Nice, spacious, comfortable living units. Yet, amenities are outdated, old, prices are too high and discrepancies with deposits during unit transfers at the end of lease. Maintenance takes a while to get to orders or they want to charge for items that should be replaced or fixed by property management.

Riveredge terrace continues to raise my rental lease every year. My rental lease has gone up $1200 dollars from my original lease price. Riveredge has told me it’s the competitive marketing leasing price for the townhomes. It seems like I’m paying for the turnaround damages from the tenants that leave without paying for any damages they may have caused during their rental contract stay. Ppl constantly utilize the property dumpsters to dump their unwanted furniture to avoid paying to dump fees at the dump site. Ppl are illegally parking without paying for parking yet Riveredge is raising my parking rates to cover these accrued extra fees since I’m locked into a rental lease. They’re also charging me for pest control charge yet I haven’t seen the pest control person. During the summer it’s a free for all at the pool. They have pool parties and alcohol in the pool area even though it’s clearly posted no alcohol beverages in the pool area. Riveredge needs to step up on enforcing their rules. Sadly Riveredge seems to want to push out loyal renters that want to live here. Riveredge scale of recommendation is slowly declining.
I love it here, and feel pretty safe. The Lease renewal rates are very high compared to the many places I have rented with in the past. My neighbors and I were discussing it, after her rent was raised $500 on her Lease renewal. Most renewals go up between $50-100, but not here. I know a few people left due to this.

Nice, layouts but needs some updates in their gym amenities and washer, dryer, wood balcony is old, better parking system, more flexibility with parking on driveways specially for the rent amount paid.

Hi there, we appreciate your honest feedback, as we are always looking for ways to improve.
Oceanview Terrace is an outstanding place to live! I've been here for over 2 years. The layout of the property is very spacious and the roads are comfortably wide so it doesn't have the crowded feel of other rental properties. Something to look out for: The windows don't open in the downstairs unit/master bedrooms so you can't open at night for fresh air. It opens into a balcony (with no screen), but who wants a door open to their house all night. Also, the master is the furthest room from the HVAC unit, so I'm spending more on electricity to maintain a comfortable temperature in my bedroom.

It's a great place to live in with or without kids. The apartment feel more like a house. The common areas are kept clean and the landscaping is really nice.

Parking is an issue but besides that I love it
I do all of the time, but when they find the cost associated with the units the balk a little. Some of my colleagues live up to an hour away because of the pricing.
Always recommend this community to anyone that might be looking for a safe, family oriented place to live, I always rave about where we live just as a new parent does about their newborn child. We relocated from the island of Guam where people are less cynical and more opt to help you rather than see you struggle. We came from a family oriented culture and keep it going anywhere in the world we call home.
Any issues arise and maintenance is always able to fix the problem in a timely manner. It is a very nice place to live.
I would recommended it if people were ok with the rent going up every year. I wish they wouldn't increase the rent every year.
So far we feel it’s a great place to live.
When I moved out I took the time to clean even base boards fans light fixtures, professionally steam cleaned carpets yet I only received $121. I lived in the Apt for 6 months and was charged for painting, carpet cleaning and cleaning wash stairs I called the office (corporate) someone was gonna call me back it is now almost three weeks no call back
The staff at this facility are very, very hostile. In multiple occasions I have been treated with disrespect and hostility. The personnel working at this facility seem to believe they own the place, customer service is definitely at the bottom of the list of priorities. My wife and children have been treated unfair and with disrespect multiple times. Call me and i will give examples of the many times your staff has acted less than cordial towards me and my family.

I love this complex and apartment. It feels like home and the community is quiet and friendly.
I would definitely recommend this apartments to people however if the advertised amenities are not working or need be replaced because of wear and tear. Then the residents are not in turn getting what they paid for. These apartments have alot more potential than what is being put out for the paying residents.
I feel that you get alot for your money in this community.
The request was taken care of in a timely manner. Everything that was requested was addressed and fixed the day after the request was placed and it didn't take long to fix.
From the time I call and request for service/maintenance...and came back from my doctors appointment, my request for service was done so quick. Well done.
Poor management response to issues. Amenities do not live up to their pictures on the website, frequent smoking in a "non-smoking" community and dog poop everywhere. Although, I guess if I had a friend who smoked and didn't pick up after their dog, it would be perfect for them.

They were really friendly and welcomed me as soon as I walked in the door, she showed me 2 units and gave me time to explore with my kids
I would not recommend this community to anyone due to the service with the managing staff and the high rent prices. When we renewed our contract our rent went up $180. When I checked to see how much apartments like mine were renting for, the price was lower than when I rented it in the first place. So the rent increase was unjust. For those reasons I would not recommend this community.
not enough security pressence. i assume people that do not live in the community gain access to the pool area and parking lot in front of my unit leaving broken glass, bodily excrement items, and trash.
I love the comfortable and secure environment. I feel safe even taking my dog to potty in the evenings. So , I recommend this community to anyone looking for the same.
If someone writes that they need to be present before they enter a house to fix the item...then the tenant hopes that they can follow the directions so that she can prepare the floors for them so that they don?t leave a mess for us to clean up. The maintenance personnel are good at their jobs but they need to work on cleaning up afterwards and reading instructions given to them in the work orders.
This is a beautiful community, with great, friendly residents. The environment is very peaceful, and the community is well maintained.
