Property Ratings at Rio Santa Fe
Honestly, all I have to say is red flag — RUN. This apartment complex has been nothing but stress from day one. When we first moved in, our unit flooded from the apartment above. Maintenance patched the ceiling and promised they’d be back to fix it properly. Four years later — we moved out with the same patch job still there. That alone tells you everything you need to know. Maintenance is terrible. They either don’t reply, don’t communicate, or show up and still don’t fix anything. Half-done work, ignored requests, and weeks (sometimes months) of waiting. Our AC leaked so badly the bucket underneath was overflowing, the AC completely stopped working, and even the emergency line told us it “wasn’t an emergency.” We sat in a hot apartment with two kids and water everywhere, and it still took almost a month for someone to come. Then there’s the towing nightmare. Our car was towed twice, and both times the complex admitted it was THEIR mistake. They allow random tow companies to pull cars even when you’re parked in your own assigned spot. And instead of helping, we had to take time off work, load up our two kids, and drive to the tow yard ourselves — all because of their incompetence. And for everyone saying the front office is “super helpful” — I hope people notice that they pick and choose who they actually help. Because not everyone gets that same experience. Most of the time the office is closed, the people working there have no idea how to answer basic questions, the manager stays hidden in the back, and they NEVER answer their phones. I have multiple emails showing how many times they ignored us. It feels like they just hire anyone, whether they care or not. Ever since the new manager took over, everything has gone downhill. More fees, no improvements, no accountability, and absolutely zero customer service. They nickel-and-dime tenants while letting the whole property rot. Move-out was exactly what we expected: unnecessary charges for basic turnover work that should already be on their end. After four years here, I can confidently say: Avoid this place at all costs. You deserve better.

Ever since moving in in August we have had nothing good to report. It took them several months just to approve the application. The office never answers the phone. The maintenance is super slow. Took them several weeks to fix our stove, several weeks to fix our dishwasher and well over a month to fix our dryer, only to replace it with an older model. We have had: earwigs, scorpions, roaches, crickets, silverfish and other bugs in the apartment not to mention ants in the bathroom of all places (which took fovever to finally not be an issue anymore) They will have pest control come spray but it’s not enough. People don’t pick up their dog poop but I feel that happens everywhere…but it’s still annoying. Also Walmart shopping carts are dumped all over the complex and homeless people roam about the complex at night and in the early morning. It’s not safe, there have been tweakers sitting beside our car in the morning or just sitting by the stairwells. It looks nice from a distance but it’s not. save yourself the time and just skip over this place, you could pay the same price for a gated community that has faster maintenance and less pest issues for sure.

In the time I've been here there have been police over half a dozen times. There have been 3 shattered widows where the glass is left on the ground for a week. Shattered light fixtures on the property as well as my patio. My motorcycle was vandalised by three tenants, the office nor the police could help. There is trash around the buildings on the daily. There have been 9 scorpions just on the inside. Cockroaches, spiders, mosquitos and wasps run rampant inside and out. There is no sound nor thermal insulation. If you like bugs, loud noises, heat in the summer, cold in the winter, and feeling unsafe, this place is for you!

he most common thing I am seeing in most of these reviews is the exact same thing I have experienced: it’s all about the money. I have lived here for almost 3 years at this point with only minor issues until the newest office manager took over. Cancels payments I have made online without notice so I end up paying an additional $300 plus in late fees. Threatens to not allow me to pay my next months rent when I had a small balance(under $100) if it wasn’t paid before next month, but when I go in to pay it (with check in hand) they tell me she just rolled it into next month?? So are we just making up rules and deciding randomly who to enforce them on? There’s no consistency, it’s ridiculous. I would NEVER recommend this place to anyone and would suggest everyone spread the word. Their rating is so low for a reason!!!
I have had literally nothing but issues with this apartment since I moved in. To start off I had to move my move in date about a week early which they said was fine I would just have to pay for the extra week. When I got to the apartment to start moving our stuff they never informed us that they were redoing the pavement and we would have to park across the apartment complex and carry our beds and other heavy stuff just to move it into our apartment. Mind you I was so pregnant and getting induced the whole day that my boyfriend was having to carry all of the stuff by himself basically until people that were gonna help us were getting off work. When we did get moved in we found a black widow spider in the balcony closet. My daughter was a day old and I was worrying it was gonna get inside and bite her. We contacted the office they assured us that they would put us on the list for pest control. They didn’t. We had to wait an extra two weeks for them to come spray. Then we started having scorpions in our apartment. One was crawling on me. Another was crawling on my 3 month old daughter which was the final straw. The office kept telling us oh we will have pest control spray. The next day after they sprayed there was one right outside my front door. They then told us oh well you can move but you’re gonna have to pay. We agreed to move to another unit. They were being so rude the entire time. One of the office people had told us to get a hotel until they figured out something for us. Of course they weren’t going to refund us what we paid. They gave us “2” days to move AND clean the old apartment complex. We agreed because they told us we would get the keys at 10 am and my boyfriend was off that day. We kept calling we didn’t get the keys until after 4 pm. They didn’t give us an extra day because they took all day to give us the keys. Try moving in a day with a 3 month old baby on top of cleaning smh. This apartment complex they moved us into needed stuff fixed but it took about 2 months before they came and fixed it. This month I wrote a check to them for rent. My bank pulled it back I contacted them IMMEDIATELY they kept saying oh it went through on our side. I kept calling they kept telling us the same thing Instead of listening to me and having me bring them a money order they waited 22 days to tell me and is now charging me 450 dollars extra even though I contacted them at the beginning of the month to tell them! DO NOT MOVE HERE!
This is a great place for people that are new to AZ or new to the area, is really central, you have all the right places within walking distance, Walt mart, in and out, LA fitness and a recreational park. The I10 is visible from the apartment so you are within a short drive from anywhere like the stadium or the airport which it will take you about 20 min to get there. It also have really easy access from both Dysart or McDowell. Management is great and always welcome you with a smile, they always take care off any problem that I may have. I really recommend these place.
We love the area around Rio Santa Fe Apartments. There is good places to eat and Walmart is super close. It is a quiet community that seems safe. On the inside of the apartment however, we just thought for the amount of money we are paying it would be nicer. There are closet doors that haven't been on their track to open or close since we moved in and they never came to fix it like they said they would; the counter tops have all kinds of cut marks on them and are peeling back at the edges; the tub is stained with black marks; and probably the thing that upsets me the most is we did not get new carpet or even clean carpet. It just had visible stains and is fraying big time in the entryway and kitchen! We love the layout...but we hate the quality and price.
My new place is an excellent new start for me as I have been through many difficult changes in the last 2 years health issues life issues pain and hurt. Coming to this apt complex has bee a god send as every one here has been helpful and understanding to my needs and wants to make a new home and life for myself and my family. I am working hard to afford to keep it and stay in this wonderful spot that is clean safe and healthy for me my son and disabled mom who is a blessing to me in my life every day. I am a hard working God loving women seeking to have happiness joy and security in my life and the ones I love deeply. I am trusting in gods Love and favor to keep the ones I love safe healthy happy and secure in a world full of so much hardship and homelessness. If I would win rent for a year it would be such a Blessing to me and my family to have such a giant step toward a home we can keep...
Moved in April and wish I could break my lease.The tenants above are constantly making noise like they are lifting weight. And 18 issues that needs repairing. It gets repaired as a work order is requested. Pet owners don't clean up after their pets. And the weight room needs to be updated.
Great place for the price. Close to spring training, shopping, schools, i10, gyms, bicycle riding areas, hiking, etc. 20 minutes from downtown. Maintenance can be busy and drag their heals but everything got fixed eventually. Recommend east and north facing units. South and west facing units can get toasty. As for any apartment, insist on seeing the unit you are getting and not just the model.
I moved in June 2014, so far it’s been great! My apt. was spotless when i moved in, and have had zero problems. I’m on the third floor, and have a great view of the pool and landscaping. I’m not a big pool person but the pool area is nicely kept. I love how quiet it is around here in the mornings. Love it love it. Oh yeah, and my apt came with a washer and dryer. THAT was the best perk to me. I work for Ace Asphalt in the heat all day everyday it’s nice to come home to a home with no problems is the best feeling in the world!
I moved into Rio Santa Fe apartments july of 2013. Day one, my apartment wasnt finished, My dryer is so loud that my husband and I cannot do laundry if we are trying to sleep, We had maintenance check on it we were told it was old and there was nothing that could be done for it. My laundry room door wouldnt shut all the way. Maintenance was sent to my apartment to fix but the solution was to scrap the paint and part of the wall stopping it from shutting, No repair paint nothing I have had a dark whole in my wall since i got here. My air conditioning thermostat doesnt have the right cover for it, it falls and doesnt hang correctly. My dish washer door has been broken since we got here the door would fall right open. We did get that fixed though. We went without hot water for a full 7 DAY!!!! Apartment management was made aware of the fact that we didnt have hot water but couldnt do anything for us until we were first on the list for service and we had to wait for a heater. We asked for a different apartment to shower in until it was fixed, we couldnt keep the keys to any apartment over night and had to have the keys back before the apartment office closed at 6. My husband and I work opposite shift (we had to take cold showers for & days) After a week and two hot water heaters later the maintenance man who fixed it didnt do it correctly so water was running for hours before I noticed my patio flooding. Everything in my utility room is damaged but even though that apartment maintenance is to blame zero compensation would be given. I am now toward the end of my lease and only thought I had to give 30 days, when we had to give 60. Apartment management states they left a notice on my door 60 days in advance saying we needed to renew or sign a paper ending out lease we never received a notice! Management will not budge with the 60 day notice and they are now trying to charge us out of contract rates for the necxt month. EVERY single time I have gone to the office dealing with the front desk people to management I have dealt with the worst attitude problems and pure disrespect. In the year I have lived here there have been so many different people working in the office and 3 different property managers. I have been calling for days and days trying to get a hold of the corporate people so I do not have to pay the out of contract rent and I havent even received a call back. I will never live here again I will make sure everyone I know is aware of the hole this place is. I wouldnt wish this dump on anyone!
