Property Ratings at Riverset
I had high hopes when I moved into Riverset, but unfortunately, my experience has been nothing short of a nightmare due to the horrible management. First off, the management office is practically impossible to get ahold of. Emails go unanswered for days, phone calls are either ignored or met with vague responses, and when you finally get someone on the phone, they’re unhelpful and dismissive. It’s like they don’t care about their tenants at all. Maintenance is another huge issue. Requests take forever to be addressed, and when they are, the work is often half-done or poorly executed. I’ve had multiple issues in my unit that I’ve had to follow up on repeatedly, only to be told they’ll “get to it soon,” but nothing gets resolved. It’s been weeks of waiting for simple fixes. Additionally, there are constant issues with the property itself. Things like a broken gate which damaged my vehicle significantly, my reserved parking spots being parked in by someone else, and HVAC problems are just a few of the ongoing problems. It feels like nobody is actually overseeing the place or maintaining anything, and I’m left paying high rent for subpar living conditions. To top it all off, the management team is incredibly uncoordinated and unprofessional. It’s as if they have no regard for the tenants who are paying to live here. I’ve had several interactions with the office staff that left me feeling frustrated, unheard, and downright disrespected. Do yourself a favor and avoid this place if you’re looking for a well-managed, responsive, and professional living experience. There are plenty of other options in the area that actually value their residents and provide decent service. Don’t waste your time or money here!

SO many reasons for my one star review: First, I'll say the only reason it gets one star is because of the view if you are on the river side and the quick response by maintenance and the clean-up guy (Alex?) when dog owners let their dog urinate in the elevators or when lazy residents miss the dumpster. Now on to everything else... * Continuously changing management that has NO clue and won't respond b/c they know they'll be held accountable for their lack of action. *ZERO security. The gate only exists to keep Public Parking folks out. Car windows busted out on several occasions by vagrants, police called, management doesn't care. They talk A LOT about what they are 'doing', but all they are really doing is talking about it. Pathetic. *Advertised as 'luxury' - total joke *Apartments not sufficiently cleaned or maintained prior to move-in by next tenant (multitude of issues, from plumbing problems to filters not clean or changed to vents having mold in them, heat system not working correctly - set off fire alarms first time it was used) *Old and outdated in nearly every way (don't fall for the 'renovated' tagline) *Windows are original and let heat/cold in/out as well as barely block any sound *Water pressure is not good *Claim to be 'efficient' with their kitchen sink faucet (keeps releasing water even after you turn it off due to design) but the toilets look to be 3-gallon water oldies. Lots of stuff like this. *Carpet and flooring is cheap, cabinets were painted and paint 'ran' and dried like that so it looks horrible. Paint overspray (off white/taupe color) on windows and flooring so flooring always looks dirty like there's dust and dirt on it. I could keep going on and on but I've got to go wander through the parking area to make sure there isn't anyone down there scoping out everyone's vehicles to vandalize later.
I stayed at Riverset Apartments for about 7 months and was blown away at the amazing service we received from both the maintenance team and the wonderful ladies at the main office. Whenever my apartment needed something, the maintenance team would be there promptly after I called and always solved the issue with a smile. The apartments are also right in the heart of downtown, so everything is walking distance away. Wish I could've stayed longer!
