Bordering two states and two rivers, North Sioux City’s not-too-big, not-too-small size is just perfect for the residents that live here. Approximately 15 minutes from Sioux City, Iowa, North Sioux City has a charming, small-town feel right outside a major metro. The easy way to travel inside or outside the city limits is by way of I-29, which passes directly through. Take I-29 down and you’ll find the Two Rivers Golf Club, Riverside Park, and War Eagle Park for a fun-filled day outdoors.
Situated in the northern half of the Great Plains, the landscape is very much flat – with the exception of a few rolling hills – and suitable for farmlands. There are many restaurants and casinos here, mostly corralled on Military Road. McCook Lake extends almost seven miles from the western border. K-12th grade students attend schools in the Dakota Valley School District, and the colleges nearby include St. Luke’s College – UnityPoint Health and Morningside College.

Property Ratings at River Valley Apartments
The management is amazing here. After being given the run around by a different complex and having money stolen from us, we came to river valley and he literally got us in the apartment the SAME DAY. Justin is very kind and is willing to help in any way possible, he even carried in some of our boxes. Quick repairs on anything that’s wrong and he is very professional. Not to mention the fact that the apartment is beautiful and has A TON of storage. (We are in a 2 bed 1 bath). If you’re looking for an easy, hassle free move in process, this is definitely the place to go!
Im from California, so these apartments were average from what I have came across but for Sioux City I guess you can say their nice. They are CHEAPLY built!!! Also, the walls are thin - you easily hear the people that live beside you AND above you (if your 1st/2nd floor). You also can hear anyone walking in the hallway of your front door. Theres trash everywhere all the time and they only have 1 trash bin for the whole entire complex so its constantly over filling. Pets are only allowed on the 1st floor. The manager Jackie is nice most of the time, but she has this sarcastic/rude attitude sometimes. There is a lot of construction workers living here from the CF industries plant.

Thank you for your comments: We appreciate everyone's opinion. Living in an apartment isn't for everyone. You definitely hear other tenants in the apartment building and that's hard to get away from in an apartment setting. We pride ourselves in having a nice complex that is current, up to date, and clean. We make every attempt to keep all garbage picked up. There is construction going on all around us which at times makes this more difficult than we would like. We have supplied 3 garbage bins with 4 pick ups per week for the complex, but we can certainly look into getting more receptacles. Our goal is to do everything possible to keep our tenants happy. I would say I am honest and straight forward with tenants and expect all to follow the rules and regulations set forth in the lease. This is so we are able to provide a quiet, friendly and clean atmosphere. River Valley is a WONDERFUL place to live. Come see for yourself.
It's been years since I have rented an apartment and the management at River Valley was very easy to work with not to mention incredibly flexible. I was able to view the new building even before it was finished and reserved my unit. I'm looking forward to using the new pool and club house. The layout is incredibly roomy and affordable. I've looked around at other places in Sioux City and River Valley is the nicest by far.
