The collection of neighborhoods that make up West Omaha imbibe the area with a laidback, family-friendly atmosphere. Quiet suburban streets, well-maintained parks, and busy shopping centers and malls all combine to make West Omaha a popular spot for anyone looking to experience the relaxed nature of suburban living in the Midwest.
Village Pointe and Oak View Mall will keep kids and adults entertained, and there’s also two popular golf courses on the eastern and western boundaries of West Omaha. Renters have an incredible choice of apartments and homes here, as most properties are housed along peaceful tree-lined streets. Downtown Omaha is just 15 miles east, so while you enjoy the tranquility of the neighborhood, know that the buzz — and conveniences — of the city isn’t far away.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Richland Park Apartments
So we moved at the beginning of the year and the only complaint is maintenance our main front door still falls out of the hole. Which they could be waiting on a part. We still only have one washer and dryer for the whole building. The pools are awesome wish there were doors or curtains in the changing stalls. But the playground is very outdated we are talking metal slide from the 60s and a few swings a basketball court with no hoops and we just had our first snow no salt was put down or sand they did do a pretty good job clearing but now it's an ice rink...thankfully husband is an engineer so fixing little things is easy we love the price and location so close to everything if u are a light sleeper don't rent this building but they have alot of them i can hear the Interstate. But my neighbors are awesome there are plenty of kids for Littles to play and so cose to all the schools. There is an urgent care located right outside the property so that is great too. I fully recommend this place. They upkeep the grounds really well as well.
Beyond lazy. Happy to see you not get what you want. The staff here is terrible. They do nothing. If they can get around working they will, no matter how it affects the renter. Do not rent here. The price is decent if you don't factor in that you will never have anything fixed/replaced/solved. I've been asking them to open the gym for almost a year and a half. Their answers "It's just a small gym anyways" "It isn't in your lease, we don't owe it to you" "We have no plans at this time to reopen the workout facility". Don't waste your time. Rent somewhere else.
I lived there for over two and a half years. Management was all over the place and not very professional at all. Because of the price you will be getting more sketchy people than normal for cops were called quite often in our building. We were always good tenants, no complaints, and never late on our rent. That being said, when it was time to go our separate ways we made sure the place was tip top clean and there wasn't anything wrong. From our 310 deposit we got 42 dollars less because they replaced the stove top drip bottoms. You know those bottoms that cost no more than 1 to 2 dollars each. It was even just written so unprofessionally on a small torn piece of paper. Upset I called and management didn't care one bit and was even snarky. My advice is to pay the extra 50-100 dollars more on another apartment, you won't regret it.
Every night I am up until 2 or 3 in the morning with neighbors banging on the walls and playing loud music, and often I wake up at 4 in the morning to guys screaming at each other from the other side of the wall.. Our neighbors were also violent and aggressive. My car was broken into twice, and my wife's car was stolen. The landlords repeatedly make and break promises, and do not take any complaints seriously. The latest time I called, I was actually cussed out by one of their staff. When I complained to the main office, they literally ignored me, even as I played back for them a recording of the encounter. Stay away from these apartments.
I have NOT 1 complaint about this place - AWESOME beautiful area - always respond "if" we need them - (and that is rare) - they are right there! Price is AWESOME - upkeep - is stellar - trash binds hidden - I want to stay here till they put me in a bag and haul me away.....................:"-) YOU GUYS ROCK!
Very large (1350 sf) and under $ 900. Also heat paid. 3 bdrm 2 bath, usual amenities, pool, workout room, and washer/dryer hook ups in apt. It is a family owned complex so they are VERY quick to take care of any issues. Quick access to shopping and interstate. Very quiet with mature park like landscaping and still in the middle of the city.
