Riverfront Lofts

This place is supposed to be brand new. It’s already falling apart.

This is a nice place to live. No questions there. The apartments are large, have balconies, in unit washer/dryer, modern appliances, etc. However, the apartment is built for someone who is 7ft tall. Most of the storage space in the kitchen, walk-in closet, and washer/dryer closet are unreachable for the average person. Additionally, the common areas like the hallways are rarely (if ever) cleaned. There are several of those dead black crickets all over the hallways. Finally, the amenities the building purports to offer are not yet done. Last I was told, they would be open end of September. It's now the end of October and I have not heard an update.

Very helpful! I got into the apartment that day, couldn’t have been more considerate of a customers needs. Beautiful apartments, that are tall and spacious for the sq. ft in each apartment! The best place my partner and I looked at in Waco, even if it is more costly and does not have amenities yet.

Unfortunately this has been a very disappointing experience moving into Riverfront Lofts. Owners do no care about the needs of the tenants and construction workers have free run of the place. There are NO amenities for the residents and we get promised these all the time. Rent remains full price without these luxuries - its been sad to say the least.

We love it here. Our only issues have been getting the pool and other amenities finished. We can't wait for the full experience of Riverfront Lofts.

So far, my experience at Riverfront has been less than stellar. The relentless construction starts at 7 AM and goes until 6 PM every day, making it impossible to work from home. The leasing office is finally addressing some issues, but that’s little consolation. Mail delivery has been consistently late, and I still don’t have my mailbox key. On top of that, these buildings are seriously lacking; there are no elevators and no accessible trash chutes (making the hallways smell like a sewer). This situation is frustrating and needs work.

Building 1 has been a fairly rough go for those that moved in early. No mailboxes, no amenities and lots of dust and noise from construction.

Who doesn't love new construction??? People who are leased apartments, told they can move in on a certain date, that date is moved 4 more times and then encouraged to switch apartments all while 4 months later the "common" areas still are not completed - there are mail delivery issues, security issues, amazon, UPS and FedEx cannot deliver unless they have a key to the building but can deliver to the office where I can drag my 60" new chair back up flights of stairs to get it to my apartment ONLY if it wasn't stolen from being left in a random stairwell that no one monitors because no one can get to the apartments with a key fob only entry. so while this might be the newest and greatest in Waco ... it is the most frustrating, least customer service and solution place I have ever know and I lived at home for the first 18 years of my life.

Apartment complex is very nice, I get lots of compliments from family and friends how it’s like a little hotel. The other residents are very nice and not much complaints

Very clean and appealing when walking through the building. Lovely property with soon to be amazing amenities. Management gets things done for you as well.

No complaints move in was very swift and clean. Only problem was the unit had some things that were off such as leaks and bugs but maintenance fixed this quick

Our apartment was supposed to be ready last week on Tuesday when we received our welcome package, but the electricity was never finished. We’re now required to live in a temporary unit and there has been a constant runaround and a lot of miscommunication about when the electric would be completed and we would be cleared to move in. We’ve had to do a lot of chasing and following up. Our apartment also has some spots where the construction is aesthetically sloppy, and the physical layout is different from the floor plan online. The pool and gym are still not done (and other reviews online say the complex has been promising they would be since last year). Lastly, the doors and ceilings are about 8/9 feet tall, so if you plan on hanging something from your door, be wary. I’m 5’2 and it almost feels like the apartments were purposely built for giants.

Riverfront Lofts is a very new, but very kind and aesthetically pleasing community. I greatly enjoy my apartment and the views offered.

The floor plan and appliances of the unit are excellent and the general location is excellent. However, the current situation does not nearly justify the price point. Many advertised amenities are not included including essentials like a mailbox. I did not learn they were missing until move-in after they had been advertised and were a significant reason I entered the lease. There has been no timeline for getting mailbox. Two days out I was told of a last minute change in unit and offered an ‘upgraded’ courtyard unit for the same price. I do appreciate the replacement unit, but it currently overlooks a concrete pit and floorplan is the same so using the term upgrade feels insulting. The hallway is unfinished. I was fined for not having up to date renters insurance in time despite being told of the change in unit only two days before. I also was delayed in getting electricity as I was not informed that the distributor has the wrong zipcode stored with the address. There were ants and lots of dust from construction and a dirty sink on move-in. The building locks do no work. It is also unclear if the parking will be tenant only as there are no passes or gates. When basketball games start, this will be crucial to being able to park in the building.

Bad move in experience. The property was not finished, months behind the expected move in date. Contacting people at the front office was horrible. I had to arrive in person and get a personal cell phone in order to contact anyone.

No amenities have been finished. We are paying a premium for a place that we rented that would theoretically include a pool, a grill, a clubhouse, a fitness center and many more things, however NOTHING is done. We signed a lease for June 15, and have been put into a temporary apartment that is not the same size until our unit is ready. The only saving grace is the help we have received from the property manager Laura

Moved in about a month ago and we love our apartment! The staff here is great and worked hard to help us out when we moved in! Such a great place to live!

Maintenance staff is nice and quick to respond to request. The apartment is very nice with great amenities. Looking forward to construction being done and the pool open!

All is great except having issue with maintenance. Says work done when not even coming to Apt.

Aside from my lovely unit, living here is a pain. We have no amenities - no gym, no pool, no leasing lounge - nothing. I cannot park at my own building because construction workers park their personal vehicles and equipment in all resident parking and dump their trash everywhere. There is a large screw in my brand-new car's brand-new tire that I'll need to replace. We are literally only paying for the unit. I could not receive mail to my mailbox for almost a year of my lease. My hot water did not work at all for the first month I lived at Riverfront. No one will tell us anything. It's an absolute nightmare.

I have lived here for 18 months and have resigned my lease. Laura is an amazing property manager and Blake and Aaron are great maintenance managers! The units are spacious and very modern and all of my neighbors are great people too

In the heart of Waco these luxury lofts offer very comfortable living in and among the best entertainment opportunities Waco had to offer.

Haley and Laura have been absolutely amazing! I don’t know how the two of them can handle it all but they do it with a smile. So far, my expectations have been met through the leasing process. I look forward to getting settled in and meeting new friends.

Riverfront Lofts provides a nice modern oasis for those who love clean, minimalistic, modern spaces. It's been an absolute joy living here and I would 100% recommend it to any students and professionals in Waco.

Riverfront Lofts are gorgeous, modern, and have the BEST onsite staff in all of Waco. Everything is clean and safe, and beautiful to look at.

The building is super quiet and has a very home-like feel to it. It’s not like your typical apartment building.

Great new apartments. Very nice and safe place to live. Plenty of restaurants within 5 minute walk. Glad I chose this apartment to live in right now.
