The community is beautiful, and there is so much natural light in the apartments. I was pleasantly surprised by how removed it feels from the city- it really is somewhere that can be a retreat from all the chaos.

Terrible!, to say the least. Very uncultured pet owners(particularly dogs) Let their pets pee and poop everywhere in the common areas with impunity, and hardly ever pick after them; resulting in VERY filthy and unhealthy environtment.

I have been leaving here for 15 months now and I just renewed my lease. The neighborhood it’s very nice and never have had an issue or noise complaint. If something ever goes wrong the people come and fix is right away. This is a really great place to leave in.

Moved in recently. So far I’m really enjoying my apartment and the overall community. There are a lot of places to walk dogs and I love that there is trash in front of every apartment building just about. I do wish the appliances weren’t so dated, but everything is in working condition.

Staff is nice but the amenities aren't great and they have in-unit fireplaces that's been defective for 5 years with no signs that they intend to fix them

It’s been such a great stay here at the reserve at regency park! Office and maintenance staff are always so helpful! Anytime we need a repair at the apartment I put a request in and the very next day maintenance is there to fix! Can’t complain really about anything super happy with my stay!

The location is great, there is lots to do around. The apartments are spacious and it is a dog friendly community! The leasing staff are very kind and love to say hi! We signed on for another 14 months as our original 14 month lease is coming to a close.

I moved in the complex in March. I have found the leasing office staff to be very helpful and attentive. The maintenance guys are polite and always come with 24 hours (except weekends unless an emergency). My last apartment, the office staff was rude, maintenance requests took forever and were never done right.

I moved in September of this year (2024). Since then, I've had to submit multiple maintenance requests. The appliances need a serious update. This apartment was not ready for me to move in. The price may be fair, but I don't recommend anyone moving here.

Community is really friendly, I’ve never had a bad experience with the neighbors, nor staff. Staff is always friendly and on top of everything. The clubhouse also has tons of events that take place that are great for adults and kids!

My husband and I love our apartment overall. The layout is exactly what we need and our dogs love it here. I give 2 stars for a few reasons: Trying to communicate with the staff for any reason is like pulling teeth. We are required to pay a monthly trash pickup fee, that we don’t even use. They give 2 days notice prior to requiring entry into our unit which is not ideal when we have dogs. We had a broken washer for over 2 months with little to no communication on when we would get it fixed. There was no reimbursement for laundry services we then had to pay for, on top of our regular rent and they didn’t even prorate it to try and make up for it. With all that, they then let themselves in our unit to replace the washer, without notifying us about it. We were out of town getting married this day and my pet sitter called to tell us when she got to our apartment, they had left our previous washer outside our front door which happened to have a dryer full of our clothes at the time.

It’s been great here so far!! Pretty quiet ! Have t had any issues. When requesting repairs maintenance is super quick! Love the pool amenities and gym! The only thing that would need improvement is the parking. A reserve parking at least for one lease holder would be awesome!

It is a great community. The people here are also very cheerful. The office staff is also very helpful. It is very easy to raise a maintenance request and the service also comes in asap. I recently extended my lease and loved staying here. Feels like home.

Do NOT move here if you value your money and sanity. Have a maintenance issue? They'll just mark it as "done" without fixing anything. Think you're getting a sweet deal? Nope. There are so many add-on fees. Example: $5 for trash pickup even though there are dumpsters every 15 feet. Oh and no one picks up the garbage for 3 weeks during the hottest time of the summer so have fun with your new roommates — A MILLION FLIES! Nobody ever answers the phone and forget expecting a call back if you leave a message. If you think this place is "good for the price" I can promise you it's not. Pay an extra $50 a month to live somewhere else. I promise you, it's worth it. Rating: Negative all the stars in the universe.

Terrible management. This place doesn’t care about you. They just take your money and hope you don’t complain about the awful living conditions. Trash piles up and spills out of the dumpsters causing cluster fly infestations throughout the entire complex. It’s unsanitary and insane. Walls are so thin I’m surprised the person living and sumo wrestling upstairs hasn’t fallen through the ceiling.

Amazing experience. Amazing community and having fun meeting people and their dogs around in the evening. Beautiful community helps me relieve my full day stress in a min when i go around for a walk. People in the office are really helpful and maintenance service is really quick.

The apartments here are very nice, well kept, and spacious. The staff at the office are very helpful and make you feel at ease. There is a lot of parking to choose from which is also a great perk, especially if you're used to fighting for a spot. Sometimes, depending on your neighbors, you might have some very loud noises from kids or dogs, but overall it's a very cute, safe neighborhood.

We have hard floors except for our room which is nice. There are a lot of community events. I wish the gym was bigger and had more equipment and stretching mats. Prices were pretty affordable when we first signed the lease.

Nice location. Only 15 minutes away from the airport. Quiet neighborhood with friendly neighbors and well behaved pets. My family and I lived here for 5 years and 3 months. Safe place overall.

The community is great! Everybody is nice, there’s always a smile and a wave when you drive by. Roads get plowed quickly when it snows, and stairs get salted.

Generally ok. Things have been good for a while. It's expensive to live here and it get more expensive every year by an uncomfortable margin, but the residents are generally pleasant, the maintenance crew will show up promptly and fix things reasonably well. The pool is open and closed when appropriate and is well maintained. It's a shame they let the nature paths fall apart, what's left looked like it might have been nice at one point. We had a bad experience with some of the office staff lying to us about the package deliveries, but those people don't work here anymore. I don't feel particularly cared for by the community or the staff here, but I don't feel like they actively distain me. Which is actually better than a lot of Northern VA communities I've lived in.

As our first apartment we have been pleasantly surprised with how quick and concise communication is between the leasing office and residents. The parking is plentiful and never “too full” with the numerous spaces available as well.
