I have been here 3 years and have witnessed both good and bad...For the most part it is a great place to live and as of now i will continue to live here...Maintenance has always done great work, the office staff has been great at resolving issues to the best of their ability, the grounds are always kept clean, it is a large compound and not perfect but it is close to it...anyone that has lived in apt complexes knows the bad goes with the good, it is a matter of finding the balance for the scales to tip towards the good and so far this is the case here...I so enjoy living here and plan on doing so for quite awhile. River oaks is a very friendly community filled with a variety of people enjoying the campus. I think the way River oaks keeps on top of issues is amazing they get to you within three days for most any problem which is fairly quick. The Community they have created is very safe for all.

Old-growth trees- several species, grass, and birds. I'm on the second floor and feel like I live in the canopy. Big Owl hooting close in the dark the other night. Asymmetrical walkways, impressive laundry (is that possible?) - monitor your wash cycles from an app on your phone from anywhere. Touchpad /remote door locks and thermostats are also in the App. R e l a x I n g environment and no traffic noise. Close to hardware, pet, good food, urgent care, and easy traffic flow. NO McDonald's in sight! Electronic rent payments and welcoming clubhouse. Friendly staff AFTER move-in. The impressive interior is well-considered. Recommend? Safe bet! Only downside is you pay for water and since there are 2 boilers on the property, it takes a while for the water to get hot, but it's endless once it comes.

No working bathtub for 3 months and kitchen faucet for 2, car stolen, roof leaks, paint sticks, horrible management (lazy/incompetent), leaks everywhere, aggressive dogs & no hot water/constant shutoffs.
I have been in my apartment for many years. My apartment layout is great I love it! It's why I've been here as long as I have. Most of the residents are friendly and stay to themselves, there's always going to be a few bad apples here and there. Maintenance is always helpful and sometimes go the extra mile. The office is friendly but you can see it's just a mask, point something out to them, even a slight mistake, it all gets turned on you! I almost lost my apartment because they can't pick up a phone and make a 2 minute call!

Most of the time it's nice and quiet. Some neighbors keep slamming their door and rattles the pictures on my wall.
So far been here for a month and its been great! Nice and relatively quiet area. Staff is nice and maintenance crew dealt with problems fairly quickly.
Tons of space in my apartment. The community is very friendly and the landscaping is gorgeous.
These apartments are very spacious and extremely private. I love the big windows and huge open grass scenery.
I believe this apartment complex is a great place to live, although it is my second month here I have enjoyed my entire stay so far. People do play their music when driving into the parking lot but it’s an apartment complex, I’m sure people work late so it’s to be expected. it hasn’t been loud enough to wake me up, and I’m a light sleeper, I also don’t hear much noise through the walls or the floor. You can sometimes hear planes going over the complex but it’s not enough to bother me and with the AC on I can’t hear them at all. I have a lot of space for a good price and it’s a well maintained property with big grills and nice views.
Am so content sooo satisfied with community staff convenience to shopping and bank 22 years here and could not be more happy....Many heartfelt thanks River Oaks you are the best.?

THIS IS THE FIRST PLACE THAT AS HAS ACTUALLY MADE ME FEEL LIKE IM HOME. I ACTUALLY LOVE COMING HOME AND HAVE NO PROBLEM SPENDING TIME ALONE HERE.
I like living in this community, only thing on some apartments they need storage space.
I've lived here for 2 years or so the neighbors are quiet nice peaceful we help each other if we need anything manager always is there the maintenance or there to fix things quickly! Pet friendly the animals here or sweet you clean after your pet the community is peaceful or clean and respectful and honorable kind of like we' all like family!
River Oaks is a nice quiet, well-maintained community with reasonable lease payments. The apartments are roomy with plenty of storage. The Office and Maintenace are very professional and helpful.
Needs security here. Homeless break into open apartments, they sleep in the garbage dumpsters. I’m asked for money every single time I go out to my car.
River Oaks was a complete 180 turn around from my previous complex. The property management team is excellent and the move-in process was made very easy for me and my partner.
This is my first home, and I feel so lucky to have found such a great community. The apartment staff is very patient and kind, as i am still learning, and my neighbors are very kind and pleasant.
It's been a great place to live, spacious apartments, friendly staff, nice grounds and the amenities you need. Rent is very reasonable considering how much rent has gone up elsewhere. I and my partner have been very happy here.

I’ve resided at River Oaks since 2014. I can say it has significantly gotten better over the years. I see management making changes and trying to create a nice, safe community for us to live in.

Management is consistently incompetent, manipulative, and dishonest. When first deciding when to move in, a date was agreed upon with management. We were moving cross country, and we set up reservations for our date. Right before leaving on our trip, I receive a phone call saying they need to change my date because it is on a day they are closed. They expected me to change all of my reservations because they didn't want to come in to cover their mistake. After about 4 hours and 4 phone calls with management, they agreed to come in with audible sighing heard over the phone. My wife and I arrived 30 minutes early. Management showed up 45 minutes AFTER our agreed upon time. We tried calling and emailing, but never received a response. This left us out in 115 degree heat. We didn't want to leave for fear of missing them and being stranded with no way to contact them. When they finally showed up, they said they were originally on time but got here and realized they didn't have keys. This was untrue, as we were there early and never saw their car pull up, but we were sweaty and just wanted to get inside, so we let it slide. Then we waited another 45 minutes because our keys were missing. There was no acknowledgment they inconvenienced us at all. Management has also shown their true colors regarding water outages. There are often multiple per week. Communication often comes out after the outages begin despite management specifically telling me they give 24 hour advanced notices. When I brought up my complaint, I was told if I don't like it, leave at the end of my lease. They were unwilling to address my concerns and were manipulative the entire time I talked to them. Just yesterday, there was an unexpected outage. About 10 minutes after we found this, we received an email saying there might be an outage in 30 mins. Later, we received an email saying, "we have great news the repaired has been completed without interuption to service." Ignoring the lack of proofreading, it was a straight up lie, and it was insulting to have water shut off unexpectedly and be told there was no outage at all. How does one even lie about something so obvious? That is dishonest and manipulative. Own the problem caused by the incompetent planning, and make it right to your residents by slightly decreasing rent due to limited access. Management is incapable of admitting they may be at fault, so they constantly act like nothing happened and everything is fine.
Only issue is not getting notice of water being turned off. I live comfortably, so far no issues. Ladies in office are great to talk to. Maintenance Anthony always a pleasure to talk to. I don't see any other Maintenance staff around.
I've been a resident at River Oaks Apts since early July & have found Cara & Allison (Mgmt Ofc) to be Professional, Personable, Positive & Efficient. In a recent conversation w/Cara she expressed her heartfelt sentiments to me in regards to fostering & supporting a sense of Community...clearly it serves to make her happy. In another matter, I felt Allison's support & empathy...both are great ladies. Since I moved in, I've had the opportunity to meet many of my neighbors (& their pets), plus formed some friendships. Just last Saturday a group of us gathered at the picnic tables for a Christmas Gift & White Elephant exchange + shared Pizza together. Also since becoming a resident I've only had one maintenance request, which was handled in a timely manner. All these things have contributed to my being a happy resident & I'm looking forward to residing at River Oaks for a long time.

Okay, let me start off with these are the BEST apartments in Tucson by far! Everyone here is so happy to help, and so personal about everything. It took two weeks before every one of the staff members; including maintenance crew knew not only me, but my dogs too! The manager is the most compassionate, most willing to help, and most thorough lady Ive ever met. The assistant manager is so professional, and hes really good about helping you with any apartment problems you might have. The lady at the front desk is the most adorable office assistant, and she'll always greet you with a smile. The head of maintenance; if you ever need anything, you can count on him to be there within 10 minutes and he'll have your problem fixed in no time! Special shout out to all the other maintenance too! The apartments themselves are just beautiful. Carpets are clean, and linoleum floors look brand new, VERY spacious, and Im not in a new apartment as far as I know. They have special services here such as a playground for my son, a 24 hour laundry room that has 12 washers and 12 dryers - just on my side of the complex! Youll never have to wait for a space to do your laundry. Not to mention they have the most beautiful landscaped property. One of the reasons I chose this place was because it was so heavily treed, it felt like Flagstaff! They have constant security supervision, so for young women such as myself, you can sleep soundly at night! Even the people who live here are sweet, caring, and just make you feel right at home. Someone saw me struggling with my king size mattress at move in, and offered to help me move the rest of my furniture into my apartment. Since then, I've gotten to know people in half the complex! Another piece of mind about this place, is they are HSL. Meaning I had no problem signing a year lease with them (they also offer a 6 month lease as well.) because in the event I have to travel for work, I can move to another HSL apartment! I highly recommend these apartments to ANYONE looking for a a place to call home.

Recently my daughters were asked to leave these apartment due to dog issues. I am not complaining about that. I'm irate because the manager told use that they would send us a bill for the damages. We left them a forwarding address and they had our phone numbers. We did not get a bill or a phone call. They went right to a collection agency to take care of that. Now we have to deal with a collection agency, more charges, and their credit is in jeopardy. I believe this is wrong and illegal. Just thought people should know!
I love living here, friendly people in office, maintenance working all day long and into the night when needed. new people moving in all the time nice to see new faces.

November of this year (2015) will mark one whole decade that I've made River Oaks Apartments (located at 7730 East Broadway, in the desert city of Tucson) my home. While apartment living, for many, is frequently a thing of transience, for anyone with a plan to plant themselves in an apartment home for an extended period, River Oaks may be the best place for you! As evidenced by ten years of residency, it certainly has been so for me. In fact, from the first time I visited the complex, it almost instantly felt like home. River Oaks is conveniently situated right on Broadway, which is one of main through fares in Tucson. From the complex its a short two block drive (or walk) to Home Depot for light bulbs, to Sprouts for a basket of groceries, to CVS for a prescription, to Culver's for a burger, and to Circle K for a tank of gas––and that's really one about a fourth of the businesses located closely nearby. As for River Oaks itself, it's a pretty quiet complex, which is why I've chosen to live here for as long as I have. The apartments are nicely maintained, and the property offers two pools, two 24-hour laundry rooms, a very comfortable clubhouse (open during business hours) with free wi-fi connection that can be accessed after hours from the nearby pool, or from the laundry room near the office. The apartment management is friendly and helpful, and maintenance has been really great the two or three times that I've needed them over the past decade. All in all, I'm very glad to say that River Oaks Apartments has been a nice home for me over the last ten years. And if I don't decide to start a family and buy a house back in the Midwest, it could very well end up being my home for ten more.
I have lived here for about 13 years and am very happy. Any maintenance requests are addressed in a timely manner. Any "undesireables" have been dealt with promptly. The gounds are maintained weekly. Overall it is a good complex.
We moved in July 10, 2015 The Staff was great at waiting for us to arrive we drove here from Indianapolis, IN We moved in Thursday July 9, 2015 So far everything that has needed fixed has been done quickly. The other tenants here all are friendly. Very clean grounds 2 pools with locks on gates to prevent small kids from falling into the pool.
