I don’t have many complaints far. My only complaint is that the gate to the garage is almost always broken. There was a lack of communication in regards to residence parking the front until recently, but other than that my experience has been good.

The Dairies has been a wonderful experience over my last three, soon to be four years. The amenities are well taken care of and everyone who lives here is so polite and respectful.
Things are always breaking, and they never replace them, especially the gates. They are always broken. My tires (4) and a neighbor's tires and wheels got stolen over multiple weeks inside the "Gated garage" that we pay to park in. The property is MIA and is taking no responsibility. They have no cameras inside the parking deck, which would be very easy to add, as they are always seeing thefts within the gates. If you drive anything nicer than a 2000 Toyota prius I suggest living somewhere that's going to care more about their facility maintenance.
Hello! As a whole, I enjoy renting from RT Dairies! Length of stay: 6 mos. Likes: - Community is clean! Cleaners come weekly to clean the hallways! - Office staff is responsive and nice! (Brooke, Joslyn and Kira always answer my emails quickly!) - Apartment units are spacious and modern - Maintenance team is timely and efficient (Kemar and Curtis have helped me several times with maintenance requests! Great work!) - Walkable distance to many things - Dog runs are always clean! - Parking deck is convenient and clean. - Key fobs are functional! You need a fob to get in/around the entire building! - The community is primarily quiet! - There are routine/fun residential events! Dislikes: - If you live on the side facing Alton East, the trash pickup is very loud - The Grady EMS ambulances sound their alarms sometimes very loud - Extra fees: when you pay your rental installments, there’s a base sewer/water fee and an extra fee that is calculated on your usage (kinda confusing)!

Thanks to Isaac for helping us with our fryer problem. He is always helpful and also recently helped us during Memorial Day weekend when our ac went out. He came out during the weekend and brought us a portable ac unit in the meantime that the ac was being fixed.

The building is nice, but it was hard to get ahold of leasing once I saw my approval had gone through. Once that was handled things became easier. The main elevator is down, which is big the biggest inconvenience. Overall all though my neighbors are nice and the building feels safe

While there are several property fixes that management needs to address (broken elevator, etc) the maintenance team that services the individual apartments are great. Twice now we have submitted maintenance requests and they arrive bright and early the next day, diligently fixing everything in the home. They are friendly and professional and help make our experience living here a more enjoyable one.

From day one Joshlyn has been nothing short of amazing! She’s has answered all my questions, is always available and makes rt dairies feel like home. I hope she stays with the company for a very long time or at least until I move again :) The apartments are very clean and new and I just love my view of memorial Dr. There seems to be lots of young professionals in the building and I look forward to the social events. I have been a resident at the Dairies for about two months now and this is by far my favorite place I have stayed thus far. I haven’t had any issues, and the one maintenance request I had was handled by Joshlyn and the maintenance team immediately. I moved in about a month ago and RT Dairies has been so amazing. A huge shoutout to Joshlyn in the leasing office for going above and beyond for me. If it weren’t for her I wouldn’t have gotten my apartment. She was very responsive, professional and also just genuinely cares. After move in she called to follow up and make sure I settled in well, which i’ve never experienced at an apartment. The maintenance guys are all awesome too! I've lived at RT Dairies for almost 5 years and honestly it's a really great community. It's far from perfect, but the management staff and the maintenance team try really hard to make it a great place to live. They send out regular updates when things aren't going well (security gates, car break-ins, or technology issues) but also plenty of messages regarding local happenings, new restaurants, and free food/drinks in the leasing office. I've had nothing but good experiences with them, and they've been up front and honest with me regarding any issues I've had. Nearly all of my issues with the property are from local noise (ambulances, loud cars, and concert crowds). Part of the deal when living this close to Memorial and the Dairies. I'm really glad I lived here. It felt like home.

Kira is the most helpful leasing manager, and the community is friendly and cozy. Love it so far! Amenities abound and the design is much more lively and colorful than most new-build apartments.

Lovely Apt Community I’ve lived here for four going on five years now. The staff here is amazing. Love the convenience of the community. Everything is in walking distance, grocery store, shopping restaurants beltline two blocks down.

I have a studio and I love the floor plan! The location is fantastic too. I barely need to drive anymore. The Dairies has the greatest value and the lowest price. I feel pretty blessed!

We love living here and have just resigned out lease for the 4th time. We love the location and neighborhood. The amenities could use a little upgrade/upkeep since the property is open but otherwise, we love it.

Pistol shell casings, throw up, and dog poop are found in the parking deck all the time. Hallways are gross. People that run the office are absolutely horrendous. Very incompetent and rude and they will overcharge you or mess up your payments then blame it on you. Amenities are a joke, pool is always closed for no reason and not a great pool to begin with. Roaches everywhere. Very very loud area. Whoever owns this should be ashamed of themselves.

I really love the location, the amenities and for the most part the staff are all really helpful. I do need to warn residents that the Eastern nearby when they're playing a show is audible for some residents including myself. That's fine most of the time but once in a while they have a late show and that will keep me up :(

Apartments are really nice for the price! The properties aren’t super clean in common areas. Roaches in gym and no one picks up after their pets. It’s a mixed bag of good and not good.
Rt community is a very good apartment community, I am recommend because is clean, pet friendly and safe. Rt apartment community is very close to the good restaurants and the belt line.
Very friendly and accommodating move in staff. Maintenance is attentive and quick to fix issues. Everything so far has been as professional an experience as I’ve had at an apartment. Couldn’t not recommend RT Dairies enough!

Apartment and & Amenities are great. Leasing office staff needs to learn how to be more professional but other than that it is great living here so far.
The apartment units are nice but the community is not great. Very dirty garage and hallways, always smells awful or the fragrance is overpowering. Management is extremely unorganized. They charged us twice for our pet fee and have messed up our payments from day one. Way overpriced for what you are getting. The "amenities" are a joke. Location is nice. Area is very very loud. If you have a unit that faces memorial drive, you will not sleep. Keep records of everything they send you, they are certain to mess up basic calculations and mischarge you. Look elsewhere. Rent should be 30% less than what it is. This place is toxic. Not a good place to rent or live.

Move in was smooth, and the apartment was in great shape at move in. The only warning I could offer is from my mistake; be sure to refer to the apartment map before leasing.

Only been here for about 4 months, there’s been some pros and cons but overall I enjoy living here. Pros: leasing agents are really nice, always willing to help, and there’s a lot of events for residents to participate in Cons: parking garage gate is broke and my car got broke into, and the pool didn’t open until the middle of the summer

Parking gates were fixed but only worked for one day. Doors dont always lock. Otherwise not too bad. Kiara has always been responsive and very helpful when needed. Thank you!

Do not rent here. Lincoln Properties should be ashamed to have this in their portfolio. The things that go into the fees (which continually rise) are not provided, and when they are missing for months and months at a time, no compensation is offered by Lincoln Properties. When things like refunds for parking spots are even discussed, the leasing office refuses to respond to emails or in person conversations, and always says "there's nothing we can do" Only positive about the apartment is the appliances in the units themselves and the maintenance staff which help with things like the wasps nests outside of apartments and when large kitchen appliances like an oven break.. Leasing office is incapable of accomplishing anything, yet ask for donations for silly events like field days. Meanwhile, the items that the property actually needs funding for go unfixed. Gates are broken more often than not, for extremely long stretches of time (sometimes upwards of months). Resident parking is paid for in fees, and there is no free guest parking available. So, the result is that all guests (and brewery and concert attendees) use all the guest parking. There are car break ins regularly, but the leasing office continually says "the gates being closed probably wouldn't have helped anyway". The "security" that is employed by the leasing office does nothing to make the property feel safer. Weekly, we receive notifications from the leasing office that the gates will be replaced and that cameras will be installed to prevent thefts and assist in claims. Despite this communication for 6+ months, nothing has changed. There have been shootings in the apartment complex, but no information was ever provided by the leasing office about the conclusion of the investigation. Pool has been closed for half the summer because the property had been incapable of bringing it up to code. When asked why more action isn't taken to bring this paid for amenity up to code, the leasing office instead blames residents. The pool was finally opened on July 14th. Regularly, pet owners in the community leave puddles of pee and smears of poop in the elevator and in the carpets. These sometimes go a week without being cleaned by the apartment. The common areas and parking spots that are paid for are not provided, and the management here is unbelievably incommunicative, rude, and unhelpful. Do not rent here.

The leasing office here is terrible at communicating, pits residents against each other, and is extremely rude. Ask around at the local spots and people will chime in and agree that things take forever to be fixed and they just put off responding to inquiries.

Great community in a growing area in the city. Only reason I don’t give them 5 stars is the gate to resident parking is always broken. Which has led to numerous car break ins.

My rating for this place is three stars. The people at the front office are so nice and easy to work with. Of course I’m talking about the new people because the complex had to totally restaff the place lately and I’m glad they did. Taking two stars off for the cleanliness of the dog parks, there’s always dog poop everywhere and even if there’s bags, no one cleans it up. I was told there’s no groundskeeper currently employed and it shows.
