I love it here. I wish there were more weights in weight room. I also wish pool was a little larger. However , this is a great community. The people are nice and the staff is awesome.
Beautiful location. Disappointed about neighbors and multiple maintenance issues. Sophia is the leasing agent who greets you when you first arrive and she's wonderful!!! Any issue I've had she listens and advises me on what to do. All the ladies in the office are professional and nice.
The experience here at rock water has been so good to me. the community is quite and peaceful.Love the gym and the pool have been going every day since i lived here.
I have only had bad experiences with this community. It unfortunate because it has great potential. I hope they become better. They will need to be more responsive and handle tenants issues timely.
Great apartment complex! Low on noise and isn’t that far in nlr. Staff are a little slow but always get back to you! the community is really nice scenery and there are plenty of kids .
The office should communicate with residents. I’ve had issues since I’ve moved into the unit. I finally have a washer after months of “waiting” on a part to come in.
It’s been good here. Good enough to continue living here for a while yet. The pool has given them trouble, but that might be due to age and the previous management.

If you want $400 taken out of your security deposit after leaving the apartment in better condition than you received it, then live here... My ac was broken when I first moved in. I complained about multiple times they *fixed it" a week or two later after each request. It would only go as low as 75-77 during the summer and then they told me it was just the way the commercial ac worked and told me to close my shades. Made no sense. Finally after 1 year it broke completely for 3 weeks and realized they were gaslighting me back then... and they prorated my rent $200 even tho I slept on my couch for 3 weeks because the entire apartment was hot and the only spot for the portable window ac unit was the living room. When I first moved in there was a delay even though it was scheduled... The person before me moved out just 2 days before I moved in and the carpet wasn't exchanged or professionally cleaned ( I was charged for carpet fees deducted from my security deposit), sloppy rushed paint job, filthy sticky kitchen, dirty bathroom, dirty fridge. Entire apartment had to be cleaned by me on the day of move in. The pool is broken year round and (don't believe the pictures it is the smallest pool you've seen) , I've never been able to swim in it and I lived there for 2 years. Dog waste everywhere because of wonderful residents and no clean up. Staff never picks up your calls, responds to emails or follows up on anything. The gym was 24/7 then they cut it to office hours which means anyone with a simple 9-5 job could never use it and wasn't open on weekends! I requested a professional carpet clean as I never got one they beat around the bush till I forgot about it. They did not offer me a walk through when I moved out because they were too busy, and then my security deposit had 400$ taken out which has never happened to me before even living in New York where things are sketchy. I literally vaccumed and wiped every surface down meticulously with my girlfriend when I moved out. Car got broken into probably by people that live there and there was no resolution when I asked for security tapes and follow through. The security gates are broken year round so pretend they aren't even there. 1/5 stars.

I still do not have a mailbox key and there has been no correspondence or updates for when I will receive them. A few issues at move in with the lease. The apartment is nice and clean and safe area, though.

It’s been good overall. Just waiting for the pool to open. Love that the gym is open 24/7 now. Love the building and the location. Love how the trash service works. The management really tries to handle problems when needed.

I love it!! The staff will work with you and are very understanding! Just don’t take advantage of them but overall I love it! Mrs Zan understood my situation and she walked me through my unexpected situation and I was able to get back on my feet !

Since my last review things have improved. There is now open communication with the manager (a new one). I think my concerns about the pool have been addressed and hopefully we can have it open by the end of April rather than memorial day. The 24 hour gym has been reduced to 40~ hours a week, but apparently they're putting in a passcode system to prevent further vandalism. On that note it does seem like the property is safer. There were some major problems adding the formerly separate "Riverstone" apartments a few years ago to the property. Probably one of TAM's biggest mistakes. With the pool reopening soon hopefully a sense of community can be restored to Rockwater. It's great to see people mingle, grill, layout, and start a fire in the fireplace again. Keep supporting your employees and managers. I think I've had at least 5 mangers in the last 3 years. I hope this one does well and I believe she will.

So far I’m excited about my new apartment community. Everyone has been very pleasant and helpful when needed! Also while I’ve noticed lots of pets in the community there is not a lot of noise from barking and no funny smells. The pool looks really nice and I’m excited to take advantage of all the amenities offered.

Beautiful area , beautiful apartments , and leasing ladies have been super nice and helpful ! First timer so the process wasn’t as smooth of course but the office has been really patience and helpful .

Gym is no longer accessible (also faulty old equipment they said they'd fix 2 years ago when I moved in and I've heard while people tour thy promise the same) it's only open during office hours which close at 530pm. So if you have a job... You virtually can't use the gym. Even on Saturday the office has been locked during their scheduled open office hours. Property full of dog waste. Gates constant tly broken or unaccessible. Never once was able to use the pool in 2 years of living here due to maintaineve issues. Moved into a dirty not ready apartment. Never had the carpet exchanged or formally cleaned. Ac broke for several weeks. Notified them for a year before it officially broke. Never able to get through to someone at the office by call.
I really love this place! It’s quiet, it’s family friendly, as well as pet friendly. The staff is very communicative and if there is a maintenance issue, it’s quickly resolved! The neighborhood is safe and it’s near some good food places downtown.

The new management has done a lot better getting things done around the complex/ units. My maintenance request are completed in a timely manner & they have started fixing the pothole outside of the exit gate. The communication is amazing. The front desk receptionist keeps her word and is very easy to communicate with.

Dog waste all over the grass everywhere. Trash in the hallways. Trash thrown all around the garbage dumpsters. Gym is out of date and equipment broken. Swam in pool 1x in 2 summers, the rest of the time was broken. Didn't have a for 3 weeks in 95° weather. Was given 200 off rent and my ac bill was already that much from running 2 portable ac units 24/7 for 2 weeks. Never had my carpet cleaned when I moved in asked several times for it to be cleaned was told they'll look into it. Security gates are always open even at night. Don't leave your car unlocked as people will 100% get into it. Impossible to get ahold of someone by phone.
Overall, I enjoy living here. It’s a good area next to the river trail and the apartments are nice. However, most of the summer the pool was out of service with no real communication. Same with the gym, it was shut down for a bit with no notice and only sparse updates. During the last year, there had been approximately 2 weeks when all the gates have been properly functioning. The recycling trash bin is always overflowing. Finally, rent was raised including an upcharge for the trash services when the service itself has not changed. While I’d still recommend living here, there are some issues that makes the price a bit high for the services rendered.
The area is overpriced for the lack of amenities. The pool opened far after Memorial Day, was hardly ever clean, and closed before Labor Day. Also, there is not enough parking available, but the garages and covered parking are overpriced.

The Rockwater community is affordable,quite, clean, accessible to downtown Little Rock and North Little Rock and bike and walking trails.The limited parking can be a small issue.

Just rented two days back and we have many issues. AC does not work no fob to open the gate unresponsive maintenance ahhh so many issues. Don't understand how they are managing.

For the most part I love where I live but we do have the occasional car break in. But that’s anywhere you live. The people are all pretty nice in this area and friendly and it’s quiet.

Maintenance & upkeep are a low priority. There is a lack of cleanliness in exterior halls & stairwells: wasp/bird nests in many dryer vents (this HAS to be a fire hazard); cobwebs & dirt piles in the hallway; wood in stairwell is rotting badly. The lack of dog waste disposal stations makes the grassy areas gross. I supply my own bags, but there are not enough pet waste cans to put them in. The pool was down nearly all summer; filthy water when it was open. Property managers were non-responsive about repairs. Maintenance folks are super nice people, but slow to respond. It took 4 weeks for maintenance to show up when my kitchen light switch broke; I had no light in my kitchen so I hired a private electrician out of my own pocket so I had light in my kitchen. The dog park is an awesome feature, but it has a giant sinkhole at the entrance that is dangerous. That said, my neighbors are pleasant & the location is unmatched, imo.

My wife and I had a terrible experience with the property management. The first month there the a/c unit flooded the bathroom and they said there’s nothing they can do about it. Then the next week it went completely out, they put a small a/c unit in the living room, but the bedroom wouldn’t cool down. It took almost a month to get a new a/c unit. Then a couple months later while they were switching online payment systems they demanded that we pay with a cashiers check. We payed it the way they wanted and then they lost it. We didn’t know until we got an email threatening to evict us. We ended up having to call the bank and cancel the original and send the property management another one. We left there in June, and now in August they sent us a bill for almost $500 in cleaning fees. We left it spotless and even to video as evidence. We were so tired of the arguments we just payed and it left it at that. Please don’t move here, you will spend the a lot of your time fighting with the property management.

I really enjoy the apartments! It’s a safe, quiet , pet friendly and family friendly environment. The maintenance is quick when there seems to be a hiccup in the unit or on property. The communication with the staff in the office is excellent!

I knew as soon as I pulled into the office parking lot that I was done searching!!! Location and surroundings absolutely sold me on this apartment. Haven’t met anyone just yet partly due to my work schedule and introverted nature but, that’ll soon change as soon as I get out in the trail with my bike.

So many things don't work. I've never been able to swim in the 2 summers I lived here. The gym has faulty equipment. The gates didn't work for months.

The amenities almost never work and are not fixed in a timely manner with poor communication from the management. The pool was supposed to be fixed and open on Memorial Day. Took till last week of June to open. It wasn’t even open the summer before. Then it broke again a week later with no timeline to get fixed. And is still broken. The gym was getting its floor replaced and took a month longer than they said to be fixed. The gate into and out of the property is always open and I can count on one hand the number of days it has worked from February, it is July now. Additionally they refuse to give amenities refunds or reduced amenities fees when their amenities are broken. In addition, the apartment condition when I moved in was deplorable. Dust covering everything, apartment reeked of cigarette and another foul smell. Said they would put in an air purifier and never did. Would give zero starts if it was an option.

The pool is poorly maintained. There are constant gate issues. There have been multiple break-ins into my vehicle. The washing machine consistently leaks water despite multiple attempts to fix this from maintenance. I was unnecessarily charged for renters insurance, even though I had an outside policy. There’s always dog poop on the property. The rent has only increased. I will be moving out in September.
