I've lived at Rosina Vista Apartments for a year, and overall, the experience has been mostly positive. The complex is well-maintained, with clean landscaping and nice amenities like the pool and fitness center. The location is convenient, especially if you commute or like having stores and restaurants nearby. Management has generally been responsive, although there were occasional delays with maintenance requests. The community feels safe and quiet for the most part, and the neighbors are respectful. Rent is on the higher side, but you're paying for the location and quality of life. Overall, a solid place to live.

My experience at Rosina Vista has been excellent. It’s a community where my children can safely walk around with their friends. Families are friendly and respectful, but above all, the maintenance staff is quick, kind, and highly skilled in carrying out their work. The office staff is magnificent—always helpful, courteous, and very empathetic with the residents. In other words, I highly recommend it to future residents. Don’t hesitate—Rosina is undoubtedly the ideal place to live.

The maintenance overall is great. Both Bryan and Jamie are very helpful and handle most issues quickly. However, I am extremely disappointed with the management at Rosina Vista. My garage is in need of repairs, and despite multiple follow-ups, they have shown little urgency in addressing the issue. They only respond to about half of my emails. It’s incredibly frustrating to pay premium rent and not receive basic maintenance in a timely manner. They are telling me it’s going to take a while to get it fixed. This is not ok. Meanwhile, I’ve been forced to deal with the inconvenience of manually opening and closing the garage I’m paying for. This lack of professionalism and accountability is unacceptable, and it’s clear that resident concerns are not a priority here.

I enjoy living here, good location, nice apartments . I really like having my own washer and dryer, the balcony and being able to have my dogs here. I also know that if there is any issue in my apartment I can count on it being resolved.

12 months into my 15 month lease has been amazing, but note there seems to be a shift where we feel like e we should start to look for another place to live when our lease is up.

Great quiet community set in the tranquil part of Otay Ranch. It's conveniently set within minutes of the 125 and Otay Ranch Mall. Great complex with 2 strong academic elementary schools within 1 mile and 2 amazing high schools with strong academic and sports programs. Amenities are amazing at the complex and the staff is outstanding and attentive! We look forward to more amazing neighbors!

Rosina is a family friendly community the office staff is friendly and helpful the maintenance staff is fast to respond and respectful overall is a great community

Rosina Vista is a great place to live! The layout of the homes is spacious and has a lot of storage. Everything is so clean and well maintained. The staff is great and so friendly. The area is beautiful and close to school, shopping centers, etc. 10/10 would recommend.

The rent is high and the apartments age do not meet the cost. The smell of every day dog poop is horrible with lots of flys
I feel safe and we live comfortably and free from worries.

The parking vendor was impolite and pushy. Parking was challenging. Advice: buy the field next to your complex and build a parking garage. Then fire your parking vendor. Move-out costs were a little excessive. It doesn't cost over $200 to touch up some paint spots. As for actually living there, it was reasonably nice. Quiet.
The leasing office team is great, fast service, and awesome communication.
The apartment itself is nice but should be aware of the surrounding neighbors habits and lifestyle prior to moving in. The noise is astronomical crazy, loud and constant.
It' a nice place to live. Folks at the rental office are amazing

maintenance personnel is very good
would recommend - units are beautiful and the neighborhood is quiet. Would not recommend - People - random non-residents come dispose of their trash in And outside of our trash dumpsters with their trucks. We have seen this and it' uncomfortable to watch. Also, some residents don't pick up after their pets.
