Welcome to Manchester, New Hampshire's largest city, where historic mill buildings meet modern living along the Merrimack River. This former mill town honors its industrial heritage while embracing its role as a contemporary New England community. Housing options span from restored mill apartments downtown to residential communities throughout the city's established neighborhoods. The rental market remains steady, with one-bedroom apartments averaging $1,718, showing a 0.5% increase over the past year, while two-bedroom units average $2,145 with a 4% annual increase.
Manchester's downtown features the renowned Currier Museum of Art and the Palace Theatre, a restored 1915 landmark presenting live performances throughout the year. Outdoor enthusiasts can explore Derryfield Park's trails or observe wildlife at the Massabesic Audubon Center. The presence of Southern New Hampshire University and the University of New Hampshire at Manchester adds to the city's educational foundation.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Residences at Sundial
I have lived here in a studio for 8 months and have genuinely LOVED it. The management is so kind and ready to help - I have had one issue with one of the blinds in my room and 2 maintenance workers came right up to my unit and fixed it right away along with other things I didn't even request for! The management really cares for the community. They enforce the pet waste rules which I am personally grateful for because the property is spotless. The studios are SO large and they do not skimp out on the size of the bathrooms which is great - the showers are HUGE!! The only thing is the electricity price - it's pretty steep - but that's what you should expect with oversized windows in an old mill building. (My houseplants are definitely thankful for the oversized windows) Lots of reviews talk about the noise/high crime area. I have personally not struggled with noise at all, it's a very quiet area for being in a city. When I first moved in there were several car break-ins (only if you left your car unlocked, no window breaking) but once management heard about this they immediately installed security cameras and I have not seen any further issues. Shows you how responsive the management is!! Would HIGHLY recommend!!
Units are fine, but it's surrounded by businesses and factories, so loud beeping trucks are constantly coming and going at all hours of the day. It's also a high-crime area. Definitely not worth the price.
Newly renovated building and up to date appliances will lure you in, but be prepared for loud beeping trucks and sirens 24/7 in a high crime industrial area. Waste Management comes at 7am-8am to the Velcro facility across the street to unload trash which will be your alarm clock along with 15ft windows to unleash the sun in your eyes. Tough and expensive to maintain a decent temperature with the large windows as well.
The apartments are nice, but because the buildings are located in an industrial/commercial area, noise is a problem, especially at night. Trucks arrive and leave at all hours of the night, with very loud beeping when they back up. Same goes for snow plows on days when it snows (of course they're much louder). A good place to live if you're a heavy sleeper, but if you're not, don't count on getting much rest.
These apartments are extremely nice, in a historical building and the staff here are wonderful. They are kind when you walk by, and almost always willing to help. I've lived here for a year and it's been great. I do really like living here but unfortunately the cons are pushing me out. Washer/Dryer in unit is a lifesaver, the gym is always clean and the equipment is new and residents seem to have fun in the clubhouse space at the pool table especially. Pretty good storage and additional storage is available, and best of all they are pet friendly! The reason I opted to leave the complex was simply due to cost. My rent was raised by $200 a month for a renewal (more depending on the lease term selected) and I paid an outrageous amount monthly for electricity during the winter because the large windows were not properly sealed.Although I understand a lot of that is largely out of their control, it's a serious problem that should be considered if you are thinking of moving here. I spent most of the winter freezing in my home despite paying hundreds in electric heat monthly. If you can afford it, this is a wonderful place to live. But unfortunately it comes at a hefty price. I'm sad to leave but I simply can't afford to stay.
Although we did not rent here I had to leave a review. We went in for a tour and Joanna was absolutely amazing! She is great at what she does. She made sure to show us everything the apartments had to offer as well as a little history on them. These apartments are very nice and all brand new. I recommend checking this place out.
