Sioux Falls, South Dakota's largest city, showcases the natural beauty of the Big Sioux River and its cascading waterfalls at Falls Park. The downtown area features the city's namesake falls alongside local art galleries, shops, and restaurants. Housing choices include downtown apartments and established areas like McKennan Park, with its historic architecture and mature trees. The rental market remains steady, with one-bedroom apartments averaging $950 monthly, showing a 1.3% decrease from the previous year. The area near Augustana University and the southeastern district surrounding The Empire Mall offer additional rental opportunities.
Major employers Sanford Health and Avera Health contribute to the city's stable economy. Residents enjoy an extensive 29-mile recreational trail system, while the Washington Pavilion houses performing arts venues and an interactive science center.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Roosevelt Estates of Sioux Falls
This apartment has definitely been one of my favorite places to live. The landlord is very friendly, and maintenance responds relatively quickly to requests. Many of the great features of the one bedroom apartments include a full bathtub/ shower. A dishwasher. A stackable washer and dryer inside of your unit. The hardwood floors are definitely an added bonus, I wish I had them throughout entire the apartment. Another favorite of mine is the location. We have so many stores in a walkable distance. Two gas stations. Multiple connivence stores, fast food restaurants, a pharmacy, a hardwood store. Another added bonus is our garages that are Only $50 extra! Overall, this is a place I have loved to call home.
This place is great! My rental is on the third floor and I've never had any issues, as I'm nearing my first year living here. The building is neatly kept and has secured entry. Perks of living here include free internet, in unit laundry, and free garbage. It's located in a quiet, well developed neighborhood of Sioux Falls and is a just a quick drive away from the mall, a booming business park, and SD interstates. Residents are varied from older adults to first time renters (me!). Check out Roosevelt Estates.
I moved in a couple weeks ago and I really like Roosevelt Estates. It has everything I wanted at a fair price. The manager was very pleasant and helpful. I am on the second floor and it is nice and quite. Nice appliances and washer/dryer provided.
Apartment building is alright. Nothing too special but for the price, it works. Most of the other tenants are friendly with a few exceptions. The people that own dogs here are for the most part, not that great. They leave the dog droppings all over so do not walk through the grass. If you need maintenance work or have questions for management, good luck. They rarely answer the phone, the voicemail is often full so you cannot leave a message, and when they do get back to you, it is usually about a week later. I do not recommend these apartments unless you are a very patient person or know how to fix things and are willing to do so yourself.
This apartment is in a great neighborhood, very convenient location next to wal greens and a gas station. The individual units are nice, new appliances, laminate floors, in unit washer/dryer, and the carpets are decent. Not to mention, the free internet service is great. The thing that makes me rate this apartment so poorly is its cleanliness, and staff. Good luck getting ahold of the staff anytime, but especially any time after 5PM. The hallways, stairwells, and ESPECIALLY the elevator are always in terrible shape. Residents think every corner of the building is their own personal garbage can. The building allows pets up to 20 pounds, but I've seen dogs the size of dobermans. There is constant noise due to pets...when one starts barking, they all do. Another issue with the pets is the dog feces. Residents rarely, if ever, pick up after their pets, so good luck walking in the grass. Overall, for the price, the individual unit is a great value, but the building as a whole is a dump. I cannot wait for my lease to be up!
Pros: Apartments are fairly nice from an outside glance, halls are well lit and very few occasions where there is excess noise, when able to be reached staff is friendly and professional. Original landlord is absentee, heard he was a nice guy. Cons: Tenants dogs run rampant through apartment, people play fetch in hallways during winter months. Exercise room treadmill is broken 90% of time. Things within apartment fall apart easily and constructions is mediocre at best. Breakfast nook is wasted space in one bedroom apartments. Took a week to reach landlord for necessary repairs and even longer for paperwork. Neighboring gas station is hub for teenagers loitering, people love revving motorcycles and cars at all hours of the night, so if your a light sleeper this is a must avoid. Some cars in parking lot of apartment building have been un-moved for months. Tenants who smoke leave rocks propping open doors at all hours of the night, so anyone can get into the building at all times rendering the building security system useless.
I have lived here for almost a year and would highly recommend it to those looking for a nice, new apartment for a good price. Maintenance is timely and efficient, appliances are all new, washer/dryer in unit is awesome, and internet is included.
