Property Ratings at San Miguel
There are things I genuinely appreciate, but also several concerns that I hope management will address. One of the biggest issues has been the bugs. It feels like no matter how clean you keep your unit, pests still find their way in, and it has become a consistent frustration. Another concern is the dumpster area it’s often overflowing, which not only looks bad but can also attract even more insects and create an unpleasant environment for residents. I also really miss the community events we used to have. Those gatherings made the complex feel warm, connected, and fun. They helped build a sense of community, and I truly wish the management would bring them back. They made a noticeable difference in making residents feel appreciated. the office staff has always been nice and helpful whenever I’ve needed something. They’re patient and respectful, which I do value. Maintenance, however, can be hit or miss. Sometimes they fix issues quickly
First year was great. Maintenance is amazing as well as the little on site store. Currently I've been having issues with trash valet not picking up my trash. Additionally, I thought I had a reserved parking spot from prior management (totally my fault for not double checking and just paying whatever my rent balance showed). New management that took over called me twice a minute apart (so they knew I was a resident and had my info.) and then had my vehicle towed an hour later. Per management, I had been parked in someone's spot multiple times but it was never brought to my attention and just towed. Till this day, the spot is empty and nobody parks there. I have called as well asking for a reserved spot just to see, and that exact spot was offered. Nice to know management and staff just lie to your face rather than going the extra mile for their residents. All this happened the week my son and I both had the flu, so having my car towed really just putting the icing on the cake for me :(
Love this place maintenance is very attentive. Gym and pool are nice. Appreciate the staff and the maintenance team fir always being available for all our needs
I’ve never had any issues here. Maintenance is great and the very few times I have had a complaint, the office staff has always been so sweet & accommodating.
Perfect location and amazing apartment quality. Great gym, pool, and other amenities. Very affordable, especially relative to the compliments about fanciness I get when friends visit. Smart layout regarding noise, but also a pretty quiet community. Responsive maintenance, and very fair management. I can always find close parking. They even just added an auto-checkout convenience store which is a really neat idea.

The staff is rude and unprofessional. The maintenance takes a really long time to get finished. One person marked my ticket as resolved but never even stepped inside my house. I have lights that constantly flicker and the gate is always having issues. It either breaks and has to be left open or won’t open when you try to exit it. I feel like the community is safe though.

I cannot recommend San Miguel anymore due to the Spectrum issue.
The apartments are very nice and modern. They are very upkept and safe. The amenities include a pool, gym, bbq, dog park, and games which can be found in the office. They sometimes organize fun activities as well.

Staff is nice and maintenance is amazing. No complaints really other than a few residents that have extremely loud cars. Wish there was a playground for the kids though and better shaded area in the dog park.

Best staff and great environment because everyone is welcoming. Way better than my last apartments and better amenities as well. The gym and pool are a 10/10 in my books would recommend to others as well.

The move in process was easy and quick. Everyone was very helpful. The property is well maintained, and staff is helpful. There was a couple of things that needed to get done to my unit even after moving in. They got it done so no biggie, but its things that should have been done before anyone moved in.

Living in this community has been a positive experience. From the moment I moved in, I noticed how well-maintained the entire property is. When it comes to maintenance requests, the turnaround time is good. Any issue I’ve reported has been addressed quickly and efficiently, often within 24 hours. It’s reassuring to know that help is just a call or click away and that the team takes every request seriously. The office staff are always available and responsive. Communication with residents is good—important updates are shared clearly and in a timely manner through email and community boards. As a dog owner, I especially appreciate the community dog park. Its a nice place to live most of the employees are great and respond in a timely manner. I know it's not easy to control security concerns but we do have suspicious people dressed in hoodies walking around in the early morning hours and my storage unit was broken into to. They claim they have security but never seen them.

Moving in and the first two weeks were not very pleasant. Apt not ready, things not getting done until after asking for them to be done multiple times. Since having things fixed, it’s alright. Hoping the next year will bring better days.

My apartment is great, and I haven't encountered anything bad. Everything is working perfectly, and I’m really happy with it It seemed like my neighbors stopped smoking weed or they moved out. So its been better

Amazing! My husband and I just moved in with our dogs and we are very happy. The facilities are very well maintained. Some details we had in the apartment were immediately addressed by the maintenance team. The gym is excellent (only one piece of equipment doesn't work, but they are fixing it). A basketball or soccer court would make the place perfect. Even so, we love our new home, and my dogs love going to the dog park. Thank you for all your attention :)

Great area to live. Maintenance crew is amazing and handles service requests quickly. Wish some residents would be mindful of quiet hours late at night or early in the morning (particularly cars with loud engines). I get woken up to the sound of someone starting their muscle car daily. Other than that, I enjoy living at San MIguel :)

I have lived here for about a year and I just love it! The company as a whole are so nice and friendly. The apartment complex is beautiful. They keep up with the maintenance outside to make sure it stays nice. Very safe environment and the pool is a plus! With palm trees around it and a grill for public usage.
