Riverside Station

I moved here in 2022 and have lived here up until now in 2025 with no problems. This current management is a huge letdown! Renovations were done recently & did a sloppy job. It’s currently winter here & I’ve filed a work order which still hasn’t been completed. Worst of all is the management. The assistant property manager especially has a very condescending, unpleasant & downtrodden attitude whenever I’ve shown up to the office for anything. Her name is Jessica Herndon, Caucasian woman with long strawberry blonde hair in case anyone runs into her. Not sure if she’s just always rude like this or if it’s towards people of color especially but I’m uncomfortable around her every time I see her there. Someone like her should not be in this business if she doesn’t have a heart for people. Having respect for people is the most basic principle of business, we are residents who have lived here longer than her career at Riverside Station. Hope she changes her attitude or gets out. Not happy here!

Been living in the apartments for twelve years and love it. Right VRE station. Also, close to restaurants and shopping. Staff is also very helpful.

All is good. Location to VRE, shopping malls & different eating places…Wish they had bus route for some people who uses a lot Ubers here…

Riverside station is a beautiful place to live. It's family oriented with a lot of amenities. It's situated near the Neabsco board walk so if you like nature and peaceful this is the place for you!

New management team seems to be hitting their stride. I have been living in the apartments for 12 years and highly recommend them. Great location right near VRE.

It’s a nice neighborhood! I love having my walks with the kids and on top of that the train is close by! It’s clean and safe that’s for sure. The staff are great and the pool is good!

This past July 4th there was a firework show in the community. This was the highlight of the holiday weekend. Apparently, it happens yearly. I love the community feel here.

Great place. Would love here again. Wish the dog park was a little bigger but was not a deal breaker. Love that maintenance keeps up with the landscaping.

Great place to live. Right next to a VRE station and lots of close shopping and restaurants. Nice apartments with very good Management and maintenance staff.

I am going on to my 7th year here. Everyone is so kind including my neighbors. I honestly have to say this has been a wonderful place to live. My dog, Lily is so loved too by all she meets. She actually has more friends than me??

The views are amazing that overlook the Potomac River. I regularly see bald eagles soaring and the most amazing sunrises. It makes working from home even better. Gorgeous!

One of my favorite places! If we ever come back to the area, Riverside Station is a community I would definitely keep on my top 3 list while shopping.

I am pleased with the facility and the staff. there was a few issues upon my move in. Items that were not taken care of between residents and there seemed to be some delay due to the staffing. the facility was going through the same short staffing or staff moving to different employment. I kept in communication with the assistant manager and eventually all the items are addressed. the management was not trying to not perform the corrections but trying to figure out how to do these on a limited staff. they now have a new facilities manager and a full staff.

I've lived in this community for 8yrs. What I like the most is the family-friendly vibe. The community is well kept and close to the Neabsco boardwalk, so plenty of places to walk for an outdoors enthusiast. Also pet friendly so great for pet lovers.

Very convenient location, access to mall, stonebridge, access to 95 corridor, maintenance is kept . Only thing is when owners don’t clean up after their pets.

The Leasing staff has been a revolving door the past couple years. In the last 2 years they have increased the rent by 10% each year and with inflation and the homelessness rate rising is pretty disgusting especially since they've made No improvements to the buildings or living space to reason a rent increase. The buildings aren't properly sealed. In the winter some rooms can be more drafty vs others (even with the windows locked in every room), there was an issue of roaches at one point that are thankfully gone now but it was a very frustrating stressful few months when they kept coming from another apartment and crawling through a small hole in the kitchen by the trim. The Leasing staff is clearly stressed by resident complaints and The Lincoln company (Landlord) clearly isn't listening to the tenants or leasing staff or everyone wouldn't be leaving so frequently due to poor treatment. I've been here for the past 4 years and it's really sad to see this place decline over the years.

Have lived here for many many years. Needs painting & carpeting too. But, it’s still a comfortable neighborhood. Getting too pricey with the rent though.

I submitted my application on 1st week of January which approved in the next few hours after credit check and then admin process started but, as of today January 28th they were not able to complete the process my application. however, I provided them the documents over and over but again at each stage the management staff came and said “ we didn’t get this and that file” when I prove it that you already got it then came up with an excuse and proceed for the process from the beginning. Now, I am due to leave my current apartment on January 30th but still this community management didn’t come up with move date for me, just waste the whole month of mine and put me in a desperate situation “ I don’t know what to do?” . So avoid this community to apply for an apartment, especially when you have a move plan within a month.

Good, good maintenance service, good location, lots of shopping accessible, office staff good also. Been in apt 11 years. Plan to stay. recommend strongly

It?s quiet at night. It has all the amenities I need.

We are getting everything we pay for and the up keep seems attentive. I would not say I am blown away but this is a solid complex.

It's a great place to live but the cost is too much for a 2bd room and limited parking. Because of the pandemic it hard for a lot of people but it's like whatever where's your rent payment.

I would recommend this apartment community. As mentioned I have been living here for over 10 years. This was a gated community at one point that us way I decided to live here. It made me feel safe to have closure. I would love to see the gates fixed and installed back on the property. I have seen people come over from the townhouses and utilize our garbage dumpsters.Speaking of which we really could use another dumpster in the development. Hopefully, some changes will be made as we are under new management. I feel with the older residents rent increases should not impact us as we are loyal residents have been living here for quite sometime. I just retired and on a "fixed" income. I think this should be taken into consideration. Respectfully,

I've lived here 2 years and it's just steadily getting worse. The management company has changed twice since I've been here. If you like people walking into your apartment or trying to come in without your notice, this would be a great place to live! If you want the office to NOT respond to your safety concerns, again, you should call this place home. I'm sure there are better options out there but honestly, this area sucks. Maintenance is friendly and respond quickly, but expect to call them more than once to fix problems multiple times. They like to put band aids on issues. Spiders and webs are crazy here but I have seen efforts made into cleaning them off. Appliances are a bit dated for the price you pay for rent. It is nice to have an Amazon hub here so I guess that is a plus.

The staff here is friendly and helpful. They make it seem more like a community of friends.

The buildings are filthy and poorly maintained. When was the last time the buildings were power washed? So gross.

When I need help or maintenance help, I get taken care of immediately. I feel a personal connection with the staff.

terrible experience. I honestly have no idea what type of process this place uses to schedule appointments for potential residents to look at apartments. I called yesterday on a Saturday and set up an appointment for 430. Nobody showed up. Sat there for over 30 minutes in 90 degree heat. I am actually somewhat interested in the place and was scheduling a second look so I scheduled another appointment for today at 2:30. 45 minutes later nobody has showed Up and it’s nearly 100 degrees. There is a massive disconnect between whatever service they use to schedule appointments and the on-site personnel. I’ve had nothing but terrible experiences with just trying to see a place. Whether it’s been given an appointment at 4:30 by offsite personnel and then being told sorry we don’t show within the last hour by on-site personnel after the offsite people made the appointment. Safa was nice when I did finally get to see some place but that was woefully offset by the amount of frustration given I’ve been blown off multiple times. It’s just fascinating that somebody that’s in a service business considers their perspective customers time so trivial as to not be able to keep an appointment or at least do them the courtesy of letting them know they’re going to be late. This is all on principle at this point and people need to be aware that if you even want to remotely try to engage with Riverside Station that you should have zero confidence in whatever scheduling process that’s in place. I mean zero. I say that it’s on principle because there is NO WAY, NO WAY, that I would ever rent from them at this point

I live on the front building and I live it. There maintaine team is 24/7 I mean these guys are the best! My ac wasn’t working he came out in a holiday and fix it within 2hrs. Spiders are crazy here but they do offer exterminator to come to your unit. The staff is on point. Safia other then her these two new ppl are new I have no clue who they are... parking is okay everyone is home by 5 so if you come after 9 good luck getting parking up close

Do not move here. I am a current resident and as a result of the poor management, I am starting a residents advocacy group. Our greatest concern is the trash compactor. There is only one trash compactor for the entire community and the trash compactor is always broken or the trash company fails to pick up the garbage. Whatever the issue, there are multiple rodents looming because there is a plethora of food choices available to feed the rodents. We have issues with foxes who are constantly feasting on the garbage when the compactor is not working and bags of trash are left exposed. I have contacted the prince William country health department and I am sure they will take action to ensure riverside station is held accountable for this poor management. Do yourself a favor and don’t sign a lease here.

I like this community. The apartments are nice, bright, clean, and I have a great view of the woods and river. My building is very quiet, and the only noise I hear is a dog barking occasionally in my neighbors apartment. I can hear some noise and walking above me, but that's normal in all the apartments I have lived in. I like to use the community gym and pool, which is really convenient and nicely taken care of. They just added more space and equipment to the gym which is a plus. The ladies in the office are always friendly, attentive, and conversational. I have not had many maintenance requests since I have been here, but the maintenance guys took care of my issues quickly in the past. I see them cleaning up trash most days when I am leaving for work, and I appreciate that. It's nice to have a clean, quiet place to come home to after a long commute in DC traffic. A great place to live and more affordable than the newer apartments in the area.

The apartment is a great location and neighborhood. I have a one bedroom apartment and it is surprisingly roomy. The staff constantly maintain the grounds and the apartments. It is a great place to rent if you don't mind paying a little more then other apartments. I think it is worth paying a little more considering what you get.

Beautiful 2 bedroom apartment (1100 sq ft). Gated community with great amenities (24 hours fitness, pool, pet friendly). I have a top floor unit with garage, vaulted ceiling, fire place, balcony with a river view (of the Potomac). Also convenient to Stone Bridge Town Center, Potomac Mills and I-95.

The apartments are spacious and has two gates. You can get to the VRE station by walking down this set of stairs behind the complex. The community center has events every once in a while. There is a pool with no diving board because the deepest end is probably 6 ft but there is a kid pool. Maintenance do come in a reasonable time to fix issues when you inform the leasing office via phone call. There are only two thing I do not like: all the bugs that are on the building. The second thing is that it is outdoor apartments and has no elevator.

I absolutely love living here. The staff is always dependable and he area feels like home !

This is a gem of an apartment, nestled in a beautifully wooded area with all the comforts of home. The rooms are generously proportioned with full size washer and dryer in every apartment, and nice patio area for your outdoor enjoyment. The location is excellent, with access to VRE just steps beyond the back of the complex.

Currently, my boyfriend and I live in a 2 bedroom, 1 bathroom apartment approximately under 900sqft. We have a 9 month old son together as well as he has 4 daughters that visit quite often. The pricing in this area is ridiculous and this is about all we can afford. We are currently paying $1,420 a month for rent in this apartment that really isn't what we want to be in or area that we would prefer. We just really want a better place to settle in with our family with at least one more bedroom that our son can actually have his own room and feel more comfortable welcoming our family, and guest as well. As far as our place, we have a couch and chair, a kitchen table and computer desk that are all combined in our, what is supposed to be a living room. its a cluster no way to rearrange to make any more space and its not a comfortable home. Can you please help us?
