South Portland blends the charming homes in the suburbs of Southwest Portland with the trendy storefronts and upscale apartments of Downtown Portland. This area contains the South Waterfront, a growing, multi-use neighborhood with high-rise apartments, an extension of the OHSU campus, and top-notch restaurants. Tourists are familiar with South Portland for being home to the city’s most alluring vista, the OHSU tram. The Ariel Tram starts at river’s edge by the South Waterfront, passes over the neighborhood and Interstate 5 up to the top of Marquam Hill. South Portland offers beautiful views of the Williamette River and easy access to Marquam Nature Park, Portland State University, and downtown.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Sanctuary Apartments
There have been several recent changes that have happened that make this place less and less appealing. The upkeep is one of the concerns. Office staff has recently been making excuses for this.

This place is so gross. “If you want motel style accommodations for luxury style prices, this is the place for you!” Theft is rampant here. Everyone’s packages are constantly being stolen and Management does nothing. I found a giant pile of opened and sorted through packages that someone picked through and only stole what they wanted! Cars get smashed in all the time- it’s happened to me twice in their underground parking structure that is supposed to be secure. Costs $150 per month to park! My bike got stolen locked up inside the garage too! And when you go to Management they could care less. I’ve never dealt with any management quite like these girls. They have no concern, they don’t want anything to do with it and do not help at all. It’s been an absolute nightmare living here! I’m not alone either! All my neighbors feel the same!

Hello, We are sorry to hear of any frustration you have experienced. We would like to discuss your feedback in further detail, but as this is an anonymous post we are unable to reach out to you directly and invite you to connect with us at sanctuary@secpropres.com. Thank you, Sanctuary Apartments Management Team
Our family moved here from across the state to attend school at OHSU last June. The Sanctuary Apartments team did a great job of welcoming us and helping us get settled in our new apartment. They also offered great benefits and discounts for being affiliated with OHSU. The property is only a few years old and is well maintained by great professional staff. The apartment is clean, well-insulated, and has nice new appliances. Since the property sits right along the Willamette River the greenway trail offers a great place to exercise and take the dogs out for a peaceful walk. Also, the staff does a great job of promoting a community amongst its residents by hosting a happy hour with free drinks every Friday to allow residents the chance to meet and get to know each other. Overall our experience with the Sanctuary Apartments has been a wonderful blessing to our family and we couldn't be happier with our new home.

Hello Phillip, We love hearing that the Sanctuary team has played a positive part in your family move:) We are happy you have chosen the Sanctuary community and we welcome you home! Let us know if you need any help, Your Sanctuary Apartments management team
You will be charged with $165 cleaning fee without warning upon move-out. This was taken out of my deposit. They did not state in the lease or at any point of living here that there would be a cleaning fee at move-out. Carpet was brand new except for 1 year of me living there. Carpet was vacuumed before move out. I even emailed them with copies of the lease and the specifics of why a renter would get charged; nowhere does it state a generic cleaning fee at move-out. Living here was great. Awesome location. Lived on first floor of B building and it was mostly quiet. Could hear some noises through walls.
Great location! So many amenities! Only half of your packages lost! Lovely gym - treadmills sometimes work! Beautiful rooftop/grills - no sink or bathroom, just lick the salmonella off your fingers or head to the other building. Spectacular river views. Such fun loading wagons to carry groceries from a parking garage, through the rain, across RR tracks! You won't be lonely - sounds like neighbors are in bed with you! Responsive staff will totally get your lost packages, just as soon as they feel like it. And so sweet... They thoughtfully post a notice of eviction on neighbors' door for late rent after learning they're out of town due to a death. Don't worry about the 43 page lease, theres nothing hiding in there. Move here!
This complex has a lot of appealing features, new appliances, waterfront view, great amenities. However, I would not recommend renting here if you want to live somewhere quiet. I like to come home from work and be able to relax and go to bed at a decent house; but it is no Sanctuary living here. The insulation between the floors and walls is terrible. I feel as though I have a roommate that I've never met. I can hear the people above me arguing late at night, I can also hear every move they make such as getting something from their dresser, walking to the bathroom, cooking, knowing what time they get up in the morning, etc. When I have talked to management about mentioning to them that there is someone living below them who does not appreciate being kept up/woken up at late hours I get the response of it is just everyday noise. From experience of living in other apartments, this is not just everyday noise.
Be very sure to do your research here. This is a visually appealing complex. The amenities and aesthetics are a solid sell. The issues come from the construction of the building. The walls and insulation are horrendous. I make no exaggeration when I say that I can hear literally every single step the neighbor above makes. I hear toilets flush, elevators chime, and people coming and going/conversing in the halls. It's more than day-to-day apartment noise. Last night at midnight I heard my neighbor get up, walk to his fridge and get ice, and then use the bathroom. Extremely unpleasant. Management has been unresponsive and disinterested in any complaints.
