Berryville is a small town in far northern Virginia, about 65 miles northwest of Washington, D.C. Surrounded by residential neighborhoods, the charming Downtown district features a low-key collective of cafes and specialty shops in vintage storefronts. The pastoral setting and charming historic homes and buildings (including the iconic Soldier’s Rest) have made Berryville a popular option for folks seeking a pastoral home life away from the hectic atmosphere surrounding D.C. The local rental market is largely composed of single-family homes, from sensible suburban houses to upscale estates in the countryside surrounding the town proper.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Robert Regan Village 55 + Community
The building is uncomfortably institutional with extensive reverberating hallways resulting in noise complaints from home bound tenants. Septic issues resulting in commode/shower sewage overflow is common. Remediation is the tenants responsibility. Quarterly apartment inspections are mandatory along with monthly toxic chemical pest spray. Safety is a serious concern; wheelchair bound tenants residing on second and third floors have no exit plan should a fire occur and elevators are not operational. The unprofessional, unpleasant and incompetent on-site staff exists to enforce the abundance of regulations. Attaching inappropriate/threatening/intimidating notifications to the apartment door is common. The rent increased $200 effective January 1 2023 and $50 effective January 1 2024. Those seeking an environment that fosters positivity and joy may want to consider another rental option.
In summary; after 16 months as a resident and two rent increases totaling $200, there was just too many cons to deal with. CON: Vice President has a low opinion of all tenants CON: Management Nepotism/Closed minded CON: Facility is under staffed CON: Only two building elevators to serve 120 units CON: Access/Egress Doors are not handicap friendly CON: No Smoking (sort of) CON: No additional storage space for residents CON: Cheap noisy appliances CON: Few local amenities CON: Highway Road noise 24/7 PRO’s: The neighbors are quiet and pretty much keep to themselves.
Robert Regan Village has to be the nicest 55+ community around in this wonderful area called "Berryville". The apts are luxurious, state-of-the-art smart appliances, huge living space, big walk in closets, community room, courtyard, exercise room.....what more could you ask for in a community? Can't wait until the pandemic is over to mingle and meet all that live here. The price is perfect, Kristina & Amber in the office keep things need and tidy and Justin is there in a moments notice to fix whatever you may need "fixen"!! Not to mention it is nestled in the Shenandoah Valley and how lovely the view is and the people of Berryville and the shops.....you have to see to believe!!
Robert Regan Village is an amazing place to live. Excellent management. Kristina has been amazing to us since our first interaction. She was always very prompt about answering all our questions and helping us anyway she can during our application process. Justin has a very nice personality, he is very knowledgeable about all the amenities and his response to maintenance requests is very quick and professionally done. The place is immaculately clean and quiet. Very safe and secured. Upgrades so many amenities for us to enjoy, which exceeds our expectations. Very nice and friendly neighborhoods. We couldn't possibly be more pleased.
