Property Ratings at River Hills Flats
I reached out to management about getting one of their studio apartments in early September of 2022 and had several communications with them. It started with a seemingly friendly staff giving us a move-in date that worked for everyone and informing us of the requirements which we got over to them. They did do us a favor in the speed with which they were trying to get us in, but it seemed less out of concern for us and more because they were desperate to get tenants. They then pushed back the move-in date by one day, and then randomly closed the one after that despite telling us we could work it out that next day. After two delays from them, we were just about to sign the lease when the apartment OWNER grew impatient, "didn't want to wait any longer" (we had only had the lease for maybe 30 minutes, not even enough time to read through it) and left, leaving us unable to get an apartment that day (for the third day in a row after they originally promised a move-in date). The office staff worker, very unprofessional herself, informed me that the owner quote "got pissed and left" because I asked a question about the permanent binding lease I was just sent. When I told her this was unprofessional on his part, it was like a polite mask dropped and her true colors came out. She became rude, agitated, and hung up on me. Overall, this apartment is unprofessional, very disorganized, has no set hours, has scatterbrained office staff, and has a rude owner with no sense of business. Apply at your own risk!
I'm writing this just to warn others. The old building is right next to the road, you can hear all the traffics, cars, motorcycles ect. . . especially at night. Very poor air ventilation, terrible humidity, smelly rustic sewage system, heavy metals water, infested cockroaches all year round, big spiders, and the rent is ridiculous for what you getting. The appliances are old and broken yet they refused to replace them. The new management doesn't make it any better, all promises. Super late on getting things fixed and done. Most of the people living here are seniors or low income households so you wouldn't be able to make new friends or connections wise. Your mental and physical health are more important, don't live here. Also there were a few people sadly passed away living here so if you have no choice but to live here, at least ask if the previous tenant in your unit still alive and well.
Roach infested, lizards roam the hallways, poor management, and lax maintenance make this community unlivable. In 90 degree weather hallway doors are left open increasing the temperature throughout the entire building. Since utilities are included they’ve used this tactic and others to increase energy costs resulting in higher rent for everyone.
Customer Service is the Worst, I just wrote an email to find out about renting. First response they assumed I have a small kid, because I mentioned a son, never took the time to ask anything to find out my needs. When I replied saying my son is 17, they inmediately responded with a rud email asking if I consider I had the credit score qualifications. Never read my email saying that I[m moving from abroad to start a business, how can I have a credit score if I'm new to the country? That only means very poor customer service, I'll find another place that meet my customer service desired level. Cannot imagine living there and needing anything from the management, I guess itpd be a nightmare.
Wow so great free utilities no electric and water bills. Very quite and friendly helpful management.
