Property Ratings at Rosewood Terrace
One-Year Tenant Warning – Rosewood Terrace Is Unsafe and Neglectful As a woman living on my own with my dog, I never felt safe or truly taken care of at Rosewood Terrace. I’m writing this review as someone who fulfilled a one-year lease and left the moment it ended. I hope it helps someone avoid the stress and disappointment I went through. I may have moved from there over a year ago but when I visited my sister there nothing has changed. At move-in, everything looks clean and “modern” on the surface. But the reality is very different: Appliances like the fridge, microwave, oven burners, and HVAC system are decades old. They constantly malfunction, and management refuses to replace anything unless it has completely failed after years of temporary fixes. A maintenance worker told me directly they aren’t allowed to replace items without permission. It took over a month to get a fridge replaced. When my food spoiled, management offered no help and blamed me instead. Mold is ignored—they just paint over it instead of removing it properly. An elderly woman who lives alone said she’s had a big mold patch in her unit for over a year. Tenants who’ve lived there for 20+ years still have most if not all the original appliances and are dealing with the same neglect. After-hours emergencies? Don’t bother. Calling for help is treated like you're being difficult, and can even be seen as "hostile." If you speak up or request too much, they will look for ways to evict you. The property has seen known drug activity, and dog waste is rarely cleaned up—some areas are completely covered. Management only helps the tenants they personally like or are friendly with. If you’re not in their favor, expect delays, dismissiveness, or no help at all. I never felt like I could relax in my own home. As a single woman, I didn’t feel safe, and I constantly worried about my dog’s and my own health—whether it was from mold, faulty air systems, or just the environment. Don’t be fooled by all the positive reviews—management has been writing most of those themselves for years. But don’t just take my word for it. Do yourself a favor: walk around the area, and talk to people who have lived there for more than 5 years. They’ll tell you the same story: a management team that only cares about appearances and their favorites. Please think twice before signing a lease at Rosewood Terrace. It’s not worth the stress, the risk, or your hard-earned money.
The landlord is non-existent. She never answers the phone and never responds to voicemails. Will send an eviction notice as soon as possible if you are even a week late. Appliances are subpar and dont work well. Landlord is also pretty much never in the office. Please avoid this place if you're looking for a place to move.
These homes look nice but for the rent your paying... and the old appliances they give you. You are better off looking elsewhere first. If your late on your rent one or two times because we know life happens they charge you a enormous late fee of almost 80.00. Not only that there’s a lot of favoritism here with the manager and people within the community. Manger also doesn’t stay on top of things that need to be fixed. Has a rude attitude. Just a long list of things. Your really better off looking elsewhere. Just being honest
My husband and I were very interested in this property. Great location, fit our needs. Unfortunately after two emails and a voicemail, our communication was never returned. It's been a couple of weeks now. Seems pointless to try again. It's clear that they have available property. I am not impressed with the lack of communication, hopefully they are better with their current tenants! It's a shame, this was at the top of our list.
Hit and run with a shooting last night. Now at 1 am the neighbor is using a circular saw to cut metal. calls to the managers "emergency" line go unanswered. Months ago there were two fires and those units are still not fixed. Terrible appliances that are held together with gum and tape. If your lucky you may get someone to respond to fix a broken item. IF they show up, they use your tools, towels or items without asking and leave a terrible mess. Manager is a laughable disgrace. She should carry a plant with her to replace the oxygen she steals from humanity. Hope you are on her good side, then you can avoid fees. You cant even get a dish washer fixed but she installs new hardwood floors and granite counter tops in her own unit. Guarantee any positive review is written by her in between runs to the state store. Do yourself a favor. Don't move here.
Rosewood Terrace is an amazing place. It's quiet, safe, beautiful, and conveniently located. The property manager is the best ever. She is professional, conscientious, and a very nice person. Any reviews that state otherwise, should be completely ignored. These negative comments emanate from losers who don't pay their rent and cause headaches for the rest of the community. What I like most about Rosewood Terrace and about the property manager is the simplicity of the business aspect. It's quite an easy concept---pay your rent and behave, then everything will be fine; don't pay rent and don't behave, then everything will not be fine. Life is complicated enough, so it's refreshing to move to a place that is uncomplicated. Wherever you live, it should be a safe and pleasant sanctuary. Rosewood Terrace is exactly that, and it's entirely due to the attention, intelligence, and professionalism of the property manager.
I love my place its nice and clean. The people here are nice the school district is the best. This place is close to everything shops for shopping grocery needs all at your finger tip.
