The houses are nice, the services are generally great, there's a very nice community pool that operates during the summer break but there's not enough cleaning/gardening going around the shard court yards, and in general, the public areas could use a bit of touch. The community is mixed and there's a general feeling of co-existence. The price is competitive for the time. In general I'd recommend living here.

I’ve been here a couple months. No issued with pests, the staff is amazing and the maintenance requests are taken care of at a great time. I’m looking forward to being a long term resident here.
"a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are Clean and the pool area is lovely. I love the convenience of Gym,pool,and park area. We could not feel safer anywhere else....a beautiful neighborhood with parks and trails. And everything is near by, like grocery outlet is in walkable area.
Rollins park apartments are spacious family friendly. Metro station is walkable distance to visit DC in minutes. Aldi n other shopping places are nearby for day today things . Rcc club house n swimming pool are well maintained...nearby park n playground is loved by kids .

I’m disappointed to report that the maintenance standards at this property have significantly declined. Previously, the upkeep was much better—gutters were cleaned at least once a year. However, the new management seems to have neglected this important task, possibly cutting corners. In May 2024, I reported issues with the building’s gutters. Management assured me that the work was completed, but three months later, the gutters remain clogged. It’s unclear whether the repairs were never done or if a subpar contractor was used. Additionally, the blinds installed here are of poor quality and need frequent replacement. During winter, the sidewalks are never treated, resulting in the maintenance staff having to work harder to clear them. Communication with the management office is also problematic. The manager is rarely available, making it difficult to address these concerns effectively. With such a large property, there should be a more substantial budget for preventive maintenance and a more dedicated manager. Overall, the quality of maintenance and management has not met expectations, and significant improvements are needed.

Regarding the gutters, Rollins Park regularly cleans the gutters on the entire property quarterly. We understand your frustration and we would like to investigate your buildings' gutters to assess the situation properly. Also, we are required by the City of Rockville to clean our sidewalks promptly following a snowstorm. Rollins Park is a great place to live, adjacent to a lovely neighborhood, a park and playground, and a great variety of stores and restaurants within easy walking distance, as well as doctors and dental offices, a Post Office, and banks! Friendly, convenient, and suitable for all ages!

Most is good. The ventilation has some issues. Over all the community is nice and we take advantage living in this area. It's certainly a good place for newcomers and we'll recommend it.

Nice people. It is a cosmopolitan area. I like the small country club, the gym, the grassy areas all around, that allow me to go out and play with the kids.
