here staff would walk or use golf cart to periodically inspect property and maintenance picked up litter. I don’t think the staff ever leaves the office and litter just blows around the property. The security gates have not worked in five years. It’s nearly impossible to reach the office by phone and voicemails are never returned. When I do speak to someone they are either unhelpful, clueless and rude. No one takes accountability for anything.

Clean, peaceful, green and secure gated community, great staff! Maintenance was good it can be more neat if the trash leak marks was cleaned in the corridor or it can be good while they do the valet trash properly.

Roaches are a nightmare and the internet always has issues I have addressed these issues countless times but they never resolved them People keep moving out One neighbor upstairs moved in and moved out the same week because of mold issues

Roaches, homeless people, trash, water damage, understaffed... need I continue? No one answers calls or emails at the front desk, screens are still ripped from pre-hurricane maintenance (over half a year), gates have been broken for over 3 years, people dump trash at the front entrance, homeless people dumpster-dive at night on the property, and maintenance requests go unresolved for months at a time. I am very disappointed.

Nice neighborhood for the most part. Peaceful and beautiful scenery with the lakes and wild life. Staff in office are excellent. Maintenance does take a while to get orders in after new company swapped. No issues really beside some noise level but that’s typical in apartments
The garbage situation is a downer, but location is great. Love being near my daughter and grandkids. community is very nice. Staff is always helpful and nice and friendly. Most times tranquil.

I love Tampa. The weather is amazing. The Sanctuary is a nice place. The apartments need a bit of upgrading, and the trash situation is horrendous. Debating on whether to buy a home or keep renting.

This place is still terrible. We pay so much for a really poor experience. Advertised as a gated community, but gates have been broken for over 1.5 years! False advertising is illegal! Trash compactor being broken is the newest thing. It was fixed for two days then broke again. You would think with the amount we pay they would be able to hire someone to fix these things immediately. Don’t get me started with the patio screen repairs! They came in and ripped our patio screens so painters could come in and paint the patio, which is fine. 6 months later and they’re just now getting fixed. Should’ve been better planning in their end to have it fixed as soon as paint was done. They also have pest control enter my apartment every month. This isn’t something I signed up for and makes me uncomfortable. Seriously considering hiring a lawyer to get some of my rent back. Absolutely ridiculous!

Apartments are good, services are pretty fast n transparent. They will respond to any maintenance issues on priority. Staff is very good and polite.

Yes the are helpful but they do not pick up the office phone and unfortunately my work hours are the same as there’s. So i literally have to call back to back with hopes they’ll pick up or be late to work

The Sanctuary at Highland Oaks management team sucks! Our patio screens were cut by the painters and never repaired. Roaches ?? are a forever issue and I cannot wait to move the hell out of these terrible apartments. The people above me make god awful loud bangs on my bedroom ceiling and management will not do anything about it. I can’t wait to vacate out this living nightmare I am in.

Neighbors are dirty. Apartments have roaches not just a few but a lot of them. It doesn’t matter how much you clean or how clean you are. There’s trash everywhere specially by where the trash should be taken out at. The gates have never worked since I loved here and they also charge you for something that you don’t even have for example they have charged me for a storage unit I’ve never gotten. I’ve told him about it they still haven’t done anything about it but yet you expect me to pay my rent on time.

Repairs are settled quickly and in a timely manner. Management has been very responsive and helpful in dealing with these problems and have exceeded all expectations

Professional staffs greets you . They are very welcoming and accomodating. The process to rent an apartment was easy. The aprender complex has a beautiful pool at the entrance and the amenities are close by. The area is kept clean as well.
