Property Ratings at Riverside Park Apartments
My family and I moved here from Texas in Aug of 2025. Applying went smooth and move in even smoother. The office staff are top notch and very prompt. Maintenance requests are answered within 24-48 hours max. My kids enjoy the park and the pool, its conveniently located off and with access to the Puyallup trail which we walk daily. We genuinely enjoy living here! Hoping the next 13 months goes as well as the last 5 has!
We lived in these apartments for 3 years, the maintenance crew is amazing, always prompt and very kind. The office staff, unfortunately, is nothing like them, when we were looking for a place to live they were sweet and helpful, when we moved in we found them extremely rude and uncaring when anything went wrong, it wasn't their problem it was ours. The apartments are close to the river trail which is beautiful, but! It also has been bringing in a lot of the homeless, so you seem them walking around often, not exactly something you want when your working late at night. The apartments themselves are nice enough, but your paying a high price. And my last complaint, the amount of dog poop in this place is absolutely disgusting, no one cleans it up out there.
There is a reason the rent is cheaper than other properties. The management is under qualified and doesn't respond to maintenance calls or concerns. The apartments are run down and look like they let 10 year olds paint and grout. It was much nicer a couple of years ago but now it's impossible to find a parking spot, they raise your rent every year by at least $100.00, management is non-responsive, transients sleep and walk freely throughout the complex. The garbage is always overflowing. It's really turned into a slum which is unfortunate. They have run off all the good tenants and now let all the riff raff in. It's really shame. If you want cheap rent and a slum.....move here. If not, look elsewhere and make sure it's not a Tarragon property.
My husband and I moved in about a year and a half ago and every time people ask us if we would recommend it, I always say no. Large dogs are allowed and the rent actually is cheaper than most of the complexes in the area. If those two things are important, then move in. However, there is a long list of issues that we have been dealing with since day one. We specifically asked before applying if the complex was smoke free, we were told that there was no smoking. However, our downstairs neighbor smokes a lot and our clothes and furniture reek and there is nothing we can do about it. The gal who worked with us when we moved in lied to get us to move in, but this IS a smoking complex. So if you don't smoke and DO mind the smell, avoid at this place all costs. The communication from the office is terrible. They never answer the phone, ever. They never respond to voicemails, ever. They rarely respond to emails. I have multiple emails that I have had to forward to them again just to hear back. If a staff member tells you something on the phone, get it in writing because they will not follow up. The complex is a little older so problems with our appliances/apartment are constantly arising. However, we typically have to contact the office multiple times before we get an answer, and we have been told as many as THREE times that they would send someone, and never did. Because of their poor communication, we have had to go two weeks without using a sink, and 9 days with a broken fridge. Most recently, they charged us twice for rent and of course, we are struggling to hear back from them or get any information.
Lived here 6 months so far and love it. Largest living and dining room I've seen in area apartments. Beautiful grounds with walking paths, two ponds with fountains and two beautiful swimming pools. Maintenance is prompt. Love looking at the mountain every time I leave complex.

We have lived here for almost 23 years. Except for the too often manager changes, it has not been a bad deal. Repairs are often done on time and most of the park maintenance is very helpful. We have lived through flooding from the river and pipes broken from other apartments, but we have always had help from the front office. I did notice that it says something about air conditioning, but that must be in the new area. We live in the old area and there is no air conditioning. I do not like the fact that we have to pay for parking. As far as the homeless area, it is no more problem than it is anywhere. They raise the rent about $40 every year, which makes it hard for those of us on fixed incomes. We are close to grocery and hospitals.

These apartments looked very nice when we first toured them. The rent is cheap, but it is located in a very high homeless, and drug area. Within the first 3 months, my apartment flooded 3 times, all from different pipes. To add to the flooding, they did not replace my carpeting not did they remove the destroyed drywall. Within 3 more months of living there, I heard of multiple other apartments flooding. Cheap apartment, but you definitely get what you pay for.
From the friendly staff to the clean grounds and quick maintenance, riverside is a great place to live, the only complaint would be the parking situation on a Friday or Saturday night, driving in circles trying to find a spot
I've lived at Riverside Park apartments for one year. The only reason I'm moving next month is because I got a job over 50 miles away. Everyone who works and runs these apartments are very professional, reliable, and courteous. I have not had one complaint so far. I would recommend anyone and everyone to live here, especially because it's so affordable.
