Amarillo welcomes residents with its distinctive Texas character and sweeping views of the Texas Panhandle. Home to over 200,000 residents, the city offers rental options from downtown lofts to suburban apartments with plenty of space. The San Jacinto neighborhood draws renters with its historic architecture and local shops. Rental costs remain moderate, with average rents around $841, and one-bedroom apartments averaging $830 monthly, representing a 1.5% year-over-year increase.
The Route 66 Historic District and Amarillo Cultural District anchor the city's arts scene, featuring performances at the Globe-News Center for the Performing Arts and exhibitions at the Amarillo Museum of Art. Just outside the city, Palo Duro Canyon State Park - the second-largest canyon system in the United States - offers miles of hiking and biking trails. The medical district, centered around the Harrington Regional Medical Center, serves the community's healthcare needs.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Rock Island Apartments
Do yourself a favor and don’t think twice about moving into these apartments!!!!!!!! Please do me a favor and don’t even consider it an option because if I could go back in time I would of picked a motel on the blvd then these TERRIBLE APARTMENTS. Management is unhonest!!!! & they do not care about anything besides taking your money. The dumpster has trash literally overflowing from the dumpster into the actual parking lot. && we have been without HOT WATER for an entire week! It is 4 degrees outside and hot water isn’t possible! Find anything else under the sun because this is the worst apartment complex I’ve ever seen!!!!!!!
Absolutely horrible. The apartment was filthy and smelled like urine when I moved in. I can hear every sound that my neighbor makes. The appliances are older than I am, probably from the 70s at best. When you call and leave messages for them they never return them, you just have to keep calling back, and nobody in the office acts like they care. The upsides are that maintenance responds very quickly, and they have a dog park if that is something that you are looking for. Oh, did I mention the shooting that I witnessed in the parking lot? Not the safest place to live. You get what you pay for, but in this case maybe a little less.
Used to be great back in 2016-2018 w/ the old managers. Now it’s just not that great. Toilet barely flushed all the way. Fixing is like no fixing. Office does not keep your packages anymore due to covid. Rent increases a bit. When its rain hard, your home might get flooded a bit if you live downstairs. Otherwise, its still an affordable place to live if being compared to other places. Its closer to school and a pretty safe environment overall.

Seldin Company is the most recent owner. This place changes ownership like one changes clothes. Current owner is spending more money on “cosmetic” upgrades (landscaping, patio equipment) when they should putting money into attic insulation and new air conditioning units. If you’re going to rent here, be sure you choose a unit that is on the first floor isn’t in the sun or your electric bill will be over $150 all summer!!!!
Absolutely love these apartments!!! Office and maintenance staff is very nice and helpful . Maintenance is always quick to fix anything I've ever had issues with.
Love my new apartment!! Everything is new and upgraded. New carpet, flooring, paint, every appliance and even new toilets! I couldn't be happier! The staff was super helpful especially Esther. She is super sweet and went above and beyond. Highly recommend this apartment complex.
Where do I even start?! The staff is super unhelpful and very rude! They shut off the water ALL day at least once a month apparently. Which is fine if you have a standard "9-5 Mon-Fri" job, but a lot of people work multiple part time jobs and it seems to be that every time I have a day off, the water is turned off! If you get a package mailed to you, you have to go to the office to pick it up but they don't let you know if there is a package and they send it back after 3 days. You can't get a couch into some of the apartments! We moved into a 2x2 apartment and we couldn't get our couch in because the kitchen wall was too close to the door. Our neighbors who live below us had to get theirs up over the balcony railing and through the patio door. Parking sucks. You get one covered parking per unit but the "free parking" is not clearly marked and so where you could normall fit 5 cars, there are only 3 there. As a result, the cars park in the fire zone and end up being too close to the reserved spots to get your car out. One month we received a very nasty email saying that rent was due on the FIRST of the month. We have never paid rent late and felt that the email was rude and like we were being attacked when we had done nothing wrong. So the next month we paid early, on the 30th. Two weeks later I arrived home to a bright red letter on our door. As I was walking up the stairs to this terrifying red letter, thinking about what we could have possibly done wrong to have gotten evicted, I was having a panic attack. It ended up being that we still owed money because they hadn't even finished posting the bill until the 2nd... even though rent is true the first. They sent us a bright red letter as if we were about to be evicted or as if they had tried to email us about it before and we hadn't listened. Our first notice was this terrifying red letter. They FORCE you to pay for a gym membershipship every month. Every month you pay for pest control and we still got ants in our bathroom... we don't even keep food in there or anywhere other than the kitchen. We told them about it and they didn't fix it for over a week at which point the ants spread to the kitchen. They gave us one day notice that pest control will be coming. The pipes scream. Every morning when my neighbors shower at 5:30 am, the pipes scream and scream. Maintenance won't do anything about it. This place is the absolute worse. We only lived here 6 months and couldn't get out fast enough!
Although they are now finally starting upgrades on the outside, their apartments leave a lot to be desired. Their rent payment system is online only and it charges you 5 dollars per transaction. Not only that but what they charge you online is different than the paper bill they give you, and is always more expensive. Everything is broken, and work orders mean absolutely nothing. The only way you get things done is going straight to the maintenance guy. And now we get to enjoy loud banging and loud music during construction. The people in the front office now are just as useless as the ones that were up there with TVO, and terribly rude. Although there's not much option around here, I suggest checking out Google reviews on this place as well.
Very awesome place to stay if you're a college student. They offer student discounts! They have multiple floor plans and bedrooms ranging from 1-3 bedrooms! I got the large one bedroom came with a fireplace, and washer/dryer! Water and trash is included with rent, so gas and electricity are on you but the apartments are well insulated. All summer my bill never rose above 100 dollars, and the gas only applies to the heater and even then my highest bill was only 15 bucks! Really quite place to live and you're right next to the free ways and the mall! The hospital is not too far either. Staff is very friendly! Maintenance is on top of their game also! I submitted a request and within 20 minutes he was already knocking on my door! Over all if you're single, or a college student, or a fresh new family willow Glen apartments are a nice little place to stay!
